All Seasons RV Park Introduce
For local users searching for "RV parks near me" in Escondido, California, All Seasons RV Park, located at 30012 Old Hwy 395, presents itself as an option for RV stays. However, the available customer reviews raise significant concerns regarding the park's suitability for larger RVs, the tightness of the spaces, challenging internal navigation, and customer service experiences. This introduction aims to provide an objective overview based solely on the provided feedback, highlighting the potential difficulties reported by recent visitors.
The reviews paint a picture of an RV park that may be better suited for smaller recreational vehicles and experienced drivers comfortable with tight maneuvering. Potential guests with larger rigs or those seeking spacious sites and straightforward access should carefully consider the reported challenges before making a reservation at All Seasons RV Park.
Environment and Location: Situated off Old Highway 395 in Escondido
All Seasons RV Park is located off Old Highway 395 in Escondido, California. Escondido is an inland city in San Diego County, known for its rolling hills, agricultural areas, and proximity to various attractions in North County. While the specific environment immediately surrounding the RV park is not detailed in the reviews, its location off a main thoroughfare suggests accessibility to local amenities and services within Escondido:
- Local Amenities: Escondido offers a range of shopping centers, grocery stores, restaurants, and essential services for residents and visitors.
- Recreational Opportunities: The Escondido area provides access to parks, hiking trails, and attractions such as the San Diego Zoo Safari Park.
- Community Services: Escondido has community centers, libraries, and healthcare facilities serving the local population.
- Transportation: Old Highway 395 connects to other major roadways in the region, providing access to different parts of San Diego County.
The reviews do not offer any specific descriptions of the aesthetic environment within the RV park itself, focusing instead on the layout and accessibility of the sites.
Services and Features: Reports of Tight Spaces and Difficult Navigation
The customer reviews highlight several significant issues related to the services and features of All Seasons RV Park:
- Very Tight Spots: Multiple reviewers emphasize that the RV spots are "very tight." This lack of space poses a significant challenge for maneuvering recreational vehicles, especially larger ones.
- Unsuitability for Big Rigs: One reviewer explicitly warns, "Beware that this place is not suitable for big rigs." This is a critical piece of information for owners of larger RVs considering a stay at All Seasons RV Park.
- Difficult Back-In Maneuvering: One guest reported being unable to back into any of the available spots upon arrival, leading to their decision to leave.
- Narrow and Hilly Internal Roads: Another reviewer described driving through a "very narrow maze with no way to turn around" within the park. They also noted the presence of "very narrow up and down hill park" conditions, which they felt were "perfect to kill your rv" and caused "bruises to our rv by speed bumps and driving over side road ditches." This paints a picture of a challenging internal layout for navigating RVs.
- Poor Communication Regarding Site Information: One guest who made reservations and pre-checked online reported not receiving any call or email with their site number prior to arrival. This lack of communication made it difficult to locate their assigned spot, especially after sunset when the office was closed.
- Closed Office After Sunset: For guests arriving in the evening, the office being closed without prior communication of site details presents a significant inconvenience.
The reviews do not provide information about standard RV park amenities such as hookups (water, electricity, sewer), restrooms, showers, laundry facilities, or Wi-Fi. Given the negative feedback regarding the park's layout and customer service, potential guests should not assume a high level of additional amenities without direct confirmation.
Customer Service and Management: Reports of Unfriendliness and Lack of On-Site Owner
The customer reviews also raise concerns about the customer service and management of All Seasons RV Park:
- Unfriendly Check-In Staff: One reviewer described the "lady at check in" as "not friendly," which can create a negative first impression for arriving guests.
- Unwillingness to Waive Cancellation Fee: Despite the guest being unable to utilize their reservation due to the tight spaces, the park reportedly refused to waive the one-day stay fee based on their cancellation policy. This suggests a rigid adherence to policy even when the park's limitations directly impacted the guest's ability to stay.
- Owner Not On-Site: The same reviewer noted that "the owner wasn’t onsite," which could potentially contribute to a lack of immediate resolution for guest issues.
- Lack of Response to Calls: A guest who arrived after hours and had not received their site number reported that "none respond to our call," further highlighting issues with communication and support outside of office hours.
These negative experiences with customer service and management add to the overall concerns about staying at All Seasons RV Park.
Promotional Information and Call to Action: Proceed with Extreme Caution and Thorough Research
Based on the overwhelmingly negative feedback regarding tight spaces, difficult maneuvering, unsuitability for big rigs, poor communication, and unfriendly service, it is challenging to provide any positive promotional information for All Seasons RV Park. The strong recommendations against staying at this park from multiple reviewers should be taken very seriously by local users searching for "RV parks near me" in Escondido.
Key Concerns for Potential Residents:
- Extremely Tight Spots: Reportedly very difficult to maneuver into, especially for larger RVs.
- Not Suitable for Big Rigs: Explicitly warned against for larger recreational vehicles.
- Challenging Internal Roads: Narrow, winding, and hilly, potentially causing damage to RVs.
- Poor Communication: Lack of pre-arrival site information and unresponsiveness to calls after hours.
- Unfriendly Staff: Negative experience reported with the check-in staff.
- Inflexible Cancellation Policy: Unwillingness to accommodate guests unable to use their site due to park limitations.
Given the significant negative feedback, local users are strongly advised to avoid All Seasons RV Park unless they operate very small recreational vehicles and are highly skilled at maneuvering in tight spaces. If considering this park, it is absolutely crucial to:
- Contact the Park Directly: Inquire specifically about the size and accessibility of the available sites and the layout of the internal roads. Verify if your RV size is suitable.
- Clarify Check-In Procedures: Understand how site information will be provided, especially for after-hours arrivals.
- Inquire About Cancellation Policies: Be fully aware of the cancellation terms and any potential exceptions.
- Read Additional Reviews: Seek out more recent reviews from other sources to see if the reported issues are consistent.
- Consider Alternative RV Parks: Explore other "RV parks near me" in the Escondido area that may offer more spacious sites, easier access, and more positive customer service experiences.
Based on the current online feedback, All Seasons RV Park appears to present a high risk of a negative experience for most RV travelers, particularly those with larger rigs or those expecting a smooth and accommodating stay. Proceed with extreme caution and thorough investigation before considering this park.

All Seasons RV Park Reviews
Spots are very tight. We planned on staying for several nights. When we couldn’t back in to any of the spots that were available. We asked for a refund. They would not wave the one days stay, because of the cancellation policy of 72 hours in advance, even though we made the reservation the day before.Beware that this place is not suitable for big rigs. The lady at check in was not friendly either. The owner wasn’t onsite.I would definitely NOT recommend this place!
Mar 26, 2025 · Julie SpellmanWe made reservations and pre checked online still did not get any call or email what the site number is, stove we have no choice arrived after sunset and office was already closed- no email and none respond to our call- so after driving very narrow maze with no way to turn around we got into very narrow up and down hill park that’s was perfect to kill your rv ( if that’s a goal for your trip) we park the first spot we could squeeze in lucky to have someone walk out of rv and move away car so we can park. We left early taking more of bruises to our rv by speed bumps and driving over side road ditches. Left with no regrets! Rest area will be better option. Not recommending
Apr 30, 2025 · Iva OThe park manager Maria and her office staff really go above and beyond! It's a nice location far enough from the city but close enough to go food shopping ect. They have a pool that is kept clean as well. I have good neighbors and people are friendly!
