Anderson Oaks Park

600 E Anderson Rd #725, Houston, TX 77047, USA

3.0
Be careful of the LLC they will keep your money and the property is not maintained as far as major issues. Trailers are in bad conditions and water from your piping smells like sewage. Potholes will mess up your cars front end, rats are the size of cats on the property and they have a horrible issue with stray cats and dogs. Trailers are set on blocks and many have level issues some of the double wides even splitting in half. They are too expensive for the problems you will have to deal with. Parking is also an issue because each trailer is only supposed to have 2 vehicles but there are some that have 6. Your contract binds you to a lot of issues but yet many are not enforced and some are also illegal for a renter. Read your contract before signing!! - Ismael Calderón

Anderson Oaks Park Introduce

For local users exploring housing options and searching within the category of "RV parks near me," it's important to also consider nearby mobile home parks that offer long-term residential opportunities. Anderson Oaks Park, located at 600 E Anderson Rd #725, Houston, TX 77047, USA, is one such community. However, the available online reviews present a starkly contrasting view of this park, with serious allegations regarding past property maintenance and infrastructure issues alongside positive feedback about recent improvements under new management. Potential residents should carefully weigh both perspectives.

One review paints a very negative picture of Anderson Oaks Park, raising significant concerns about the overall living conditions. The reviewer cautions potential residents to "Be careful of the LLC," alleging that they "will keep your money" and that "the property is not maintained as far as major issues." Specific problems cited include trailers being in "bad conditions" and water from the piping smelling "like sewage." These are serious allegations that, if accurate, would indicate a severely compromised living environment and potential health hazards.

Further infrastructure issues are highlighted in the same negative review. The presence of "Potholes will mess up your cars front end" suggests neglected roadways within the park, potentially leading to vehicle damage and inconvenience for residents. Additionally, the reviewer claims a significant pest problem, stating that "rats are the size of cats on the property" and that there is a "horrible issue with stray cats and dogs." Uncontrolled pest populations can create unsanitary conditions and pose health risks to residents and their pets.

The structural integrity of some of the mobile homes within Anderson Oaks Park is also questioned. The review notes that "Trailers are set on blocks and many have level issues some of the double wides even splitting in half." Such structural problems can compromise the safety and stability of the homes, leading to further maintenance issues and a diminished quality of life for residents.

Despite these significant problems, the reviewer states that the park is "too expensive for the problems you will have to deal with," suggesting a poor value proposition for potential residents. Parking is also cited as an issue, with the claim that while "each trailer is only supposed to have 2 vehicles," some residents have as many as six, potentially leading to overcrowding and limited parking availability for others.

Finally, the negative review advises potential residents to "Read your contract before signing!!" alleging that it "binds you to a lot of issues but yet many are not enforced and some are also illegal for a renter." This raises concerns about the fairness and legality of the park's rental agreements and the consistent enforcement of community rules.

In stark contrast to this highly critical review, a more recent review offers a much more positive perspective. This reviewer states having "By far the best experience living here these last 2.5yrs under the new management." This significant shift in sentiment suggests that substantial changes may have occurred at Anderson Oaks Park, particularly with a change in management. The reviewer explicitly mentions that "They have made new improvements to the property and continue to do so," indicating an ongoing effort to address past issues and enhance the living environment.

The positive review, while brief, provides a glimmer of hope for the current state and future direction of Anderson Oaks Park. The mention of "new improvements" suggests that at least some of the serious problems highlighted in the negative review may be in the process of being addressed. However, without specific details about the nature and extent of these improvements, it is difficult to ascertain the current overall condition of the park and whether the major issues like sewage smells, potholes, and pest problems have been fully resolved.

Given this conflicting information, local users searching for "RV parks near me" who might be considering Anderson Oaks Park for long-term mobile home living are faced with a complex situation. The strongly negative review raises serious red flags about the park's past and potentially present conditions, while the positive review offers encouragement about recent changes under new management.

To make an informed decision, potential residents must conduct thorough due diligence. This should include visiting Anderson Oaks Park to personally assess the current environment and infrastructure. Pay close attention to the condition of the roads, the cleanliness of the grounds, any visible signs of pest problems, and the general state of the mobile homes. If possible, attempting to speak with current residents (both those who have lived there long-term and those who have experienced the new management) could provide valuable insights into the current living conditions and the effectiveness of the recent improvements.

Contacting the management directly at the provided phone number, (281) 710-9160 or +1 281-710-9160, is also essential. Inquire specifically about the issues raised in the negative review, such as water quality, pest control measures, road maintenance plans, and parking regulations. Ask for details about the "new improvements" mentioned in the positive review and what ongoing efforts are in place to address any remaining problems. Understanding the management's awareness of past issues and their commitment to resolving them is crucial.

Due to the significant and concerning allegations in one of the reviews, there is no basis for presenting any promotional information for Anderson Oaks Park at this time. The primary focus must be on providing an objective overview of the conflicting information available to ensure that potential local users are aware of the serious concerns raised alongside the positive feedback about new management.

In conclusion, Anderson Oaks Park in Houston, TX, presents a complex picture for potential residents. A highly negative review details significant problems with property maintenance, infrastructure, and pest control, raising serious concerns about the living environment. Conversely, a more recent review expresses a "best experience" under new management, citing ongoing improvements to the property. Local users searching for long-term housing options in the context of "RV parks near me" should approach Anderson Oaks Park with caution, conduct thorough independent research, and seek to gather firsthand information about the current conditions and the effectiveness of the reported improvements before making any decisions.
