Ross's South Forty RV Park Introduce
For those searching for "RV parks near me" in the Giddings, Texas area, Ross's South Forty RV Park, situated at 3689 US-77, Giddings, TX 78942, USA, presents itself as a local option for your RV travel needs. You can contact them at (979) 366-9341 or +1 979-366-9341 for inquiries about availability and services. Based on the limited online feedback available, Ross's South Forty RV Park appears to offer a pleasant and well-maintained environment, coupled with potentially attractive pricing. However, it is essential to consider all aspects of the provided reviews to form a comprehensive understanding of what this RV park offers.
One positive review describes Ross's South Forty RV Park as "very nice," highlighting the helpfulness of an individual named Mary, who reportedly answered all questions proactively. This suggests that at least one staff member is attentive and provides good customer service, potentially making the initial interaction and check-in process smooth and informative. The reviewer also praised the park's prices as "great" and described the park itself as "beautiful and clean." These are significant factors for RV travelers, indicating a well-maintained aesthetic and affordability, both of which contribute to a positive camping experience.
In contrast, another review details a negative experience involving the park's policies regarding services for non-overnight guests. According to this account, the reviewer's colleague had previously inquired about fresh water filling and dumping services for their RV, as they were boondocking on a nearby ranch. The reviewer stated that the "lady owner" agreed to accommodate these needs for a pre-arranged cash payment to be deposited in a lockbox, with the understanding that they could find an open site to access the water and later the dumping facilities. However, upon arrival and after depositing the agreed-upon cash, the reviewer was allegedly confronted by a "husband owner" who, upon hearing the explanation, reacted with hostility, accusing the reviewer of trespassing for not having a reservation and demanding they leave the premises immediately. The reviewer described the customer service in this interaction as "pretty rude," especially considering the prior arrangement made with the other owner.
Considering these two contrasting experiences, it's challenging to form a definitive picture of the overall environment, services, and features of Ross's South Forty RV Park. The positive review suggests a well-kept park with friendly and helpful staff, at least in some instances, and attractive pricing. The description of the park as "beautiful and clean" indicates attention to the physical environment, which is a significant draw for many RV enthusiasts looking for a comfortable and aesthetically pleasing place to stay.
However, the negative review raises serious concerns about the consistency of customer service and the park's policies regarding non-overnight services. The stark difference in treatment between the initial agreement made with one owner and the subsequent hostile encounter with another is troubling. It suggests a potential lack of clear communication or consistent policies within the management of the RV park. For local users seeking "RV parks near me" for overnight stays, this incident might raise questions about how guests are treated and the potential for misunderstandings. For those who might be looking for specific services like water filling or dumping without an overnight stay, this review serves as a strong caution.
Based solely on the provided information, we can ascertain that Ross's South Forty RV Park is located in Giddings, Texas, along US-77. It appears to offer RV sites within what at least one reviewer described as a "beautiful and clean park." The prices are also mentioned as being "great," suggesting potential affordability. One staff member, Mary, is specifically commended for her helpfulness and ability to answer questions. These aspects could be attractive to RVers looking for a pleasant and budget-friendly stop in the area.
However, the park's policies and the consistency of customer service seem to be areas of potential concern, as highlighted by the negative review. The alleged mishandling of the agreement for water and dumping services and the subsequent confrontational interaction with the reviewer are serious issues that prospective guests should be aware of. It underscores the importance of clear communication and written confirmation when arranging any services with the RV park, especially if those services deviate from a standard overnight stay.
Unfortunately, the provided text lacks detailed information about the specific amenities offered at Ross's South Forty RV Park. We do not know the number or types of RV hookups available (e.g., electricity, water, sewer), whether they have restrooms, showers, laundry facilities, Wi-Fi access, pet policies, or any other features that are typically important for RV travelers. Without this information, it's difficult to provide a comprehensive overview of what the park offers beyond a potentially clean environment and good prices for overnight stays, as perceived by one reviewer.
Similarly, there is no explicit promotional information available in the provided reviews. The mention of "great prices" could be seen as an implicit advantage, but there are no specific discounts, packages, or special offers mentioned. Therefore, local users searching for "RV parks near me" will need to contact Ross's South Forty RV Park directly at the provided phone numbers to inquire about their current rates, availability, amenities, and policies, especially regarding services for non-overnight guests and their reservation procedures.
In conclusion, Ross's South Forty RV Park in Giddings, Texas, has received at least one positive review praising its cleanliness, beauty, and affordable prices, along with the helpfulness of a staff member named Mary. However, a significant negative review details a concerning experience with the park's handling of an agreement for non-overnight services and the confrontational behavior of one of the owners. Potential guests should weigh these contrasting accounts and consider contacting the park directly to obtain detailed information about their services, amenities, and policies to ensure a satisfactory experience. When searching for "RV parks near me," it's crucial to gather comprehensive and up-to-date information to make an informed decision.

Ross's South Forty RV Park Reviews
This place was very nice. Mary was very nice and had all of my questions answered before I could ask them. The prices are great and it is a beautiful and clean park.
Apr 30, 2025 · Curtis BarnesI'll start by saying the park looked really nice and well kept, but I've never stayed overnight. The reason for my one star review is as follows: My colleague had called in and asked about fresh water filling and dumping services (we were boondocking on a nearby ranch and needed fresh water on the way in and dumping on the way out). He was told by the lady owner that they could accommodate us and that we just needed to drop off the agreed-upon cash amount at the designated lock box, find an open site and fill our water tanks (same for dumping later that weekend). When I showed up, I deposited the cash in the box and went to fill my water tank. I was immediately approached by, I guess, the husband owner and asked what I thought I was doing. When I explained the situation I was told to "get your ass out of here" because I have no reservation paperwork, hadn't paid for the site and therefore I was trespassing. When I said that there must be a misunderstanding, he insisted that I leave. Pretty rude customer service if you ask me.
Apr 12, 2025 · Patrick TavaresMy lovely wife and I lived in one of their cabins for 11 months while our home was being remodeled. South 40 has beautiful views of Texas landscapes, including the iconic Longhorns! We enjoyed peaceful walks and meeting other campers. Everyone seemed relaxed and agreed that the South 40 is a hidden gem.Our cabin was very well maintained and had all the necessary amenities for a long stay. We will definitely go back soon! All of the above was great, but the best part of our experience was how we were treated. Bobby and Mary Ross are amazing! They treated us just like family!
Jul 20, 2024 · Eric ScottThis is by far the quietest park we have ever stayed in. We just stayed here for an overnight on our way home and it was great for that. We didn’t use the pool. Mary, the owner, was very cordial and helpful and met us with her golf cart and took us to our site. There are a number of full timers in here, but they have designated sites for overnighters. It’s a good overnight stop
May 28, 2023 · Carol MedfordThis is without a doubt one of the nicest campgrounds I have stayed at. most of the sites are very level they are gravel but they drain very well and there’s no standing water so that means very few potholes. the people that run this place are the nicest people you would ever want to meet they are very helpful and they go out of their way to make yours a pleasant stayThe shower house and the laundry room were. Very clean and very well kept they also have a very nice pool very clean and the large room at the back of the building looks like for bigger get-togethers is very clean and well-maintained very pleasant atmosphereIf there were a higher rating I certainly would give it they are located very well, close to Austin about 97 miles from Houston and probably about the same to San Antonio good highways in all directions a nice place to just stop over and rest or plan on staying longer.
