High Point Park Introduce
High Point Park, located at 2 Willow Dr, Frederica, DE 19946, USA, functions as a mobile home park, catering to individuals and families seeking long-term residential solutions. While primarily a mobile home community, it may be found by those searching under "RV Parks Near Me" who are interested in extended stays or permanent manufactured home living. The park can be contacted at (302) 335-5444 or via mobile at +1 302-335-5444. An objective introduction to High Point Park necessitates a comprehensive look at both the positive and negative feedback provided by customers, offering a balanced perspective for potential residents.
The environment at High Point Park is described by one resident as "chill," indicating a relaxed atmosphere. The community dynamic appears to be one where "neighbors may be closer than I'm used to, but everyone seems to mind their own business," suggesting a balance between proximity and personal space. This implies a relatively independent yet co-existent community. The location in Frederica, DE, is noted for its convenience, being "close by the gas station and the liquor store," and even having local delivery services, with a reviewer mentioning, "Domino's even delivered past 10pm!" This suggests a functional, urban-adjacent environment where daily conveniences are readily accessible. The presence of friends living within the park also contributes to a positive social environment for some residents. However, it's important to acknowledge that the close proximity of neighbors, while contributing to the community feel, might not appeal to everyone, as indicated by the reviewer's preference for "neighbors to be much further away." This suggests a denser residential setup typical of many mobile home parks.
Regarding services, as a mobile home park, High Point Park primarily provides leased lots for residents to place their manufactured homes. These lots typically come with access to essential utilities such as water, sewer, and electricity, for which residents usually pay lot rent. However, the provided reviews do not detail which utilities are included in the lot rent or the specific nature of these services. A significant concern is raised in a negative review regarding the maintenance services, stating, "they don't keep a maintenance person at all cause of Dennis the wanna be Manager (the older man who stays out there)." This allegation suggests potential issues with property upkeep and responsiveness to maintenance requests within the park, which is a critical service for any residential community. Furthermore, the very serious accusation of "racists in the front office (Karen)" points to potential issues with customer service, fairness, and overall management conduct, which would deeply impact the resident experience and the accessibility of services. These claims, if accurate, would reflect a severely compromised service environment for certain residents.
The features of High Point Park, beyond offering residential lots for mobile homes, are not extensively detailed in the provided information. Mobile home parks often feature amenities like community clubhouses, recreational areas, playgrounds, or laundry facilities, but these are not mentioned in the given reviews. The primary "feature" from a resident's perspective appears to be its convenient location in Frederica, with easy access to local shops and services. The park provides a structured community for those seeking affordable homeownership through manufactured housing. The "chill environment" and the sense that "everyone seems to mind their own business" can be considered a feature for those who value privacy within a communal setting. The ability to have "friends live there" also highlights a social aspect, suggesting that the park facilitates existing social networks. However, the significant negative feedback regarding management, including accusations of racism and lack of maintenance personnel, must be considered as a counterpoint to any positive features. These issues, if prevalent, would fundamentally detract from the park's overall value proposition.
For those considering High Point Park, any promotional information would need to be carefully weighed against the severe criticisms from some residents. Positively, the park could be marketed as a convenient and affordable option for mobile home living in Frederica, DE, appealing to those who appreciate a laid-back atmosphere and easy access to local amenities. The positive review indicates that it could be a suitable place for individuals who prefer a community where neighbors are not overly intrusive and where essential services like late-night food delivery are available. The presence of existing social connections (e.g., friends living there) could also be a draw. However, it is crucial for any potential resident to be aware of and investigate the serious allegations regarding the management. The claims of "racists in the front office" and a complete lack of a maintenance person are deeply concerning and would directly impact the quality of life within the park. These are not minor issues but point to fundamental problems in how the park is managed and how residents are treated. Therefore, for any local users searching under "RV Parks Near Me" or specifically for mobile home parks, it is highly recommended to conduct extensive due diligence before committing to High Point Park. This should include visiting the property, observing the general condition of the park, attempting to speak with multiple current residents to gather a broader range of experiences, and, most importantly, directly addressing the concerns about management behavior and maintenance with the park's representatives. Verifying the terms of any lease agreements and understanding the park's policies regarding tenant relations and property upkeep would be paramount to making an informed decision.

High Point Park Reviews
Chill environment, the neighbors may be closer than I'm used to, but everyone seems to mind their own business. It's close by the gas station and the liquor store. To summarize I have no complaints about the area, Domino's even delivered past 10pm! Plus my friends live there. Definitely recommend it. Only reason it's not 5 starts is because I prefer my neighbors to be much further away.

Nov 06, 2024 · Deja GreenQuieter than it used to be but the neighbors can be a lil nosey and a lil out of bounds with the way some of them choose to point their security cameras. Some people have too much time on their hands I guess..
Sep 24, 2024 · Nicholas DeMarcoI didn't want to give any star for this community but the manager Karen Lashua and Sun Home Communities has sold a single wide mobile home that I have a lien on at 177 Holly Drive Frederica DE 19946. The manager has swept this under the rug, and company backed her up. I have a lien on this home for the sum of 21,000.00 and it's a shame that I have to come on Google reviews regarding this issue. This manager has character assassinated my business slandered me and has cause me to loose 278,000.00 a year and it's 2 years now. I wouldn't buy anything from here. The manager has gotten her attorney to send me letters saying I'm late on my lot rent, I don't take care of my property etc. not a nice place at all. Manager like to retaliate on people that are on social security disability and social security and the elderly and low income
