Carriage Cove Introduce
For local residents in the Sanford, Florida area exploring long-term housing options, particularly within established mobile home communities, it's important to research and consider various perspectives. While our platform primarily focuses on "RV parks near me" for short-term recreational stays, we aim to provide relevant information to our local users who may also be interested in learning about mobile home parks in their vicinity. In this context, we would like to introduce you to Carriage Cove, located at 500 Carriage Cove Way, Sanford, FL 32773, USA. Based on recent customer feedback, Carriage Cove presents a community with a long history but also some significant concerns raised by current residents regarding management and community standards.
Situated in Sanford, Florida, Carriage Cove benefits from its location in Seminole County, offering a suburban environment with proximity to various amenities, services, and the greater Orlando metropolitan area. While one long-term resident of 19 years described it as a "Wonderful Community" with a "Great Mgr., And Staff," a more recent review from a resident of nearly 20 years paints a contrasting picture, indicating a perceived decline in the community's quality. This discrepancy suggests that the living experience at Carriage Cove may have changed over time, particularly concerning current management and staff.
Information regarding the specific services and amenities offered at Carriage Cove is limited in the provided reviews. Typically, mobile home parks offer essential utilities such as water, sewer, and electrical hookups for the homes. They may also provide common area maintenance and paved streets. The positive review from 19 years ago might reflect a time when the park offered a higher level of service and maintenance. However, the more recent review alleges that the "current management and staff is the worst ever" and that they rarely venture out of the office to oversee the grounds unless it's for negative reasons. This raises concerns about the current level of community upkeep and responsiveness to resident issues.
The features of Carriage Cove appear to be a point of contention based on the contrasting reviews. The long-term resident of 19 years highlights a "Wonderful Community," suggesting a positive social environment at some point. However, the more recent review describes a decline, pointing to a lack of rule enforcement and poorly maintained homes within the park. The reviewer expresses frustration with neighbors not adhering to pet waste rules, leading to unpleasant odors and damage to their property. The alleged inaction of the management in addressing these issues is a significant concern. The installation of a pet shelter without prior notice to nearby residents is also cited as a negative development.
The discrepancy between the two reviews, both from long-term residents, suggests a potential shift in the management style and community standards at Carriage Cove. The recent reviewer's experience indicates a lack of attention to grounds maintenance by some residents, which is allegedly not being adequately addressed by the current management. This paints a picture of a community where the quality of life may vary significantly depending on the adherence of individual residents to park rules and the effectiveness of the management in enforcing those rules.
Promotional information or specific details about lot sizes, types of homes accommodated, or community events are not mentioned in the provided text. For local users interested in learning more about Carriage Cove, including current lot availability, rental fees, and the current management's policies and practices, it is crucial to contact them directly at (407) 323-8160 or +1 407-323-8160. When you call, be sure to inquire about the current state of the community, the enforcement of park rules, pet policies, and the management's responsiveness to resident concerns. It would also be beneficial to ask about the overall upkeep of the park and any planned improvements or changes.
In the context of local users searching for "RV parks near me," it is important to understand that Carriage Cove is a mobile home park designed for long-term residency rather than short-term recreational vehicle stays. The contrasting experiences shared by residents highlight the importance of conducting thorough research and potentially visiting the community to assess its current condition and management practices. While the park may have once been a "Wonderful Community," recent feedback suggests potential challenges that prospective residents should be aware of.
For local individuals seeking a long-term living option in a mobile home park in Sanford, Florida, Carriage Cove presents a situation with both positive historical references and significant recent concerns. The long tenure of some residents suggests that the community may still hold appeal for certain individuals. However, the allegations of poor management responsiveness and lack of rule enforcement are serious factors that potential residents must carefully consider. It is strongly recommended to visit the park, speak with current residents (if possible), and thoroughly vet the current management's approach to community maintenance and rule enforcement before making any decisions about residing at Carriage Cove.
While our platform focuses on "RV parks near me," we aim to provide relevant information to our local users exploring various housing options. Carriage Cove offers a long-established mobile home community in Sanford, but the recent feedback indicates a need for thorough investigation by prospective residents to determine if the current living conditions and management practices align with their expectations for long-term residency.

Carriage Cove Reviews
Living Here 19 Yrs. Wonderful Community. Great Mgr., And Staff. I Have A Mfg. Home.
Mar 07, 2025 · Frank Frenchi have been living here almost 20 yrs and have watched it go down hill. Current management and staff is the worst ever. They're easy to find since they never leave the a/c office and actually view the grounds unless they have something negative. Recently read Aug 2024 newsletter and how much has been accomplished, many of those things were not accomplished by them but by other parties and were probably necessary. I was not given notice that a pet shelter was being put in...but it seems it has and unfortunately it's located next to me!!!!! My neighbor has 3 dogs and 4-6 cats, that are allowed to urinate freely on my lawn, it has become so saturated that my grass on that side is dead and I will probably be notified by them to fix it, at may expense. The odor is so bad I can't open windows on that side of my house or the back door. It's so bad vendors wonder how I can live here. NO CHOICE!!!!!!!! I called the and spoke to Arie and she told me i needed proof. sorry but i am unable to get them all together for a family photo! I don't expect anything to be done, by the way their grass is in excess of 24 inches so the animals use my mowed lawn and i have noticed often they never pick up after so be prepared should you decide to choose Carraige Cove as your final destination!
Aug 07, 2024 · Vincent TrunfioY'all claim to be open every 1st & 3rd Saturday of every month & Here it is the 3rd Saturday of February at 10:45am and no one is here in the office.
Feb 22, 2025 · Lauralea LewisI don't live here thank the lord..I went in here an applied for a house to rent I knew my credit was bad(medical bills)but I have good rental history..so it was me wife and mother the fee is 50bux a piece. I told the lady about daughters who come back for college just for a cple weeks on break she said as long as it's not more than 30 days..I was ok with that cause they wouldn't be...well got denied and they said it was credit..so then they were like "let us talk to ur current landlord "wich was no problem I pay my rent..but she lied and never called..then that didn't work she told my wife "well ur husband said u have kids that come home for break and that the neighbors would rat me out for having my kids there.. . They used every excuse not to take us and they knew that before I gave them 150 bux for the application. My point is please whoever reads this do not ever trust this little village of liars!maybe that's y this home has been up for rent for 6 month
Aug 22, 2024 · Mac RussellMyself and my family have been here for 8 years and now that Priscilla Bobe is the manager we are constantly harassed (about a car, but I found out there are residents here that are her friends and they are allowed to have trailers etc in their yards), discriminated against and our water bill has surprisingly jumped extremely high. I have reported them because what is going on is not legal. I work too hard and I refuse to be mistreated by new management because of their wrong doings and whatever personal issues they may have. My children have even been picked on by them, yet others walking their dogs don’t pick up the dogs feces on my yard and nothing is said. I confronted Priscilla one day when her and the assistant manager Quiara Arroyo were walking around my house taking pictures and I asked them why are they constantly at my home taking pictures but I never see them at the other houses, she said there are too many homes to get all of them so basically because I’m right across the street I get picked on the most. I have a piece of siding that I lost in the hurricane and the trim of my roof I’m still fighting with insurance about because it was to be fixed along with the roof. I explained all of this to them, I was even about to get rid of the car until I drove around the community and saw so many trailers etc in other yards. Harassment, discrimination, intimidation and illegally up charging for their profit is against Fair housing act policy. Some people can be intimidated but I can not be, my appearance makes other think I am uneducated and not intelligent enough to know laws but she picked on the wrong family. I also reported the cars that speed in the community and again nothing is done by management. A gentleman lost his life right in front of my house because of a car speeding through the community yet cars still speed through, my children and other children walk their dogs around here and that should be taken seriously but Priscilla is more concerned with the car in my driveway and missing siding than the safety of people walking in the community.
