Blackhawk Estates Introduce
If you are searching for "RV parks near me" in the Des Plaines, Illinois area and considering various options, including mobile home parks for potential long-term stays, Blackhawk Estates, located at 400 W Touhy Ave, Des Plaines, IL 60018, USA, is one such community. While primarily designed for manufactured homes, it might offer possibilities for individuals seeking extended RV living arrangements, depending on the park's policies and infrastructure. It is essential to contact the management directly at (224) 215-6003 or +1 224-215-6003 to inquire about their regulations and availability for RV residents.
Situated in Des Plaines, Illinois, Blackhawk Estates is located in a suburban city with convenient access to the amenities of the greater Chicago metropolitan region, including proximity to O'Hare International Airport. The environment within the mobile home park is not extensively detailed in the provided information. However, typical manufactured home communities consist of individual lots for homes and communal roadways. The upkeep and specific characteristics of the environment can vary, and recent customer reviews suggest potential issues with maintenance and service reliability.
Regarding services, mobile home parks generally provide essential utilities such as water, sewer, and electrical hookups at individual lots. For individuals considering a long-term RV stay, these basic services are necessary. It is crucial to contact the management of Blackhawk Estates directly to inquire about the availability and suitability of their lots for RVs, including the capacity of electrical connections and any specific regulations for RV residents. However, the customer reviews raise significant concerns about the reliability of water services and the responsiveness of the management. Multiple reviews mention frequent and inconvenient water shut-offs during the day, when residents need to use essential facilities like sinks, toilets, showers, and washing machines. One resident reported an instance where the water was not restored until 3 pm, causing significant disruption.
In terms of features, the provided information offers conflicting perspectives. One positive review mentions that the "property is very clean and taking care of" and praises the office personnel, particularly Maria, as "very professional and helpful," highlighting her responsiveness to questions and the overall positive experience. However, multiple negative reviews contradict this, painting a picture of declining management quality and reduced services since new management took over. These reviews allege that the staff does not live in the park, leading to a lack of care. They also mention increased difficulty in accessing the office, which used to be more readily available to residents.
A significant concern raised by long-term residents is the annual rent increases without noticeable improvements to the community. Additionally, a concerning change in policy regarding the former laundry room, which was used as a tornado shelter under previous management, is highlighted. The new management has reportedly converted this space into a "party hall for extra money" and no longer opens it as a shelter during tornado warnings, despite the park's proximity to O'Hare Airport and the potential for severe weather. This change in policy is viewed as a serious safety concern by residents.
The contrasting reviews, one highly positive and several highly negative, suggest a significant divergence in resident experiences, potentially influenced by individual interactions or the timing of the reviews relative to management changes. The negative reviews raise serious concerns about the reliability of essential services like water, the accessibility and helpfulness of the management, the lack of community improvements despite rent increases, and the discontinuation of a vital safety feature like the tornado shelter.
Considering this information, individuals searching for "RV parks near me" who might be considering Blackhawk Estates for a longer-term stay need to exercise extreme caution and thoroughly investigate the current living conditions and management practices. It is imperative to directly contact the management at the provided phone numbers to inquire about their policies regarding RVs, the reliability of water services, the accessibility of the office and management staff, and any plans for community improvements. Potential RV residents should also inquire about emergency procedures, particularly regarding severe weather and the availability of shelter. Given the strong negative feedback regarding management responsiveness and service disruptions, it would be prudent to seek perspectives from multiple current residents, if possible, to gain a more comprehensive understanding of the community's current state.
No specific promotional information is provided in the available data. Therefore, any potential incentives or special offers for new residents, including those with RVs, would need to be directly inquired about with the management. However, given the significant concerns raised in the reviews, prospective residents should prioritize obtaining clear and satisfactory answers to these critical issues before considering any potential promotions.
In conclusion, Blackhawk Estates in Des Plaines, Illinois, presents a mixed picture based on recent customer reviews. While one review highlights positive experiences with the office personnel and cleanliness, multiple other reviews express significant concerns about declining management quality, frequent water shut-offs, lack of community improvements despite rent increases, and the discontinuation of the tornado shelter. For individuals searching for "RV parks near me" and considering a longer-term stay here, it is crucial to thoroughly investigate these reported issues by directly contacting the management and, if possible, current residents to make an informed decision about whether Blackhawk Estates aligns with their needs and expectations for a stable and well-managed living environment.

Blackhawk Estates Reviews
I’ve lived here for years, and honestly, it has really gone downhill since the new management took over. None of the staff actually live in the park, which makes them careless. Water gets shut off during the day when people need to use their sinks, toilets, showers, and washers. It would be great if they could schedule maintenance at a time that doesn’t inconvenience residents, like between 12 am and 5 am.Today for example the water isn’t back on until 3pm.. are you kidding?Maria in the office is one of the most unhelpful people I’ve encountered, showing no care for the community she’s supposed to support. Those glowing reviews about her? Definitely fake! anyone who lives here knows that. (lets be clear i’ve seen some of these glowing reviewers are friends of maria’s LOL) for example what a coincidence that a 5 star review by “natalie” was left soon after mine and already has 3 likes on it?? Be serious. It’s only been up for 21 hours LOLLL!The office used to be open to the public almost every day, but now it’s a challenge just to get in there, as if they’re not paid to serve us?Rent increases every year, yet there are no noticeable improvements with all the extra money coming in. Plus, the old management used the laundry mant as a tornado shelter, opening it up to keep us safe during bad weather. The new management doesn’t even bother to open the door when there’s a tornado warning, even with storms so close to O'Hare. Why, you ask? because they’ve decided to turn it into a party hall for extra money😂If you're thinking about moving here, do yourself a favor and find a community with management that actually cares!
Mar 29, 2025 · ganggang boomfooOffice personal is very professional and helpful! The property is very clean and taking care of. I really appreciate that especially as a single mother because I just don’t have time to take care of other things. I’ve had the best experience thanks to Maria. She always takes the time to help me with any questions I have.
May 15, 2024 · erika moralesI went in there to get information and Maria was able to help me with all the questions and concerns I had. The office made me feel very welcome. The community looks clean peaceful. Thank you Maria for helping me with everything. We will be in touch!!!
May 14, 2024 · Daisy SanchezI thought it was okay since it’s a mobile home park I wasn’t expecting much really. But this year I understood the complaints about employees in the office. I’ve been trying to get my lease package for TWO months now. Finally I got the package and I’ve been trying to return it and get my parking stickers for TWO weeks with out good luck. It’s very frustrating how the office people talk to us as a CUSTOMERS. Because we’re not living here for FREE. Besides that they offer a pass for visitors and guess what, there is no visitors parking anymore, they are renting all the spots they never advised, my friend parked for a couple of hours on a supposedly visitor’s parking space and her car was towed, she had to pay 239.00 out of her packet even that she had the visitors parking pass.Very disappointed.
Dec 05, 2023 · Maria RiveraI've been living here for a long time and although it is a safe and quiet place to live, the people in office currently can be difficult. You can't ever just walk in to pay rent (or for anything) you need an appointment but they don't make it easy either. You call and call, knock and knock but they act like they can't see you. They make it extremely hard to reach them. And if you manage to get the appointment god forbid you're a minute late because they won't let you in. Towing is also a problem here if you have your wheels slightly on the grass, your car will be towed. Then there's the water. It's horrible and gets cut off a lot. It smells like metal at times and stains your clothes.
