Briarwood Estates is situated in Sealy, a town in Austin County, Texas, offering a more rural setting while still providing access to essential amenities and services. Sealy is located west of Houston, offering a quieter lifestyle with proximity to a larger metropolitan area. Potential residents might find the location appealing for its more relaxed pace and community feel.
When evaluating a mobile home park, understanding the living environment is paramount. The provided customer reviews offer a mixed perspective on Briarwood Estates. One resident expresses significant dissatisfaction, advising others not to move there due to alleged misrepresentation by the office ("sold a lie by Karen in the office"), issues with neighbors (unleashed dogs, nosy behavior), and a lack of responsiveness from management regarding concerns and financial difficulties. This review also mentions additional fees for services like trash pickup and miscellaneous charges, alongside the lot rent, leading the resident to believe they are being overcharged for the value received. The restricted access and additional cost for the swimming pool are also highlighted as negative aspects.
Conversely, another resident describes Briarwood Estates as a "nice and quiet community" but points out two key areas needing improvement: a significant feral cat problem and yard drainage issues around some homes. The overpopulation of stray cats is described as leading to an overwhelming smell of cat urine. The poor drainage is causing water to accumulate against the porch of at least one home.
These reviews suggest that while Briarwood Estates might offer a degree of quiet community living, potential residents should be aware of potential issues with management responsiveness, additional fees, pet control, and infrastructure maintenance. It is crucial to weigh these concerns carefully when considering this mobile home park.
Information regarding specific services and features offered at Briarwood Estates is limited in the provided data. Typically, mobile home parks may offer services such as:
- Individual utility hookups for each mobile home lot (water, electricity, sewer).
- Trash and waste disposal services.
- Maintenance of common areas.
- Potentially, recreational facilities like a swimming pool or playground.
- On-site management office.
However, the negative review indicates potential issues with the cost and accessibility of some of these services, such as the additional fee and restricted hours for the swimming pool. The mention of an $81 monthly charge for trash pickup also suggests that these costs can be a significant factor in the overall expense of living in the community.
Promotional information for Briarwood Estates is not included in the provided text. Generally, mobile home parks might attract residents by highlighting:
- Affordable lot rental rates.
- A family-friendly or quiet atmosphere.
- Community amenities such as clubhouses, swimming pools, or green spaces.
- Convenient location with access to local services and attractions.
Given the mixed feedback, potential promotional claims should be carefully evaluated against the reported experiences of current residents. The positive comment about a "nice and quiet community" might be a potential selling point for some, but the concerns raised about management, fees, and maintenance issues need to be thoroughly investigated.
In conclusion, Briarwood Estates in Sealy, TX, presents a mixed picture for potential residents seeking "RV parks near me" with an interest in mobile home living. While one resident describes it as a potentially "nice and quiet community," significant concerns have been raised regarding management responsiveness, additional fees, a feral cat problem, and infrastructure issues like yard drainage. Prospective residents are strongly advised to visit the property in person, carefully inspect the grounds and facilities, and if possible, speak with multiple current residents to gain a comprehensive understanding of the living conditions and management practices before making a decision. It is essential to ensure that the community aligns with your expectations and provides a comfortable and well-managed living environment.
Our platform aims to provide objective information to aid your search for the right mobile home community. Briarwood Estates Reviews
Please don’t Move here I’m sorry to be writing this review I’ve been here about 1 year. Living here I was sold a lie by Karen in the office. From the neighbors not leashing up their dogs to nosy neighbors in your business every single day. That was times. I have asked the office for a call back to speak about certain issues and I get nowhere. This month I find myself falling a little short I overdraft my account just to pay the $800 when I went to ask Help with this issue I couldn’t even get a call or speak to the manager name Karen. They could’ve waived the late fees they could’ve helped someone out they make tons of money in this little mobile home park, but when someone falls short, they would rather stomp them to the ground than actually help them up,I’ve made the mistake and I have to live with that now but $81 for trash pick up $30 for another 25 for miscellaneous. I think they robbing me here and let’s say $596 for lot rent. I really do believe these mobile homes are ripped off being here year yeah. oh, let’s talk about the swimming pool you have to buy a $10 pass to be able to go and it’s only open from 10 to 8 PM and they put a lock on it every night.
Jul 10, 2024 · Brandy N. SundayI live here, and I would recommend people here if a few things would be changed. It's a nice and quiet community. The ferral cats have completely gotten out of control and need to be resolved. Every night, there is at least 20+ stray cats running around which is too much. The smell of cat urine is becoming overwhelming at times. The other thing I would love to see fixed is the yard drainage for a few of the homes. Just outside the porch of my home it tends to hold water up against my home.
Dec 29, 2023 · Austin GustafsonOur sales lady was well informed about the community and homes they have for sale. Loved the fact that they been there for good amount of years and it still kept well maintained.Everyone seems to keep there homes in great condition and not too many cars parked everywhere. Very clean!!!
Jan 29, 2024 · Connie TranI love living here. I purchased a new mobile home and moved in 19 months ago. It's quiet, for the most part. You do get the occasional loud party going on too late. But you get that everywhere. It's a very pretty community - well kept up and all the neighbors I've met, are very nice. Quite a lot of retired as am I. We do have problems with people driving too fast but again, you get that in any community.I find the office staff responsive and friendly. I've noticed others have commented about the train and the noise from I-10 and businesses. But I quite noticing that about a month after moving here. I lived in Houston for 43 years and I'm loving the small town of Sealy. I find it very peaceful and quiet. Great place to live!
Dec 19, 2020 · Debra HallWe stopped for information at the office, and they were very welcoming and respectful. Alejandra (Aly) did an excellent job showing us around and giving us all the information needed at the time. I did not feel rushed at all, and she gave us the time to see in details everything we wanted to see. She was very friendly and understanding with my son, who has autism and was overstimulated at the moment. Thank you for your time!
