Nice park,fell in love with a home for sale in here..Everything was great however I am almost 54 my mother is 73! We were wanting to purchase together. The park manager was not friendly said no..ok no problem my Mother called and very nicely asked for the owners number so we could perhaps see if he would be willing to approve us since we know for a fact others live there that are much younger than myself..Her response was my 73 year old mother was Threatening and rude. Oh my goodness!! All we wanted was the opportunity to purchase a beautiful home and live peaceful. Sorry asking a question is threatening to you. God sees ugly ma'am and your rudeness to the elderly is just that. I would love the opportunity to speak with the owners..

The gate works great and at times has to be removed to allow mobile homes to be moved in and out, common sense. The pool is really nice and all children are to be accompanied by a resident of the park. Normal rules for any community. Would be wonderful if we could have part of the large lawn area sectioned off for a dog park. Also, as with any neighborhood there will always be some sort of negative behavior not everyone is perfect. And you'll always have the he said she said stories. Everyone seems to have a dog or cat but the park has rules for animals. All dogs must be on a leash. There are some mobile homes that have weeds around them but because of them being vacant they are limited to access until the mobile home becomes property of the mobile home park. They send out reminders that we need to clean up our yards because of the spring flush and if we need help to contact management. Space rent is not bad and includes water, sewer and garbage. But 2 increases within a year is not good. As for management, he is very fair. He doesn't not favor one over the other. He is very friendly and easily approachable if you have questions or need help. All in All a great place to live.
Apr 09, 2019 · Terrina Hansonthe best thing is we are close to Turlock, 20 miles to Modesto, easy access to freeway. Down side, trash and weeds, dog droppings everywhere. The pictures make everything look great. The clubhouse is in need of up grading. There is only one washer and dryer for resident use and you must pay to use it. The gate took a year to become operational and it does not work properly. They are charging $75 if you want an extra clicker or if you loose the one you received. In reality they cost less than $20. People here are on a fixed income, my increase in income was $5. Rent is going up Jan. 1, '18. $535 month for rent, garbage and water. Electricity and gas are paid for by tenant. There is only one entrance and exit.there are about 100 units in this park, owner is making a lot of money and tenants receive very little, it's now July 2018,no improvements, in gate still doesn't always work properly, way to many animals, dogs barking, cats walking on your car. Dog droppings in your yard, you don't have a dog! Nothing done to correct the problem.13 yrs now, rent going up again to $625 Oct. 1, '21. this is a 55+ park most on SS, We get a $5 raise on SS, Medicare up $40, groceries are more expensive, the only person gaining is the landlord. Park does not maintain yards or repair exterior of Mobile, all they want is RENT money. Nothing has improved in 13 yrs
