Countryview Farms Manufactured Home Community Introduce
Countryview Farms Manufactured Home Community is located at 5900 W. CR 350 N #45 in Muncie, Indiana. While primarily a manufactured home community, it is possible that the park also accommodates RVs, potentially placing it within the category of "RV parks near me" for individuals seeking temporary or long-term RV sites in the Muncie area. To gain clarity on whether RV accommodations are offered, it is advisable to contact the management directly.
Based on the limited information available, particularly the customer reviews, it is crucial to approach an introduction of Countryview Farms Manufactured Home Community with objectivity and caution. The reviews present significant concerns regarding various aspects of the community, which potential residents or RVers should carefully consider.
One reviewer who purchased a trailer in December 2024 reported experiencing several maintenance issues shortly after moving in, including a leaking roof, a malfunctioning water heater and refrigerator, and a sewer backup. The reviewer expressed dissatisfaction with the responsiveness of the front office and the delay in addressing the roof leak, stating that as of March 7, 2025, the issue remained unresolved. This raises concerns about the timeliness and effectiveness of maintenance services within the community for homeowners.
Another review paints a negative picture of the overall environment and management practices at Countryview Farms. This reviewer describes the park as "trashy" and alleges the presence of "hunting cameras set up on random trees and poles pointing at people's houses." Such surveillance practices, if accurate, could raise privacy concerns for residents. The review also claims that residents are frequently fined for minor infractions, such as trash cans being in front of steps or dog leashes in the yard. The reviewer further alleges that certain amenities, like pools, are prohibited and that residents face restrictions on items in their yards, with fines imposed for non-compliance. These claims suggest a potentially restrictive and heavily regulated living environment.
Furthermore, the second reviewer accuses the management of being uncommunicative ("the manager is lazy she won't even have a conversation with you") while being quick to issue fines. The review also alleges that the park misrepresents conditions to attract new residents ("the place lies to you about everything to get you to move in") and that the quality of the homes is poor ("your house starts literally falling apart they slap the trailers together and call it a day"). The reviewer also made a serious accusation regarding the appearance of some maintenance personnel. Based on this review, potential residents may want to thoroughly investigate the condition of homes and the responsiveness of management before making any decisions.
Given the strong negative sentiments expressed in these reviews, it is difficult to provide a positive introduction to Countryview Farms Manufactured Home Community based solely on this information. The reviews highlight potential issues related to:
- Maintenance: Delays in addressing significant repair needs, such as roof leaks and malfunctioning appliances.
- Management: Allegations of poor communication, strict and potentially unreasonable enforcement of rules, and misrepresentation of community conditions.
- Community Environment: Claims of a "trashy" park, intrusive surveillance, and excessive fines for minor issues.
- Housing Quality: Allegations of poorly constructed homes that quickly deteriorate.
It is important to note that these reviews represent individual experiences and perspectives. However, the consistency and severity of the issues raised warrant serious consideration for anyone contemplating residing at Countryview Farms Manufactured Home Community, whether as a mobile home owner or an RV guest (if RVs are permitted).
If you are considering Countryview Farms Manufactured Home Community as a potential place to live or park your RV, it is strongly recommended that you:
- Contact the management directly at (765) 282-6949 or +1 765-282-6949. Inquire about their policies, procedures, amenities, and any current promotional offers. Ask specific questions based on the concerns raised in the reviews, such as maintenance protocols, community rules and enforcement, and the condition of available homes or RV sites.
- Visit the community in person. Observe the overall environment, the condition of the homes and grounds, and any amenities that may be available. If possible, speak with current residents to get a broader range of perspectives on living in the community.
- Exercise caution and conduct thorough due diligence before making any commitments. Consider the potential risks highlighted in the reviews and weigh them against any potential benefits the community may offer.
Due to the overwhelmingly negative feedback found in the available online reviews, it is challenging to objectively present Countryview Farms Manufactured Home Community in a positive light. The information suggests potential residents or RVers may encounter significant challenges related to maintenance, management practices, and the overall living environment. Therefore, proceeding with extreme caution and conducting thorough personal investigation is strongly advised.
If Countryview Farms Manufactured Home Community does indeed offer RV sites and thus falls under the category of "RV parks near me," potential RVers should also inquire about the specific amenities and services available for RV guests, as well as the park's rules and regulations pertaining to RV stays. Given the concerns raised about management and community rules, it would be prudent to get a clear understanding of expectations before committing to a stay.
In conclusion, based on the available customer reviews, potential residents or RV guests should approach Countryview Farms Manufactured Home Community with significant caution. The reviews raise serious concerns about maintenance, management, community rules, and the overall living environment. Thorough investigation and direct communication with management are essential before making any decisions.

Countryview Farms Manufactured Home Community Reviews
Very expensive lot rent, I bought a trailer December 7, 2024 and about 2 weeks later discovered the roof was leaking and I immediately told the front office and she said someone would be here to fix it, then said someone would be here right after January 1, 2025, well this is March 7, 2025 and I am still waiting for someone to fix my roof. Right after moving in, the water heater went out and the fridge quit working and the sewer backed up. I would not recommend moving to Countryview Farms
Mar 07, 2025 · Tammy StoutTrashy park they have hunting camera set up on random trees and poles pointing at people's houses you will get fined for anything and everything the manager is lazy she won't even have a conversation with you but she will give you a fine for your trash can sitting in front of your steps or your dog leash in your yard you can't have a pool you can't have anything in your yard or you get fined the place lies to you about everything to get you to move in and then fines and your house starts literally falling apart they slap the trailers together and call it a day half the maintenance people looked like meth heads when I lived there worst place to ever live don't do it
May 04, 2025 · Travis VannatterTerrible. Absolutely terrible. Unorganized and terrible at communicating. We've been here only 4 months, but the contract is 4 years, They'll fine you for anything. There's no communication at all. We now have a court hearing and a 400 lawyer fee plus the 350 we were going to pay for rent. We had a note on our door, about being late on the rent, and that was it. Nothing else so now we have to pay 700 for the rent and a lawyer plus our loan and utilities. Tracy is unreliable and is untrustworthy. Taking someone to court for being 2 weeks late doesn't sound like someone who has your best interest in mind. Also we're certain that we paid rent previously and some late fee's but they didn't have records of the late fees so we went to court. Do not trust Tracy! Always get a receipt and make sure that you have everything on record or else you will be fined and called a lier.
Apr 24, 2023 · Austin FutrellIt is absolutely ridiculous the amount of times the water is shut off at this park it happens just about weekly not just in the winter it's off today this very moment with no notice I will be moving from this park at the very first chance I get. The grounds are not kept well and the office doesn't care about anything except that you pay rent everything else can just be however it is. I've tried to contact the home office they will not contact me back my next step is the health department I guess. I realize the trailer park isn't always known to be the nicest of things to live in but it's cheap and that's typically why people I think choose a mobile home park but if the average person were to come through this park it definitely reassures every stereotype that you see about a mobile home park it is everything you think of in a negative tone about mobile home parks. There is literally a mobile home park on the grounds that is torn to bits with an ax I think went through it through a domestic dispute and it's just left here to rot that's only one of many examples I could give.
May 17, 2022 · Paul BechtelLiving here is asking for months of asking again and again to have maintenance work done. They won't mow your lawn and when you buy a lawnmower your fined for having it outside. If you love cats this is not the place for you. People dump their cats at this trailer park and you will be fined if you feed them. These people are monsters. Do not rent.
