Willow Lake Estates

161 W River Rd, Elgin, IL 60123, USA

3.0
The only thing positive about living at Willow Lake Estates are the neighbors. We've had numerous managers over the last 19+ yrs I've lived here (Mom lived here almost 50 yrs). Our current manager is the worst we've had. Promised open door policy, how can she when she's never here?! Owned by Equity Lifestyle (ELS). will say anything to close a sale, afterwards you're ignored. Activities Director has limited budget, no where close to the parties we had before. Our streets need repairs, they fill pot holes without leveling the asphalt, makes it worse than driving around the pothole. Heavy rains, end of our street floods. Street lights have been out over a year, no ETA when they might be fixed. Finally opened our clubhouse after being closed a year. DHL truck got stuck under the overhang. Finally repaired, no overhang. Seniors & disabled got soaked going from their vehicles inside, couldn't use the driveway, finally opened a week ago. No pool, it's a mud pit. Removed old pool & cement, graded where cement was, work came to a standstill. Promised new pool by Memorial day, almost a month later, still nothing. Waited over 5 yrs for another laundromat, former building had a leak in the roof. Just opened, electronic machines, no coins. Difficult to use, standard machines. Can't wash/dry king size bedding. Stocked lake, can't get to the island to fish, bridge closed for repairs almost 2 yrs. High lot rents. $1k for interior lots, $1,400 for lake lots, $1,600-$2k for river lots. Majority lots are small, no room to play like someone said. Lot rent only includes lawn mowing (if you want your yard trashed) & snow removal (2" or more, don't plow until snow stops). We've been waiting since 2015 for tree removal, part of the tree is now dead, still waiting. We pay water, sewer, trash, & cable or dish. Water mains break monthly, sometimes bi-monthly. Supposed to be 55+ community, we're 40+, no kids. No background checks, claim they do. Had a neighbor 2 doors down, had police here at least 1x a week, finally evicted. Most have ring doorbells or similar, feel unsafe. I would not recommend anyone moving here. - Diane Holley

Willow Lake Estates Introduce

Welcome to Willow Lake Estates, a mobile home park situated at 161 W River Rd, Elgin, IL 60123, USA. Located in Elgin, Illinois, Willow Lake Estates can be contacted at (847) 742-3620 or +1 847-742-3620. For individuals searching for "RV parks near me" or considering a mobile home community in the Elgin area, Willow Lake Estates offers a waterfront setting and a community of residents. This introduction aims to provide an objective overview based on the publicly available customer reviews.

One of the recurring positive aspects mentioned in the reviews is the sense of community among the neighbors. One long-term resident (over 19 years, with their mother living there for almost 50 years) explicitly states that "the only thing positive about living at Willow Lake Estates are the neighbors." This highlights a potentially strong social fabric within the park, which can be a significant draw for those seeking a close-knit community environment, whether in a mobile home or an RV.

Another reviewer echoes the positive sentiment about the community, describing the people as "very lovely." This suggests a generally friendly and welcoming atmosphere among the residents, which can contribute significantly to the overall living experience.

The environment of Willow Lake Estates is described as "beautiful all around" with "alot of nice nature water geese and ducks all over!" The presence of water features, along with the natural wildlife, suggests a potentially scenic and tranquil setting for residents. The mention of woodpeckers further adds to the natural charm of the location, appealing to those who appreciate being close to nature.

However, alongside these positive notes, a more detailed review from a long-term resident raises several significant concerns regarding the management and upkeep of Willow Lake Estates. This review provides a comprehensive, albeit critical, perspective on various aspects of the community.

The long-term resident expresses dissatisfaction with the management, stating that the current manager is "the worst we've had" out of numerous managers over the years. The broken promise of an "open door policy" due to the manager's alleged absence is a significant concern regarding communication and accessibility of management. The fact that Willow Lake Estates is owned by Equity Lifestyle (ELS) is also mentioned, with an accusation that they "will say anything to close a sale, afterwards you're ignored." This raises potential concerns about the responsiveness of the ownership to resident needs and issues.

The review also points out a decline in community activities, noting that the Activities Director has a "limited budget, no where close to the parties we had before." This suggests a potential decrease in organized social events and community engagement compared to the past.

Infrastructure issues are a major point of concern in the detailed review. The streets are described as needing repairs, with pothole filling being done inadequately, allegedly making the situation worse. Heavy rains are reported to cause flooding at the end of the street. Furthermore, streetlights have reportedly been out for over a year with no estimated time for repair, raising safety and convenience concerns for residents.

The clubhouse, a significant amenity in many communities, was reportedly closed for a year. While it has since reopened, its reopening was preceded by an incident where a DHL truck got stuck under the overhang, which was subsequently removed. The reviewer notes that seniors and disabled residents were inconvenienced by not being able to use the driveway during this period, finally gaining access just a week prior to the review.

The pool situation is described as dire, referred to as a "mud pit." The old pool and cement were removed, and the area graded, but work has come to a standstill. A promised new pool by Memorial Day had not materialized almost a month later, indicating potential delays and unfulfilled promises regarding amenities.

Another long-awaited amenity, a second laundromat (the former one had a leaky roof), has recently opened but with electronic machines instead of coin-operated ones. The reviewer finds these machines "difficult to use, standard machines" and notes that they cannot accommodate washing or drying king-size bedding, which can be a significant inconvenience for some residents.

While the lake was reportedly stocked, access to the island for fishing is unavailable due to the bridge being closed for repairs for almost two years. This significantly limits the recreational opportunities associated with the waterfront location.

The review also highlights the high lot rents, ranging from $1,000 for interior lots to $1,400 for lake lots and $1,600-$2,000 for river lots. These prices may be a significant consideration for prospective residents. The majority of lots are described as small, contradicting a previous notion of ample space. The lot rent only includes lawn mowing (with a caveat about potential yard damage) and snow removal (only for accumulations of 2 inches or more, and plowing doesn't occur until the snow stops).

Additional concerns include a long-standing issue with tree removal (waiting since 2015, with part of the tree now dead), and the fact that residents pay separately for water, sewer, trash, and cable or dish. Frequent water main breaks (monthly or bi-monthly) are also reported as a recurring problem.

Despite being purportedly a 55+ community, the reviewer states that there are residents in their 40s and no children. Concerns are raised about the lack of background checks, with an example of a disruptive neighbor who required frequent police intervention before being evicted. The fact that "most have ring doorbells or similar" suggests a perceived lack of safety within the community. The long-term resident concludes by stating, "I would not recommend anyone moving here."

In contrast, the other review mentions that "parking is a bit difficult," which could be a logistical consideration for those with vehicles, including RVs if they are permitted. However, this reviewer still finds the place "beautiful all around" due to the nature and wildlife.

For individuals seeking "RV parks near me," the information regarding Willow Lake Estates presents a mixed picture. The beautiful natural environment and the sense of community among some residents could be appealing. However, the significant concerns raised about the management, infrastructure, amenities (or lack thereof), and high lot rents are crucial factors to consider. It is imperative for potential RV residents to contact the management directly to inquire about the availability of RV lots, the specifics of hookups and amenities for RVs, and to get clarification on the various issues raised in the detailed review.

Given the stark contrast in the provided reviews, prospective residents, whether for mobile homes or RVs, are strongly advised to conduct thorough due diligence. This should include contacting the management at (847) 742-3620 or +1 847-742-3620 to ask detailed questions about the current state of the park, its amenities, maintenance schedules, policies, and the management's response to the concerns raised by the long-term resident. A visit to Willow Lake Estates to personally assess the environment and infrastructure would also be highly beneficial before making any decisions.

In conclusion, Willow Lake Estates in Elgin, IL, offers a waterfront location with a seemingly friendly community. However, significant concerns have been raised regarding the management, maintenance, amenities, and high lot rents. For those searching for "RV parks near me" or considering mobile home living here, a cautious approach with thorough investigation and direct communication with the management is strongly recommended to ascertain if this community meets their needs and expectations.
