Colonial Estates Introduce
Are you currently searching for residential options in the Williamstown, New Jersey area? Your search might include platforms listed under the category "RV parks near me." While this category often features temporary accommodations for recreational vehicles, it can also encompass mobile home parks that offer a more permanent living arrangement. Colonial Estates, located at 1941 N Black Horse Pike, Williamstown, NJ 08094, USA, is one such community that requires careful consideration based on available online reviews.
Colonial Estates is situated on North Black Horse Pike in Williamstown, a town within Gloucester County, New Jersey. While the location itself may offer access to local amenities and services in Williamstown and the surrounding region, the limited customer feedback available online raises significant concerns regarding the management and financial practices of this mobile home park.
One particularly strong review advises against renting from Colonial Estates, describing their experience as "the worse!" The reviewer details issues encountered after moving out, specifically concerning the return of their security deposit. They allege that they were given "multiple excuses" for not receiving the deposit back, attributing these reasons to the management's "own negligence, not mine." The reviewer further claims that instead of taking responsibility, the management "continuously shifted the blame and refused to return what was rightfully mine." This individual expresses disappointment in the "lack of professionalism and accountability" and explicitly warns potential renters to "beware of their unethical deposit practices" and to "save yourself the stress and look elsewhere!" This review paints a concerning picture regarding the financial dealings and integrity of the management concerning former tenants' deposits.
Another review echoes negative sentiments regarding the management, stating that "before there were children running the place it was half ass maintained cuz the manager at time can't do everything. His help isn't great... bit now good luck if you get 3 more years!" This comment is somewhat ambiguous but suggests a history of maintenance issues potentially linked to understaffing or ineffective management. The reference to "children running the place" is unclear but seems to imply a further decline in management quality. The reviewer also specifically calls out a "black haired girl" working in the office, alleging that she "has to holds back tenants" and is described as "aweful!!!!" This feedback strongly suggests significant interpersonal and administrative issues within the management office, potentially leading to negative interactions and unresolved concerns for residents.
Given these two highly critical reviews, prospective residents should approach Colonial Estates with extreme caution. The allegations of unethical deposit practices and poor management, including potential maintenance issues and negative interactions with office staff, are serious red flags that warrant thorough investigation and consideration.
Due to the severely negative nature of the available feedback, it is challenging to objectively describe the positive aspects of the environment, services, or features of Colonial Estates based solely on this information. The reviews do not provide any insights into the physical condition of the park, the amenities offered (if any), or the overall community atmosphere. Therefore, any description of these aspects would need to be based on general assumptions about mobile home parks rather than specific information about Colonial Estates.
Typically, mobile home parks offer spaces for manufactured homes, and residents usually lease the land (lot). Basic services such as utility hookups (water, sewer, electricity) and road maintenance are generally provided. However, the negative reviews regarding management raise concerns about the quality and reliability of these services at Colonial Estates. Potential residents should be particularly wary of the management's responsiveness to maintenance requests and their adherence to fair financial practices, especially concerning security deposits.
The location in Williamstown, NJ, might offer certain local advantages, but these are overshadowed by the significant management concerns highlighted in the reviews. Williamstown is located in a more rural part of Gloucester County, offering a different lifestyle compared to more densely populated areas. However, the internal management and operational issues within Colonial Estates appear to be the primary factors for consideration, potentially outweighing any locational benefits.
Given the strong negative feedback, it is imperative for anyone considering residency at Colonial Estates to conduct extremely thorough due diligence. This should include, at a minimum:
- Direct Contact with Management: While the reviews are negative, attempting to contact the management at (856) 629-7456 or +1 856-629-7456 is still necessary to ask specific questions about lot fees, lease terms, deposit policies, maintenance procedures, and management practices. Pay close attention to the professionalism and transparency of the responses.
- Visiting the Property: A visit to Colonial Estates at 1941 N Black Horse Pike, Williamstown, NJ 08094, USA, is crucial. Observe the overall condition of the park, the maintenance of the grounds, and the general atmosphere.
- Speaking with Current Residents: If possible and comfortable, attempt to speak with current residents (outside the presence of management) to get their unbiased perspectives on living in the community, their experiences with management, and any issues they may have encountered regarding maintenance, security deposits, or other concerns.
- Reviewing Lease Agreements Carefully: If you are still considering renting after initial inquiries, meticulously review the lease agreement, paying close attention to the terms regarding security deposits, maintenance responsibilities, and any clauses related to management responsibilities and tenant rights.
- Checking with Local Tenant Rights Organizations: Research tenant rights in New Jersey and consider contacting local tenant rights organizations for information or advice regarding renting in mobile home parks and dealing with deposit disputes or management issues.
In conclusion, the limited online reviews for Colonial Estates in Williamstown, NJ, paint a concerning picture, particularly regarding the management's handling of security deposits and overall professionalism. Potential residents are strongly advised to exercise extreme caution and conduct thorough due diligence before considering this mobile home park as a long-term residential option. The negative feedback significantly outweighs any potential positive aspects that cannot be ascertained from the available information. It would be prudent to explore other housing options in the Williamstown area before committing to Colonial Estates.

Colonial Estates Reviews
They are the worse! I would not recommend renting from this place. After moving out, I was given multiple excuses as to why I wouldn’t be receiving my deposit back—all of which were due to their own negligence, not mine. Instead of taking responsibility, they continuously shifted the blame and refused to return what was rightfully mine. Their lack of professionalism and accountability is disappointing. If you’re considering renting here, beware of their unethical deposit practices. Save yourself the stress and look elsewhere!

Nov 17, 2024 · Faith JordanWe moved here in June. This is a very nice, safe & welcoming area. Neighbors are friendly. Wide range of homes to choose from & staff are absolutely wonderful. The only thing is, no pool or club house for the site fees & they are a bit high compared to Friendly or Shenandoah.
Nov 29, 2022 · Carol GarwoodI was being threatened by a psycho path that lived next to me and they hate black people. I complained to the office and I was continued being harassed by my neighbor and I was forced move. Please do not believe a word out there mouths or don't move here. There is also my other neighbor who likes to peek in women homes . Do not move on Colorado Ave. I am luck to move. The office people have nasty attitudes.
