Barker's Landing Community Introduce
For individuals searching for "RV Parks Near Me" with a longer-term perspective, perhaps considering a move to a manufactured home community, Barker's Landing Community, located at 126 Jury Dr, Magnolia, DE 19962, presents a residential option in Kent County, Delaware. You can contact them at (302) 335-1171 or +1 302-335-1171 for inquiries. Unlike traditional RV parks catering to temporary stays, manufactured home communities offer a setting where residents typically own their homes but lease the land beneath them, fostering a more permanent community environment.
The environment surrounding Barker's Landing Community benefits from its location in Magnolia, a town in central Delaware. Magnolia offers a more rural setting compared to larger cities, potentially providing a quieter lifestyle. While specific details about the immediate surroundings of Barker's Landing are not extensively available online, Magnolia is situated within a reasonable driving distance of Delaware's coastline and the amenities of larger towns like Dover. The area is characterized by a mix of agricultural land and residential developments, offering a blend of rural charm and accessibility to services.
As a manufactured home community, Barker's Landing likely provides a framework of infrastructure to support its residents. This typically includes roadways within the community, utility connections for each home site (such as water, sewer, and electricity), and possibly trash removal services. The layout would consist of individual manufactured homes situated on leased lots. However, based on recent customer reviews, the upkeep and maintenance of the community appear to be areas of concern.
The services and features of Barker's Landing Community are not detailed in a positive light by recent reviews. One reviewer mentions that "it used to be nice" but now describes the place as "trashed." Specific issues highlighted include a playground that is "full of glass" and numerous other problems that allegedly are not being addressed by management. This review also notes that while the community worsens, the rent continues to increase, suggesting a decline in value for the cost.
Another review echoes these concerns, stating that Barker's Landing is an "ok community" but that the property manager is rarely seen, and calls to the office go unreturned. This lack of visible and responsive management appears to contribute to the community's deteriorating condition. The reviewer describes the community as looking like the owner doesn't care, citing examples such as homes with missing skirting, uncut lawns, homes needing power washing, yards resembling a "dump," and abandoned cars present throughout the community. These are significant issues that potential residents should be aware of and investigate thoroughly.
The negative feedback in these reviews paints a concerning picture of the current state of Barker's Landing Community. While the concept of a manufactured home community can offer affordable housing and a sense of neighborhood, the reported lack of maintenance and management responsiveness could significantly impact the quality of life for residents. The presence of safety hazards like glass in the playground is particularly troubling.
For local users exploring "RV Parks Near Me" as a potential transition to a more permanent community and considering Barker's Landing, it is crucial to weigh the potential benefits of homeownership in a manufactured home against the serious concerns raised in these recent reviews. The affordability factor, often a draw for manufactured home living, may be negated by the reported decline in the community's condition and the perceived lack of management attention.
Given the strongly negative recent feedback, prospective residents should exercise extreme caution and conduct thorough due diligence before considering Barker's Landing Community. This investigation should include the following critical steps:
- Contact the community management directly: While reviews suggest communication issues, attempting to reach the management at (302) 335-1171 or +1 302-335-1171 is essential to inquire about the current state of the community, maintenance plans, and management presence.
- Schedule a visit to the community: A physical visit is crucial to personally assess the conditions described in the reviews, including the state of the playground, the cleanliness of common areas, the upkeep of individual home sites, and the presence of abandoned vehicles.
- Inquire about the land lease agreement: Understand the monthly fee, what it covers, the terms of the lease, and any history or potential for rent increases. Given the reviews mentioning increasing rent despite worsening conditions, this is particularly important.
- Attempt to speak with current residents: If possible and with their consent, try to speak with residents to get their firsthand experiences of living in the community and their perspectives on the management and overall environment.
- Inquire about community rules and regulations: Understand any rules regarding landscaping, maintenance of individual lots, pet policies, and other aspects of community living.
- Check for any official reports or complaints: Investigate if there have been any official complaints filed with local authorities or consumer protection agencies regarding the conditions or management of Barker's Landing Community.
The information available online strongly suggests that Barker's Landing Community may not currently be maintaining a satisfactory living environment for its residents. The combination of increasing rent and deteriorating conditions, coupled with a perceived lack of responsive management, presents significant red flags for potential new residents. While the location in Magnolia, Delaware, may offer certain advantages, these appear to be overshadowed by the reported issues within the community itself. Anyone considering Barker's Landing should proceed with extreme caution and prioritize a thorough on-site inspection and direct communication with both management and current residents before making any decisions.

It used to be nice. Now the places is trashed. The playground is full of glass. There are many other issues that need to be dealt with but never are. Rent keeps increasing and the community continues to worsen.
