Arbor Hill Mobile Home Park Introduce
Arbor Hill Mobile Home Park, situated at 704 Arbor Hill Ln, Durham, NC 27705, is a manufactured housing community primarily serving long-term residents in the vibrant city of Durham, North Carolina. Falling under the broader category of "RV Parks Near Me," it's crucial to distinguish that Arbor Hill functions as a permanent residential community for manufactured homes rather than a transient campground for recreational vehicles. The park is currently undergoing a significant period of transformation, marked by a shift in management and a concerted effort to revitalize its environment and resident experience, presenting a mixed but evolving picture for prospective residents.
Arbor Hill Mobile Home Park is located in Durham, NC, a dynamic city within the "Triangle Area" alongside Raleigh and Chapel Hill. This location offers residents access to a wealth of urban amenities, including shopping, dining, entertainment, major universities (such as Duke University), and world-class medical centers. Despite this prime location, the park's internal environment has been the subject of varied feedback, indicating a community in flux.
Past descriptions of the park have been quite challenging, referring to it as "a dump" with issues such as "potholes, mud, and trash" and concerns about "roach infested" trailers and "drama." This suggests a history of neglect in terms of infrastructure and community atmosphere. However, a more recent review offers a contrasting and hopeful perspective: "under new management, I do feel like, especially with the improvements made already, this will be a nicer community when old homes are taken out and newer ones are put in." This indicates a conscious effort by the current management to address past issues and actively improve the living conditions. The emphasis on "old homes are taken out and newer ones are put in" points towards a strategic revitalization plan aimed at upgrading the overall quality and aesthetic of the park.
While specific details about common areas, landscaping, or communal facilities are not widely available, the focus of the new management on "cleaning" and "improvements" suggests a commitment to enhancing the physical environment. The presence of potholes and trash mentioned in one review indicates areas that are actively being addressed. The park's address on Arbor Hill Lane positions it within the general Durham area, providing typical access to suburban and urban resources.
Arbor Hill Mobile Home Park's services and features are centered around providing and managing long-term manufactured home sites, with a current emphasis on revitalization:
Manufactured Home Site Rentals and Sales: The primary service is the rental of individual lots for manufactured homes. It is likely that the park also facilitates the sale of new or renovated manufactured homes placed on these lots, as part of their strategy to introduce "newer ones." Prospective residents would contact the office for information on available spaces and homes.
New Management and Improvement Initiatives: The most significant "service" currently is the new management's commitment to transforming the park. This includes:
Cleanup Efforts: Addressing past issues of trash and general disarray to create a cleaner living space.
Home Upgrades: A plan to remove older, potentially dilapidated homes and replace them with newer units, which would significantly enhance the park's visual appeal and living standards.
Infrastructure Repair: While the "potholes" issue was mentioned, the overall effort to improve the community implies that infrastructure such as roads is being addressed as part of the revitalization.
Basic Utilities: As is standard for mobile home parks, Arbor Hill provides the necessary infrastructure for utility hookups (water, sewer, electricity) to each manufactured home site. Residents are typically responsible for their individual utility accounts.
Community Management and Rules: While residents have reported past issues related to "drama" and "fights," the new management's goal to create a "nicer community" suggests an active role in enforcing rules and fostering a more peaceful environment. This includes addressing issues that could lead to disturbances or safety concerns, such as drug-related activities.
Accessibility: The park's location in Durham offers residents access to public transit options and proximity to major roads, making it relatively convenient for commuting and accessing amenities.
It's important to acknowledge the contrasting views from reviews. While one highlights significant challenges and an undesirable atmosphere, another expresses optimism due to new management and visible improvements. This underscores that the park is in a transitional phase, and conditions may vary over time as revitalization efforts progress.
Arbor Hill Mobile Home Park's current "promotional" aspect is rooted in its promise of positive change and an improved living experience under new management. For those seeking affordable long-term housing in Durham, the park presents a unique opportunity to become part of a community that is actively working towards a better future.
Commitment to Improvement: The explicit mention of "improvements made already" and the plan to replace "old homes...with newer ones" serves as a direct message to prospective residents that the park is investing in its future and prioritizing a higher quality of life for its occupants.
Affordable Housing in a Prime Location: Manufactured housing often provides a more budget-friendly housing solution compared to traditional homes, especially in desirable areas like Durham. Arbor Hill's location offers proximity to major employment centers, educational institutions, and cultural attractions, making it an attractive option for those seeking affordability without sacrificing convenience.
Direct Contact for Information: For the most up-to-date and accurate information on lot availability, home sales, rental opportunities, and the specifics of the ongoing revitalization efforts, prospective residents are strongly encouraged to contact the park directly. The provided phone numbers are:
Phone: (919) 908-9441
Mobile Phone: +1 919-908-9441
Given the mixed reviews, it is highly advisable for any interested individual to perform thorough due diligence. This should include visiting the park in person to assess its current condition, speaking directly with the management about their improvement plans and timelines, and potentially engaging with current residents to gather a broader perspective on the living experience. This proactive approach will help ensure that Arbor Hill Mobile Home Park aligns with individual housing needs and expectations as it continues its transformation into a "nicer community."

Arbor Hill Mobile Home Park Reviews
Wow..to sum this place up...both the people who live there along with the trailers are simply the typical"trashy hillbilly/fighting/roach infested" park.. I'm stoked my friend who lived there shortly is gone bc it was always drama and the parks turn around is full of pot holes mud and trash..Iv never seen such a horrible place YET the mgt seem to be nice and clean so I can't understand why they wouldn't want a cleaner place?. Anyway..don't advise anyone to move/live here unless you like sleeping with bugs and getting into fights over drugs and the police banging on your door at 3am.
