Angola By the Bay Association Introduce
Angola By the Bay Association, located at 33457 Woodland Cir, Lewes, DE 19958, USA, is a unique and highly desirable community that blends the appeal of waterfront living with an abundance of recreational amenities. While the term "mobile home park" might typically evoke a certain image, reviews consistently highlight that Angola By the Bay is far more – a "pretty cool community with many different houses" that offers a diverse and engaging lifestyle. For those searching for "RV Parks Near Me" who are contemplating a long-term or permanent residence with extensive facilities, Angola By the Bay presents a compelling and often superior alternative to traditional RV resort offerings.
The environment at Angola By the Bay is one of its most significant assets. Situated on the beautiful Rehoboth Bay, the community provides "beautiful views of the bay" and direct access to Delaware's inland waterways and the Atlantic Ocean. This makes it a paradise for water enthusiasts, offering opportunities for boating, fishing, crabbing, and kayaking right from within the community. The presence of a "crabbing dock" (where you "can fish it regardless what the old heads say") is a testament to the community's dedication to water-based activities.
The community is nestled in Lewes, Delaware, a historic town known for its charming downtown, unique shops, and culinary scene. Lewes provides a more relaxed pace of life compared to some of the more bustling beach towns, yet still offers convenient access to all the amenities one could desire. Angola By the Bay itself features "many different houses," indicating a variety of architectural styles and sizes, which contributes to an "eclectic homes" aesthetic praised by residents. The internal landscape includes "dirt trails" for biking and walking, providing residents with opportunities to enjoy the outdoors within the community itself. The overall impression is one of a "clean park" with "friendly residents," creating a welcoming and harmonious living environment.
Geographically, Angola By the Bay is strategically located within minutes of the popular Delaware beaches, including Lewes Beach, Rehoboth Beach, and Dewey Beach. This proximity allows residents to enjoy the vibrant coastal scene, tax-free shopping, and diverse dining options. However, as one resident noted, when heading south for shopping, "Rt1 is just awful," hinting at potential traffic congestion during peak seasons. Despite this, the balance of serene bay living with easy access to lively beach towns makes Angola By the Bay's location highly desirable. The community also benefits from being within the highly regarded Cape Henlopen School District.
Angola By the Bay prides itself on offering a rich array of services and features that support an active and social lifestyle. This goes well beyond what is typically found in a standard "mobile home park" and aligns more with a resort or residential community, making it highly attractive to those searching for a long-term, amenity-rich place to call home:
Private Marina & Boat Ramp: A standout feature, the community boasts a private marina with a boat ramp and three deep-water marinas with over 240 slips. This provides seamless access to Rehoboth Bay and the ocean, perfect for boating, fishing, and water sports. A "kayak launch & storage area" is also available.
Multiple Crabbing & Fishing Piers: For those who love to fish or crab, there are three dedicated piers, offering abundant opportunities for these popular coastal pastimes.
Swimming Pool: A "nice and chill" saltwater pool is a central feature, providing a refreshing escape during the warmer months. There's also a shallow wading pool for younger guests.
Clubhouse and Greenberg Pavilion: These facilities serve as social hubs for residents, hosting community events and providing spaces for gatherings and cookouts. The Greenberg Pavilion is described as a "pleasant place for a cookout."
Extensive Sports and Recreation Facilities: Angola By the Bay is equipped with a wide variety of sports courts, including basketball, pickleball, shuffleboard, softball, tennis, volleyball, and bocce ball courts. Much of the equipment is provided by the Association, encouraging active participation.
Playground: A "state of the art Playground for the kids is getting rave reviews," catering to families with children.
Walking and Biking Trails: Over "8 miles of walking trails" wind through the community, offering picturesque routes for walking, jogging, and biking, including "dirt trails."
Pet-Friendly Environment: The community is generally pet-friendly, though specific rental units might have restrictions, as seen in some vacation rental policies. Permanent residents should confirm pet policies with the Association.
On-Site Management: The Angola By the Bay Association (ABTB) has an office with regular hours and a dedicated phone number (302-945-2700), providing a point of contact for residents and managing community affairs. The Angola Community Homeowners Association (ACHA), an independent entity, also works closely with management on various community matters, including pool safety, neighborhood watch, and youth activities.
Home Ownership and Property Types: Angola By the Bay features a mix of property types, including manufactured homes, single-family homes, and waterfront properties. Homes are typically owned, and residents pay an annual Association Fee (e.g., $800/year, as seen in some listings), which often covers common area maintenance, amenities, and security. Homes vary in size, from 2-bedroom/2-bathroom units to larger 4-bedroom/3-bathroom residences, often featuring open floor plans, vaulted ceilings, and landscaped lots with irrigation systems and sheds. This diverse housing stock appeals to a wide range of buyers, from those seeking a full-time residence to those looking for a seasonal getaway.
Angola By the Bay is promoted as a "great community of friends, water and eclectic homes." The emphasis is on fostering an active and engaging lifestyle for all ages. For those searching "RV Parks Near Me" who are looking for a more permanent and amenity-rich coastal home, Angola By the Bay offers a compelling proposition that significantly exceeds the offerings of a typical RV park. The abundance of recreational facilities ensures that residents always have "something to do just outside your door."
The "community of friends" aspect is frequently highlighted in reviews, indicating a strong social fabric. Regular community events and activities, supported by the Association and the ACHA, further strengthen these bonds. The tranquil streets, combined with the comprehensive amenities, offer a blend of relaxation and activity that is highly sought after. The ability to "enjoy our stay overall" is a common sentiment among residents and visitors.
The location in Lewes, with its proximity to attractions like Rehoboth Beach, Dewey Beach, and the Delaware Seashore State Park, means residents can easily venture out for more entertainment, dining, and shopping experiences. However, the comprehensive amenities within Angola By the Bay itself mean residents may not always feel the need to leave the property for fun and recreation. The availability of homes for sale at various price points, from more affordable manufactured homes to larger single-family residences, makes this desirable lifestyle accessible to a broader demographic. To learn more about available properties, HOA fees, and specific community rules, interested individuals can contact Angola By the Bay Association directly at (302) 945-2700 or +1 302-945-2700. The community's website (angolabythebay.org) also provides detailed information on amenities, rules, and contact information for various committees.

Angola By the Bay Association Reviews
Mobile home park? No way. Pretty cool community with many different houses. Nice to bike. Some dirt trails. Crabbing dock(yes you can fish it regardless what the old heads say). I fished Milton Fishing Pier, far better and less than 30 mins away. The pool was nice and chill. Benches down by the water.Head south to do shopping. Rt1 is just awful. We enjoyed our stay overall.

Jul 08, 2024 · Maureen ArsolaBeen coming here since I was a kid and always a wonderful place too stay. However with all the new communities springing up outside Angola will make me think of other vacation places.
Jun 08, 2020 · AustinI have been coming here since I was a little girl so maybe 20+ years and we mostly love this place for family vacations. However, their rules that they enforce got me a little frustrated when we were there last in Aug of 2023. One evening they were my 6 yr who swims in the deep end, and the next day they had a problem with it and told him he couldn't swim in the deep end without some sort of flotation device. However, the day before my mom heard them tell other children they couldn't be in the deep end with flotation devices soooo...🤷🏼♀️ Which is it? Rules to be about safety not whether or not someone feels comfortable watching your child swimming. My child has been swimming since last summer and he is a very competent. Young yes, but able. So just beware when you go to the pool that one day the rules may be different than the next depending who is on duty.
