Ponderosa Mobile Home Park Introduce
For local users in search of "RV parks near me" in the Sonora, California area, Ponderosa Mobile Home Park, situated at 21850 Belleview Rd # 54, Sonora, CA 95370, USA, presents a mobile home community with notable environmental features that might also appeal to some RV travelers seeking a longer-term, quieter stay. While primarily a mobile home park catering to long-term residents, the serene atmosphere and natural surroundings could be attractive to those looking for an alternative to traditional RV parks.
One resident enthusiastically describes Ponderosa Mobile Home Park as "beautiful and well maintained," immediately highlighting the aesthetic appeal and upkeep of the community. This positive feedback suggests that the park takes pride in its appearance and strives to create a pleasant living environment for its residents. The same reviewer emphasizes the tranquility of the park at night, noting its quietness and the abundance of surrounding wildlife. This proximity to nature and peaceful setting can be a significant draw for individuals seeking a respite from the noise and activity of urban areas or more centrally located RV parks.
The location of Ponderosa Mobile Home Park, "away from the lights and sounds of the town," further underscores its appeal for those desiring a more secluded and nature-oriented experience. This suggests that the park offers a sense of being immersed in a natural environment, potentially with opportunities for observing local wildlife and enjoying a quieter lifestyle. For RVers considering an extended stay in the Sonora area, this could provide a unique and tranquil base from which to explore the region.
The positive review also shines a light on the park's management, specifically mentioning Connie, the manager, as an "angel" who is "very kind and caring." Positive and supportive management can significantly enhance the living experience in any community, fostering a sense of well-being and addressing residents' needs effectively. While this is one individual's experience, it suggests a potentially positive interaction with the park's leadership.
Interestingly, the same reviewer includes a lighthearted comment about the maintenance staff, which, while not directly relevant to the park's features or services, adds a personal touch to their overall positive impression.
However, another resident offers a contrasting perspective, expressing that their experience at the park was "not the greatest." This reviewer raises concerns about the manager, Connie, whom they found to be "extremely nosy and always looking for something to tell you you shouldn't do." They cite an example where even simply driving into the park, residents are allegedly required to inform management if they intend to have overnight guests, including friends and family. This is described as "ridiculous," suggesting a potential for perceived overreach or strictness in the park's rules and management style.
This conflicting feedback highlights the importance of considering multiple perspectives when evaluating a community. While one resident praises the manager's kindness, another perceives her as intrusive and overly controlling. This suggests that the management style at Ponderosa Mobile Home Park might be a point of consideration for prospective residents, whether in mobile homes or potentially RVs for longer durations.
Based on the available reviews, we can infer some features and aspects of Ponderosa Mobile Home Park:
- Beautiful and well-maintained environment: Suggesting attention to landscaping and overall upkeep.
- Quiet and peaceful atmosphere: Located away from the town's noise and lights, offering tranquility.
- Abundance of wildlife: Indicating a natural setting with potential for wildlife observation.
- Potentially kind and caring management: As described by one resident, though another has a different perception.
- Rules regarding guests: One review suggests specific rules about informing management of overnight visitors.
The reviews do not provide specific details about the amenities typically found in mobile home parks or RV parks, such as laundry facilities, clubhouses, recreational areas, or specific utility hookups. Therefore, it is difficult to provide a comprehensive list of services based solely on this information.
For local users searching for "RV parks near me," Ponderosa Mobile Home Park's quiet and natural environment might be appealing for those seeking a longer-term stay away from more conventional RV parks. However, the contrasting feedback regarding management and rules warrants careful consideration. It would be essential for RVers interested in an extended stay to inquire specifically about the park's policies regarding RVs, guest stays, and any amenities available to temporary residents.
The lack of information about specific RV amenities and the concerns raised by one resident suggest that Ponderosa Mobile Home Park may primarily cater to long-term mobile home residents. While the beautiful and quiet setting is attractive, potential RV visitors should ascertain whether the park accommodates RVs, the nature of the hookups available, and any rules that might affect their stay.
To obtain a clearer understanding of Ponderosa Mobile Home Park and its suitability for either long-term mobile home living or potential extended RV stays, interested individuals should contact the park directly at (209) 532-2562 or +1 209-532-2562. Inquiring about lot availability, residency requirements for mobile homes, policies regarding RVs (if any), amenities offered to residents and guests, and clarification on the park's rules and management practices would be crucial steps in making an informed decision.
In conclusion, Ponderosa Mobile Home Park in Sonora, CA, offers a potentially beautiful and quiet living environment with abundant wildlife. While one resident praises the kind management, another expresses concerns about perceived nosiness and strict guest policies. For local users searching for "RV parks near me," the park's natural setting might be appealing for a longer-term, tranquil stay, but it is essential to investigate whether RVs are accommodated and to understand the park's rules and management style thoroughly before considering it. Direct communication with the park management is highly recommended to gather comprehensive information and address any potential concerns.

Ponderosa Mobile Home Park Reviews
I LOVE this park. It’s beautiful and well maintained. At night it’s so quiet and there’s so much wildlife around. I love that it’s away from the lights and sounds of the town. Connie, the manager, is an angel. She’s very kind and caring. Plus their maintenance guy is a total hottie. :)
Apr 14, 2025 · Annastasia WhiteI must say my experience at this park was not the greatest I find that the manager Connie is extremely nosy and always looking for something to tell you you shouldn't do. Even though you're doing nothing wrong but driving into the park you have to let management know if you intend on spending the night with friends and family that just seems ridiculous to me
Dec 04, 2024 · Steve Winston (Ice)Wonderful manager! Great to see young faces in the park. Pancake breakfasts, yard sales, pot lucks. Manager, Connie, makes sure residents are safe during power outages in the summer and winter. This is truly a great place to live.
May 16, 2023 · Jamie GronleySONORA NEWSPAPER:Some residents of Ponderosa Mobile Home Park in the Phoenix Lake area say they’re worried about being displaced after a state agency recently suspended the park’s permit to operate over several longstanding code violations.Alicia Murillo, a spokeswoman for the California Housing and Community Development Department, said they are not closing the park and will not be evicting anyone. She said the permit was suspended to get the park’s management company to fix the problems.“(The park’s permit) has been suspended based on a longstanding, open complaint regarding erosion, tree damage and unstable cement walkways,” she said.°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°°PLUSduring summers, an ungodly unbearable sewer smell that premiated through the park with the summer wind, making eating outside unpleasant at best. The Park Manager Sue Patrick, was aware of these conditions for years, but never did anything to solve this or other complaints during the years that she had flopped her butt there and pretended to be a manager. Had she been a real manager there wouldn't have been so many longstanding code violations.
Apr 29, 2019 · Jack FlashNot much to say. Nice place, lots of big trees and country feel. Mostly older people, no play ground bit lot of running room and flat enough for kid to ride bike. 5 miles to town
