Colonial East Manufactured Home Community boasts an enviable location just off Coastal Highway/Route One, placing residents minutes away from the renowned beaches of Delaware, including Rehoboth Beach itself and the historic fishing town of Lewes. It's important to acknowledge a past concern regarding the new owners, RHP Properties, and the right of first refusal process. A review mentioned, "Don't do business with the new owners RHP Properties. The appropriate time to exercise their right of first refusal would have been when reviewing our offer. RHP took the house after allowing the seller to accept our offer, approval by the community, and paying the deposit, home inspection, pest inspection, appraisal, and application fee." The right of first refusal (ROFR) is a contractual right that gives a party the option to match or decline to match an offer on an asset before the owner can sell it to someone else. This feedback highlights the importance for prospective buyers to thoroughly understand the terms and conditions related to property sales and ROFRs within the community, especially when dealing with new ownership or management, and to seek legal counsel if necessary. The contact numbers for Colonial East are (302) 567-5128 and +1 302-567-5128, which can be used to inquire about current policies and available homes.
Colonial East Manufactured Home Community periodically offers promotions to facilitate homeownership within the community. While specific promotions can vary, they are generally designed to make the dream of owning a home at the Delaware Shore a reality. These promotions may be available for homes listed above a certain price threshold or for those applying, being approved for residency, or closing within a specified promotional period. Prospective buyers are encouraged to inquire directly with the sales office about any current home sale promotions or incentives that might be available.
The community frequently has several units for sale, catering to both full-time residents and part-time residents seeking a vacation home near the beach. New construction homes are occasionally available, offering modern designs and features. The community prides itself on providing an affordable yet highly sought-after place to live, combining quality housing with a quiet community life. The emphasis is on making homeownership accessible, with various financing options potentially available to meet individual needs. With its long-standing history of over 42 years serving the Delaware Shore and its commitment to providing a modern, attractive manufactured housing community, Colonial East continues to be a viable and appealing housing alternative in Rehoboth Beach.

Colonial East Manufactured Home Community Reviews
Colonial East is a Mobile Home Park - not an apartment building! It is a very nice, clean, quiet place to live. There are several units for sale. Most units are owned by part-timers but there are many full-timers living here, too. It is a very pet-friendly place and we all watch out for one another.
May 30, 2018 · Wendy Duvall KovinDon't do business with the new owners RHP Properties. The appropriate time to exercise their right of first refusal would have been when reviewing our offer. RHP took the house after allowing the seller to accept our offer, approval by the community, and paying the deposit, home inspection, pest inspection, appraisal, and application fee.
Sep 01, 2022 · Catapult ColorsRHP Properties decided to use Right of First Refusal after already approving us and allowing the seller to accept our offer. They then increased the lot rent from $540 to over $800 per month. Your application fee will not be refunded.
Sep 01, 2022 · Dan EganI find this mfg living community to be well maintained, strict bylaws with people that care about their properties. With the exception of a handful of messy homes, it's very nice. The location is the best in the area
May 02, 2023 · Paulajane GermackThe Best Mobile home park in Rehoboth; rent is very reasonable compared to other parks.
