Coachlight Village North Introduce
Coachlight Village North is a mobile home park located at 195 Coachlight Dr in Topeka, Kansas. For local users exploring the "RV parks near me" category, it's important to understand the full spectrum of residential options available for longer-term stays. While Coachlight Village North primarily serves as a community for manufactured homes, individuals considering long-term residency in suitable recreational vehicles might also find it relevant to their search. However, it is crucial to approach this community with careful consideration due to recent feedback from its residents.
Based on the available online customer reviews, Coachlight Village North appears to be facing significant challenges related to its management and overall upkeep. Multiple reviewers have expressed strong dissatisfaction with the current state of the park. One resident described their experience as "absolutely terrible," citing unresponsive and unreliable management. This review details broken promises, poor maintenance, and concerns about unsafe living conditions. The reviewer also stated that the rent is excessively high relative to the quality of the trailers and the lack of upkeep, mentioning issues such as a non-functional sink, gas leaks, and a persistent odor of cat urine. The concluding advice from this reviewer is to "Avoid this place at all cost," which is a serious warning for any potential resident.
In a follow-up to what appears to be a management response, the same reviewer emphasized the need for genuine human interaction to address concerns effectively, stating that auto-replies are inadequate. They also indicated a consistent lack of resolution despite repeated contacts with customer service and an unsuccessful attempt to reach a district manager. This highlights a significant breakdown in communication and problem-solving from the management's side, according to this resident's experience.
Another, more recent review echoes these negative sentiments, stating that the park has "gone down hill" under the new management, which replaced a previous manager named Jessica who was highly regarded by the tenants. This reviewer claims that the new management is uncaring towards tenants and has raised rents to "ridiculous prices" without maintaining the park adequately. Specific issues mentioned include a swimming pool that remained "nasty" and unopened throughout the summer despite promises, and a water leak that persisted for "MONTHS" causing a foul odor until it was finally fixed after numerous complaints. Furthermore, the reviewer points out restrictive pet policies, with pets reportedly required to stay indoors and not even allowed to be off-leash in their own yards.
A particularly concerning aspect raised in this review is the presence of numerous abandoned and dilapidated homes within the park, which the reviewer claims are not being addressed because funds are allegedly being spent on "corporate retreats" rather than tenant needs. This paints a picture of a community struggling with neglect and mismanagement. The reviewer concludes with a direct plea for the management to "Do better Coachlight!!" and suggests that the poor conditions are the reason for difficulties in retaining residents.
Considering these consistent and serious negative reviews, potential residents, including those who might be considering Coachlight Village North for long-term RV stays (if permitted), should exercise extreme caution. The feedback indicates significant issues with management responsiveness, maintenance, safety, and overall living conditions. The high rent mentioned by multiple reviewers further exacerbates these concerns, suggesting a poor value proposition for residents.
For individuals searching within the "RV parks near me" category, Coachlight Village North, based on this recent feedback, does not appear to align with the typical expectations of a well-maintained and responsive community. While it is possible that some aspects of the park might be adequate, the overwhelming negativity in the reviews regarding fundamental aspects of living, such as safety and maintenance, cannot be ignored.
If, despite these warnings, someone is still considering Coachlight Village North, it is absolutely crucial to conduct thorough due diligence. This would involve:
- Contacting Management Directly: Reach out to the provided phone number, (785) 408-1498 or +1 785-408-1498, to inquire about current availability, policies, fees, and the management's response to the issues raised in the reviews. Pay close attention to their responsiveness and the substance of their answers.
- Visiting the Property in Person: A physical visit is essential to assess the current condition of the park, including the common areas, roadways, any amenities (if they exist and are functional), and the general appearance of the homes. Pay attention to any signs of disrepair or neglect.
- Speaking with Current Residents (If Possible): If you have the opportunity, try to speak with current residents to get their firsthand perspectives on the management, maintenance, safety, and overall living experience in the park.
- Inquiring About Pet Policies: For pet owners, the restrictive pet policy mentioned in one of the reviews is a critical factor to verify directly with the management.
- Assessing Security Measures: Inquire about any security measures in place to ensure resident safety.
Given the severity of the issues raised in the reviews, it would be prudent for prospective residents to explore other options within the "RV parks near me" category in the Topeka, KS area. There may be other communities that offer better value, management, and living conditions. The negative feedback regarding Coachlight Village North suggests that significant improvements are needed to address the concerns of its residents.
In conclusion, the available online reviews for Coachlight Village North paint a concerning picture of unresponsive management, poor maintenance, unsafe living conditions, and high rent. Potential residents, including those seeking long-term RV accommodations, should be extremely cautious and conduct thorough due diligence before considering this community. It is highly recommended to explore alternative options in the Topeka, KS area that may offer a more positive and stable living environment. The issues raised by current residents warrant serious consideration and highlight the potential risks associated with residing at Coachlight Village North in its current state.

Coachlight Village North Reviews
Absolutely terrible experience. Management is unresponsive and unreliable. Broken promises, poor maintenance, and unsafe living conditions. The rent is too high for the quality of the trailer and the lack of upkeep. I've had to deal with a non-functional sink, gas leaks, and a constant stench of cat urine. When walking outside to your own porchAvoid this place at all costResponse to below responseTo truly address concerns and make things right, genuine human interaction is crucial. Auto-replies are inadequate.Secondly, I've consistently contacted the same customer service number to express my concerns. The representatives consistently promise to investigate and resolve the issues, but these promises remain unfulfilled.I've also attempted to contact [Laughlin lady (District manager)], but have received no response.I urge you to improve your customer service and address these concerns with genuine attention and resolution.
Dec 13, 2024 · Khrystal WilliamsThis place has gone down hill. The management sucks now; they replaced Jessica who was amazing and actually cared about the tenants. BRING HER BACK she made a difference. New management does not care about the tenants and raise our rent to ridiculous prices but can’t keep the park up to par. It’s pathetic and they wonder why they can’t keep anyone in the park. No pool it’s been sitting nasty as shown below all year never opened for the summer as promised, had a water leak for MONTHS running through the whole trailer court smelling nasty they finally got fixed just recently due to so many complaints, can’t have pets and if you do they have to stay inside can’t even hang out in there own yard unless on a leash so no freedom, Half the homes are abandoned and or falling apart but can’t fix them because they spend our money on corporate retreats rather then taking care of there tenants. Do better Coachlight!!
Nov 14, 2024 · Christinia CottThis place is horrible. My grandparents have lived here now on year 2. Last summer it took WEEKS to get the A/C working, so many hot days and they were miserable. This winter, they DENIED fixing the furnace, which is not legal by the way, you are required to provide heat. This summer is beginning, the house is miserable yet again, because they won’t fix anything. I will be contacting an attorney on their behalf because this is absolutely outrageous. Shame on you for being horrible landlords. POS, they pay your rent and abide by your contract, you should be providing with WORKING heat/air & appliances
May 08, 2024 · Jordan TuckerBeen here for about 5 months. The current property manager (Jessica) really tries to keep a clean, safe neighborhood. I appreciate that she addresses issues promptly and takes pride in the park. There are some louder residents, but overall, it's a community and people generally look out for one another. It has been a good experience so far. I would love to see the community come together for monthly meetings, or host community activities with the blessing AND support of management.
Nov 01, 2022 · Michelle IrvineI live at coach light north and Jessica is a really good manager. Anytime there's an issue with anything she is quick to get to the bottom of it. Some of the new tenants hat have moved in over the summer have a very disrespectful kids, I am so glad that Jessica is our manager because she took it upon herself to make sure that these "parents" get there kids under control. Whenever there's anything wrong with my trailer she is always prompt to get somebody to look at it immediately unlike the manager before who let us live in a trailer with no air conditioner the entire summer of solving the problem was to put three window air conditioners not very professional. Anyways all I can say is this place has got a lot better since we got a new manager Jessica you're awesome
