Rehoboth Shores Introduce
Rehoboth Shores, located at 26335 Goosepond Rd., Millsboro, DE 19966, USA, is a distinctive manufactured home community that offers year-round living with a strong emphasis on waterfront access and a resort-like atmosphere. For those searching under the category of "RV Parks Near Me," Rehoboth Shores presents a compelling option, transitioning from temporary RV stays to a more permanent and amenity-rich manufactured home lifestyle near the Delaware beaches.
The primary environmental appeal of Rehoboth Shores lies in its direct connection to the water. The community is situated off a tributary of Rehoboth Bay, offering residents "easy access to the bay and the Atlantic Ocean." This makes it an ideal location for individuals who enjoy boating, fishing, and other water-based activities. The presence of a 300-slip marina within the resort underscores this focus on waterfront living. Being in Millsboro, Delaware, also means residents are just "20 minutes from Rehoboth Beach," a popular coastal destination known for its boardwalk, shopping, and dining. This proximity allows for a balance of tranquil community living with the vibrant energy of a beach town.
However, it is important to address some environmental concerns raised in customer reviews. One review highlights issues with road maintenance during winter, stating that the community "never do anything to clear the roads from snow, they do not salt." This can lead to hazardous conditions, such as vehicles sliding and getting stuck in ditches, and points to a potential area for improvement in winter weather management. Another review describes the community's general appearance as "a mess" and suggests it "maybe a lower income area." While individual perceptions and property conditions can vary, these comments indicate that while the location boasts natural advantages, there might be inconsistencies in overall community upkeep. Prospective residents are encouraged to conduct a personal visit to assess the current condition and maintenance of the community roads and common areas, particularly during adverse weather conditions if possible.
Millsboro itself enjoys a moderate climate with distinct seasons, offering a variety of outdoor experiences throughout the year. The town is recognized for its access to various amenities, including shopping, restaurants, and premier golfing, which adds to the appeal of the surrounding environment for residents of Rehoboth Shores.
Rehoboth Shores, operating under the Sun Retreats brand (formerly Leisure Point RV Resort), provides a wide array of services and features designed to enhance the resident experience, going beyond what is typically expected from a basic "RV park." These amenities cater to a diverse range of ages and interests, making it an "All Ages Resort" that is also "Pet Friendly."
Key services and features include:
300-Slip Marina with Boat Dock/Launch: This is a cornerstone amenity, providing unparalleled access for boat owners to Rehoboth Bay and the ocean. It allows for direct engagement in water sports and leisure activities.
Community Swimming Pools: The resort boasts multiple pools, including a "sparkling outdoor pool," a "Heated Pool with Swim-Up Bar" (featuring both adults-only and family-friendly sides), and a "Family Pool" with zero-entry access and a splash zone for kids. These facilities are generally open from Memorial Day to Labor Day, weather dependent.
Clubhouse and Community Center: These facilities serve as central points for social interaction and planned activities.
On-Site Dining and Bars: Amenities like the "Paradise Landing Tiki Bar" offer waterfront views, refreshing drinks, and live music, while "Happy Jacks Cafe" provides breakfast, lunch, dinner, and ice cream options. This adds a convenient dining experience within the community.
Recreational Facilities: These include a basketball court, arcade, playground, jumping pad, crabbing pier, and volleyball net, ensuring entertainment for all ages.
Pet-Friendly Amenities: A dedicated dog park and pet-friendly beach areas cater to residents with furry companions.
Rental Options: The community offers various ways to stay, including beachfront cottages, waterfront RV sites, glamorous safari tents, and "long term stays" for those extending their getaways. Golf cart, bike, kayak, umbrella, and beach chair rentals are also available.
Utilities and Maintenance: Listings for homes in Rehoboth Shores often mention included utilities such as water, sewer, trash removal, and cable TV, which simplifies living for residents. The general rules and regulations mention "on-site management and team" for addressing issues, although the review about winter road maintenance indicates that residents might sometimes feel that management is not responsive to all safety concerns.
Homes for Sale: Rehoboth Shores offers manufactured homes for sale, providing opportunities for homeownership. These homes vary in size (e.g., 2 to 4 bedrooms) and features, with some recent listings indicating modern updates and competitive pricing for the area. The "manufactured home rentals" available indicate flexibility for those not ready to purchase immediately.
Rehoboth Shores actively promotes itself as "Delaware's Premier Waterfront Campground" and a resort where "it's all about the water." The emphasis is on providing a comprehensive leisure experience, even for long-term residents. The range of amenities, from the marina to the pools and dining options, paints a picture of a vibrant and active community. For individuals searching for "RV Parks Near Me" who are looking for a more permanent base with extensive facilities, Rehoboth Shores positions itself as an ideal choice, offering manufactured homes alongside traditional RV sites and lodging.
The "Open Season" for RVs and seasonal stays is April 1 to October 31, while manufactured homes offer "Jan 1 - Dec 31" residency, highlighting the year-round living aspect for mobile home residents. The presence of planned activities further encourages community engagement and interaction among residents. The community's location near local attractions, including shopping, restaurants, and premier golfing, adds to its lifestyle appeal. Contacting Rehoboth Shores at (302) 945-1500 or +1 302-945-1500 allows prospective residents to inquire about "Homes for Sale," current rental options, and specific details about the rules and regulations that govern the community.
While the negative reviews regarding winter road conditions and perceived community appearance present challenges, the comprehensive list of amenities and the emphasis on waterfront living and a social environment remain strong promotional points. It is crucial for potential residents to weigh these factors, consider the value of the included amenities, and conduct personal due diligence to ensure the community aligns with their expectations for a long-term home.

Rehoboth Shores Reviews
Visited a friend in the development and apon leaving my truck slid on ice and buried in the community ditch. Every time IVisit this community, they never do anything to clear the roads from snow, they do not salt, and they had told me that my truck getting stuck was not their problem. But the front office was clear, salted and non icy. This is absolutely ridiculous, for anyone living here. And not to mention I was being yelled at my residents driving by when I was getting towed out of the ditch. The people who run this park is a joke and do not know how to operate this community for residents safety and respect.

Jan 01, 2025 · David EbbesonI lived there and I loved it! Super convenient, but also away from the ruckus of the main road. Rehoboth was 12-15 minutes away, but I could go to local stores if I did not feel like driving that far. It is a gorgeous neighborhood with respectful staff! The staff was always very nice and security patrolled like clock work to make sure the neighborhood was safe. I especially enjoyed the cute little private beach in the back of the community. After a long day of work in the summer I took a dip here and there. With the units, I would say look for an all electric setting so that you do not incur the high gas costs. I also had FIOS, so I was satisfied especially with the fact that other places I've lived did not offer fits at all! The only drawback for me was winter. The snow was a beast. The community is somewhat off of the main road and we did not always get proper plowing in the community. However, many of us banded together to help each other out and we did have local trucks come through so that we were not completely stuck. I would definitely rent again if I were to move back to DE.
Oct 26, 2017 · Lee4 years leaving here and I have to say that is very nice and secure place... Good security, they drive around to the park many times durant the day.. They have a gate and cameras on the entrance . I never had any problems with my neighbors... Everyone take care their own business.. I rent the trailer from Rehoboth Shores and They do a inspection every three months and it's nice because makes everybody keep your own house nice and clean inside and outside...Lately the trash pick up is being late but I think is because of the end of the season..
Sep 06, 2017 · Leandro FreitasI like it there, my neighbor are good people and everyone minds there own.. it can be a little hard with all the rent and extra fees, but I’m glad we are still there and we were told we have one of the cleanest places there which goes a long way... they aren’t out of available spots regularly for a reason
