Ulm's Manufactured Homes Introduce
If you are searching within the "RV parks near me" category for a potential long-term stay solution, Ulm's Manufactured Homes located at 835 Skinner St, Delphos, OH 45833, USA, presents itself as an option to consider. You can reach them by phone at (419) 692-3951 or via mobile at +1 419-692-3951 for inquiries about availability and terms. While categorized under "RV parks near me," it's important to understand that Ulm's Manufactured Homes operates as a mobile home park, which may have implications for the type and duration of stays they typically accommodate.
Based on the limited information available, primarily from customer reviews, it is challenging to provide a comprehensive overview of the environment, services, features, and promotional information in a positive light. The existing reviews raise significant concerns that potential residents should carefully consider.
One recurring issue highlighted in the reviews pertains to the infrastructure of the park. Specifically, the presence of "potholes in the road in the trailer park the size of a Cadillac" is mentioned, with the reviewer stating that these road conditions are not being addressed. This suggests potential challenges with the upkeep and maintenance of the park's internal roadways, which could impact the comfort and safety of residents and their vehicles, including RVs if they are permitted.
Another significant concern raised involves the park's billing practices for water. One reviewer expresses disbelief at receiving water bills of "almost $200 a month," questioning the accuracy of the park's self-reading of water meters and suggesting a lack of transparency compared to city-managed water services. This aspect could represent a substantial and potentially unpredictable monthly expense for residents.
Furthermore, the reviews paint a picture of a community with a considerable number of restrictive rules that some residents have found to be overly burdensome and impacting their comfort. Examples provided include limitations on the number of vehicles allowed per resident (a maximum of two), a prohibition on having outdoor fires, and strict enforcement regarding the storage of children's outdoor toys, with the threat of eviction for non-compliance. These rules may significantly affect the lifestyle and sense of freedom for individuals and families considering residing at Ulm's Manufactured Homes.
The experiences shared in the reviews also suggest a potentially rigid and inflexible management style. One reviewer recounts receiving an eviction notice due to their children's toys not being put away at night and another instance where an eviction notice was issued because a neighbor's car was parked near their trailer, despite the resident clarifying it was not their vehicle. These anecdotes point to a level of strict enforcement and, in some cases, what former residents perceived as unprofessional and petty behavior from the management.
Adding to the concerns regarding management practices is the mention that Ulm's Manufactured Homes operates on a "cash only" basis for all payments. This policy can be inconvenient for residents who prefer or rely on other forms of payment and may also raise questions about the park's financial transparency and record-keeping practices.
Considering these direct accounts from individuals who have lived at Ulm's Manufactured Homes, it is difficult to objectively present a favorable introduction. The reviews highlight potential issues related to infrastructure maintenance, utility billing transparency, restrictive rules, and management practices. For individuals searching within the "RV parks near me" category and considering Ulm's Manufactured Homes for a long-term stay, it is strongly recommended to conduct thorough due diligence. This should include directly contacting the management at (419) 692-3951 or +1 419-692-3951 to inquire about current policies, fees, and the condition of the park. Visiting the location in person to assess the environment and infrastructure, and if possible, speaking with current residents (if management permits) would also be highly advisable before making any decisions.
Given the information available, Ulm's Manufactured Homes appears to be a mobile home park with a set of rules and conditions that have been met with dissatisfaction by some former residents. While it falls under the umbrella of potentially providing long-term accommodation that might be relevant to those searching "RV parks near me," the specific environment, services, and features, as perceived by past residents, warrant careful consideration and further investigation by any prospective tenants.

Ulm's Manufactured Homes Reviews
Ulm's acts like this is a rich, fancy gated community!!....far from it! There are potholes in the road in the trailer park the size of a Cadillac which they refuse to fix, they read their own water meters, which is definitely not precise, almost $200 a month for water?....c'mon now!! I always thought the city read the water meters, talking about a kickback! You can't keep any of your kids bikes outside because they will threaten to evict you. They take cash only for any payment. Something ain't right here!!
Oct 26, 2019 · William BeachlerWay to many rules for any comfort. You can't have more then two cars, your never allowed to have fire, we got an eviction notice once because our kids outside toys were not put away at night. We got another one because our neighbor's car was parked by our trailer and they thought it was ours after we explained it wasn't. Very unprofessional and the most petty people I was had to do business with. I would never recommend living there.
May 24, 2017 · Robert PaulsonThe owners of Ulms court are The Worst, most Greedy and Rude people I have ever met!!!!!! First they want a security deposit on the mobile home that you own, plus first, last and a water deposit. Then if you try to sell your mobile home they will make it extremely difficult for you, you basically have to have their permission to sell your trailer and they have to approve of the person buying. They have a hundred absolutely ridiculous rules, like no toys outside, no clothes on your clothes line on a sunday, no air conditioners, only two cars per lot-no company with a car and it goes on and on. Then they charge you a monthly fee of 50 dollars to have a dog in YOUR trailer, but won't let you have a dog over 10lbs, unless you know them like the neighbors who have german shepards with no issues. If you don't know the owner of ulms you will be walking on egg shells to live here and if you call to complain about anything they become extremely rude and attack you, unless you know them in which case you can do as you please like blare music all day and night or even get into a fights in the middle of the street like the owners of ulms's family does on a regular basis. They have multiple extended family that live here and walk around like they own the place, even screaming at my neighbors trailer calling him outside to fight, and when I called to complain about their family member thugs they screamed at me for daring to complain and the next night my tires were popped.
