Playa del Rio RV Resort Introduce
For local users searching for "RV parks near me" in the Pensacola, Florida area, Playa del Rio RV Resort, located at 16990 Perdido Key Dr, Pensacola, FL 32507, USA, presents a location with direct beach access and a sense of community, according to some reviews. You can reach them for inquiries at (850) 492-0904 or their mobile number, +1 850-492-0904.
Playa del Rio RV Resort appears to offer a unique setting with its proximity to the beach, a significant draw for many RV travelers. However, recent reviews provide mixed feedback regarding the amenities and overall experience, indicating a need for potential guests to seek detailed and current information before making a reservation.
One reviewer initially considered giving Playa del Rio RV Resort a five-star rating but noted a couple of drawbacks. They mentioned that some of the dock sitting areas were closed, which was not part of any visible construction zone. This suggests that certain potentially desirable waterfront relaxation spaces were unavailable during their stay. Additionally, this guest reported the presence of a "junk suburban with a broken boarded up window and flat tires" being stored next to their site, which could detract from the aesthetic appeal of the park. On a positive note, this reviewer highlighted that the "Beach access was great!" and praised the "Camp host" as "friendly and helpful!" They also mentioned meeting some of the lot owners, whom they found to be "really good people!" This suggests a potentially welcoming and friendly community atmosphere within the resort.
In contrast, another reviewer expressed significant dissatisfaction, stating that "the place is a false advertisement" and that it is "not a RV resort" but rather a "concrete slab without facilities." This is a serious concern for prospective guests and directly contradicts the "resort" designation. This reviewer further elaborated on the lack of essential amenities, specifically mentioning that "the bathroom is porter potty" (portable toilet). They also noted the absence of any designated areas to sit or hang out and that the site did not provide picnic tables. Based on their extensive RV travel experience across Florida, this reviewer concluded that "Playa del Rio is the worst place we stayed" and that it was "not worth the amount of money we paid." This strongly negative feedback highlights significant potential shortcomings in the basic amenities and overall value proposition of the park.
Considering these contrasting reviews, it is crucial for local users searching for "RV parks near me" to approach Playa del Rio RV Resort with caution and to seek up-to-date information regarding the current state of its amenities and facilities. The great beach access mentioned by one reviewer remains a potential advantage, particularly for those prioritizing proximity to the Gulf Coast. The friendly camp host and welcoming lot owners also suggest a positive social aspect to the park.
However, the serious concerns raised by the other reviewer regarding the lack of basic facilities like permanent restrooms, seating areas, and picnic tables cannot be ignored. The presence of a dilapidated vehicle on the property also raises questions about the overall maintenance and aesthetic standards of the resort.
For local users specifically looking for "RV parks near me" with direct beach access in the Pensacola area, Playa del Rio RV Resort might still be a consideration due to its location. However, it is imperative to verify the current availability and condition of amenities, including restroom facilities, common areas, and the general upkeep of the park. Inquiring about any ongoing construction or renovations that might impact the guest experience is also essential.
From a promotional perspective, Playa del Rio RV Resort could highlight its prime location with direct beach access and the friendly community of lot owners and the camp host. These are clearly positive aspects mentioned in at least one review. However, transparency regarding the limited current facilities and any ongoing improvements is crucial to manage expectations and avoid the kind of negative feedback seen in the second review.
The mention of lot owners suggests that there may be opportunities for RVers to purchase property within the resort, potentially offering a more long-term connection to the Pensacola area and its beaches. For local users interested in owning an RV lot with beach access, Playa del Rio RV Resort might be worth investigating further in terms of real estate opportunities.
To obtain a clear and accurate picture of the current environment, services, and features of Playa del Rio RV Resort, prospective guests should contact the park directly. Key questions to ask should include: the status of restroom facilities (permanent or portable), the availability of common areas and seating, whether picnic tables are provided at each site, the condition of the docks and any waterfront access points, and if there is any ongoing construction or maintenance that might affect guests. It would also be wise to inquire about the resort's policies regarding the upkeep of individual sites and the removal of unsightly items.
In summary, Playa del Rio RV Resort in Pensacola, Florida, offers the significant advantage of direct beach access and appears to have a friendly community. However, recent reviews indicate potential shortcomings in basic amenities, with one reviewer describing it as severely lacking and not worth the price. The presence of closed dock areas and an unmaintained vehicle on-site also raise concerns. For local users searching for "RV parks near me" prioritizing beach access, Playa del Rio might be a consideration, but thorough due diligence and direct communication with the resort management are strongly advised to ascertain the current state of facilities and services before making a reservation. Inquiring about lot ownership opportunities might also be relevant for those seeking a more permanent presence in the area.

Playa del Rio RV Resort Reviews
Would’ve been five stars, except some of the dock sitting areas were closed that was not part of the construction area. Also there was a junk suburban with a broken boarded up window and flat tires, stored next to our site. The Beach access was great! Camp host was friendly and helpful! We met some of the lot owners, really good people!
Mar 29, 2025 · Thomas SeibUnfortunately the place is a false advertisement. This is not a RV resort, the place is concrete slab without facilities. The bathroom is porter potty. There is not any place to seat or hang out. The site does not provide picnic tables. I have been traveling in RV all over Florida and Playa del Rio is the worst place we stayed. This RV place is not worth the amount of money we paid.
Mar 20, 2025 · Lana PollardFrom start to finish, this visit was exceptional! Upon arrival we quickly booked another night.Edit:I just read another review and I’d like to chime in…we were very happy with our stay, but we are fully self-contained, especially with hookups, but they aren’t needed. If you are in need of facilities, this may not be the “resort” for you. They are clearly working on the area close to the river, but my gosh, you are across the street from the beautiful beach on the gulf. We looked very closely on satellite view to see what the layout was and saw the concrete and paved pads for our RV and tow vehicle. We were so happy to be out of our typical dirt/offroad environment. I read their website carefully and their rules completely. I knew what I was getting. I guess my point is, to each his own. Playa Del Rio hit the nail on the head for us.
Mar 27, 2025 · Andrea MitchellThe host and even the other guests were so very kind and gave so much information about the area. It was a beautiful place to stay and the access to beach was wonderful. Will definitely stay there again!
Oct 14, 2024 · Misty GibbsWe stay here every trip we make to the beach. The hosts (Teresa, Bernard, and Smylie) always do a great job in making us feel welcome. Easy access to the beach, convenient to eating locations, and always clean. Enjoy watching the sunset from the dock out back on the bay. Looking forward to our next trip.
