Creek Wood Introduce
For those in search of "RV parks near me" in the Burton, Michigan area, Creek Wood Mobile Home Park is located at 3440 Creekside Blvd, Burton, MI 48519, USA. You can reach them by phone at (810) 742-2086 or their mobile number, +1 810-742-2086. While primarily a mobile home park, it's important to assess its suitability for RV stays based on available information and understand its features and services in the context of the "RV parks near me" category.
Based on online customer reviews, experiences at Creek Wood Mobile Home Park appear to be mixed, particularly concerning management and financial aspects. One long-term resident of approximately 2-3 years highlights several issues. Despite consistently paying rent on time and maintaining their yard, they report that the office staff frequently does not answer the phone. A significant concern raised is the discrepancy between promised and actual rent increases upon lease renewal. The resident states they were initially told by someone in the office named Jason that rent increases would be in the range of $15-20 per month. However, they claim that each renewal has resulted in increases of $40-45, in addition to paying all utilities. As a homeowner within the park, moving out is described as not a viable option, leading to a situation where their lot rent is almost double their mortgage payment. This reviewer also mentions restrictive lease terms for renting neighbors, who are allegedly limited to two one-year leases before transitioning to a significantly higher month-to-month rate. The overall sentiment of this review is negative, advising others not to move there and alleging dishonesty in portraying the community. The only positive aspect mentioned was the friendliness of the neighbors.
Another former resident, who lived in the park for seven years, echoes concerns about the office personnel, describing the lies as "never stopped." Specific examples include alleged misinformation about annual rent increases and the sale of a house with undisclosed significant issues, such as a leaking roof covered with paint, which reportedly would not pass an FHA inspection. This reviewer expresses the opinion that selling such homes "as is" should be illegal and wishes they could warn potential buyers. While they found the rent to be "fine," they strongly advise against purchasing used homes through the park office.
On a more positive note, this same long-term former resident acknowledges that "the park is very well kept, and the maintenance of the park is very good." This suggests that the physical upkeep of the community grounds is a strength of Creek Wood Mobile Home Park.
Considering the category "RV parks near me," it's crucial to analyze whether Creek Wood Mobile Home Park offers services and features typically expected by RV travelers. Standard RV parks often provide amenities such as individual hookups for electricity, water, and sewer at each site. They may also include communal facilities like restrooms, showers, laundry rooms, and recreational areas. Based on the provided information, it is not explicitly stated whether Creek Wood offers these specific amenities tailored for short-term or even long-term RV stays. The focus of the reviews is primarily on the experiences of mobile home owners and renters within the park.
Given the concerns raised about management transparency and unexpected financial burdens, individuals seeking "RV parks near me" for temporary stays might find these aspects concerning. The lack of information about dedicated RV amenities further suggests that Creek Wood may not be primarily geared towards accommodating recreational vehicles for short-term or transient stays. It is more likely that the park caters to individuals and families seeking long-term residency in mobile homes.
For local users specifically searching for "RV parks near me" in Burton, Michigan, it would be prudent to investigate other facilities that are explicitly advertised as RV parks or campgrounds. These dedicated RV parks are designed to meet the needs of RV travelers, offering the necessary hookups, services, and recreational facilities. They often have transparent pricing structures for daily, weekly, or monthly stays and are accustomed to accommodating a variety of RV types and sizes.
If, however, an individual is considering long-term living in a mobile home within the Burton area, Creek Wood Mobile Home Park is a community they might encounter. The positive feedback regarding park maintenance suggests a degree of care for the physical environment. However, the serious allegations concerning management practices, communication, and financial transparency warrant thorough investigation. Prospective residents should consider visiting the park, speaking with current residents (if possible), and carefully reviewing all paperwork before making any commitments.
In the context of "RV parks near me," the information available for Creek Wood Mobile Home Park indicates that it functions primarily as a residential mobile home community. While it is located in Burton, Michigan, and may appear in local searches, those specifically seeking short-term or medium-term RV accommodations with dedicated RV amenities should likely explore alternatives that explicitly identify as RV parks or campgrounds. These facilities are better equipped to provide the services and infrastructure that RV travelers typically require for a comfortable and convenient stay. The reviews for Creek Wood highlight potential challenges related to management and financial practices that may not be conducive to the expectations of RV park visitors.

Creek Wood Reviews
Have lived here for almost 2-3 years. Never been late and we take care of our yard . The office staff never answers the phone. Also when we moved here we were told by Jason In The office that the most our rent will raise at renewal is $15-20 a month. Each time it has raised between $40-45 dollars not to mention we pay all utilities. We own our home so moving out is not an option. Our lot rent is almost 2x the amount as our mortgage! Some of our neighbors rent and they can only sign 2-(1 year) leases and then they have to be month to month and the month to month rate is ridiculous . Don’t move here! They lie about everything to make this place seem great when it’s horrible. If you do buy a house here make sure you READ all paperwork! I gave one star because at least our neighbors are super nice.
Jul 29, 2024 · Casey BreckenridgeThe park is very well kept, and the maintenance of the park is very good. My issue is the office personnel. I lived in the park for 7 years, and the lies never stopped. Starting with lies about how much the rent goes up every year to selling a house that would never pass inspection in an FHA approval. Leaking roof covered with paint and much more serious problems. There should be a law against selling those houses as is. I wish I could warn the next person thinking of buying the house I walked away from. Rent is fine, but never purchase a used home through a park office.

Jul 20, 2024 · davon woodardI used to live here in 2010-2019 I'm 13 now I was born in 2009 when I was here I missed it I have a lot of good memories I remember all these kids playing outside and hanging out some kids were mean but you get passed that. There were cops sometimes but I heard someone got shot when I moved that's scary. But 1 thing I'll never forget about this place was that nostalgia feel about this place the sky and the weather was different me and my friend Jackson playing all the time this place with always have a special place in my heart and memories. But I think the place changed after I moved that's why I put the date when I lived here
