Crouse Mobile Home Park & Sales LLC, located at 23, 4141 Hamilton Eaton Rd, Hamilton, OH 45011, USA, offers a mobile home park environment with the added option of on-site sales of mobile homes. You can reach them at (513) 291-4003 or their mobile number +1 513-291-4003 for inquiries about residency and home sales. While mobile home parks primarily cater to individuals and families seeking a permanent or semi-permanent living arrangement, they can be relevant for those browsing "RV parks near me" if they are considering a long-term base for their manufactured home or are interested in purchasing a home within a community setting.
The available reviews for Crouse Mobile Home Park & Sales LLC offer a glimpse into the experiences of some residents, presenting a somewhat mixed perspective that potential residents should carefully evaluate. One recent resident expresses initial satisfaction with their new home, stating, "So far loving the new home. The move in has been slow, but so far so good." This positive initial feedback suggests that the quality of the new homes available within the park may be a significant draw for prospective buyers or renters looking for modern living spaces within a community environment.
However, another review raises more serious concerns about the living environment at Crouse Mobile Home Park & Sales LLC. This reviewer offers a somewhat cryptic piece of advice: "Just buy a travel trailer and you don't have pay a fine while living here. Train and Tornado death trap." This statement is quite alarming and suggests potential issues related to noise from nearby trains and a perceived risk associated with tornadoes. The mention of a "fine" is unclear without further context but could indicate specific community rules or fees that residents might incur. The strong language used ("death trap") warrants careful consideration and further investigation by anyone considering living in this park.
Considering the platform category "RV parks near me," Crouse Mobile Home Park & Sales LLC presents a community that not only provides long-term residential lots but also facilitates the sale of mobile homes. This dual aspect could be attractive to individuals who are new to the area or are looking to transition into mobile home living. The availability of new homes might offer modern amenities and designs that appeal to a range of preferences. However, the serious environmental concerns raised in one of the reviews cannot be ignored and should be a primary focus for anyone considering this location.
In terms of the environment, the positive review highlights the appeal of the new homes themselves. However, the negative review introduces significant environmental factors that could impact the quality of life and safety of residents. The mention of train noise suggests that the park may be located near active railway lines, which could lead to frequent and potentially disruptive noise levels. The reference to a "Tornado death trap" is particularly concerning and implies a perceived vulnerability to tornadoes, possibly due to the park's location, lack of adequate shelter, or other related factors. These environmental aspects present a stark contrast to the positive experience with the new home itself.
Regarding services and features, the reviews do not provide specific details about the amenities offered within Crouse Mobile Home Park & Sales LLC. Typically, mobile home parks provide essential utilities such as water, sewer, and electrical hookups at each lot. They may also offer services like trash removal and grounds maintenance. Some parks include additional amenities such as laundry facilities, community centers, playgrounds, or security features. The fact that the park is also involved in sales suggests that they likely have infrastructure to support new homeowners moving into the community. However, without further information, a comprehensive list of services and features cannot be provided.
Promotional information is limited based on the provided reviews. The positive comment about loving the new home could be used to promote the availability of modern, appealing housing options within the park. However, any promotional efforts would need to carefully address and potentially mitigate the serious concerns raised about train noise and tornado risk to maintain transparency and build trust with potential residents. It might be beneficial to highlight any safety measures in place for severe weather or any efforts to mitigate noise pollution, if applicable.
For local users searching for "RV parks near me" in Hamilton, Ohio, and considering a long-term stay at Crouse Mobile Home Park & Sales LLC, it is essential to weigh the positive initial experience with a new home against the potentially significant environmental concerns raised by another resident. The proximity to train lines and the perceived tornado risk are factors that could greatly impact the comfort and safety of living in this community. The unclear reference to a "fine" also warrants investigation to understand the community's rules and potential costs beyond lot rent or home purchase.
Prospective residents are strongly encouraged to conduct thorough due diligence before making any decisions. This should include visiting Crouse Mobile Home Park & Sales LLC to assess the environment firsthand, paying attention to any potential noise from trains and evaluating the park's preparedness for severe weather. It would also be crucial to inquire directly with the management about community rules, fees (including the mentioned "fine"), safety procedures, and any measures taken to address the environmental concerns raised in the reviews. Speaking with current residents, if possible, could also provide valuable insights into the day-to-day living experience in the park.
In conclusion, Crouse Mobile Home Park & Sales LLC in Hamilton, Ohio, offers the potential for new homeownership within a community setting. However, the serious concerns raised by one resident regarding train noise and tornado risk cannot be overlooked. Local users searching for long-term living options within the category of "RV parks near me" should carefully consider these potential drawbacks and conduct thorough research to determine if Crouse Mobile Home Park & Sales LLC meets their needs and safety expectations.

Crouse Mobile Home Park & Sales LLC Reviews
So far loving the new home. The move in has been slow, but so far so good.
Mar 20, 2025 · Chastity SmithJust buy a travel trailer and you don't have pay a fine while living here. Train and Tornado death trap.
Mar 21, 2025 · 883 Iron DieselHorrible experience living here. Since the new owners have taken over the place has plummeted . Starting with the lot rent has increased on nearly a monthly basis nearly doubling in a 6 month span on the premise that they are doing upgrades in the park that have not been done. They removed the only playground for children and the new rental agreement states that children may only play in the designated child's area that being now removed. They also are requesting keys to your home that you OWN so they can do inspections that you are doing updates on your home on the INSIDE! Absolutely ridiculous. They offer NO amenities that their other parks offer but want to charge the same amount in rent as those that have pools, clubhouses, playgrounds.. ect. There are several tenants that have been here 15+ years that now are having to leave their homes due to not being able to afford the continuously rising rent. Of course with inflation is understood that the rent would rise however nearly doubling for upgrades in the park that have not been done started or even have the space to do is ridiculous. After their purchase we looked into the other mobile home parks owned by this company and discovered they do not return any phone calls for any issues regarding the park several suffering from flooding issues that are a direct result from the parks negligence however people are find 50-plus dollars if their grass is over 4 inches tall. I agree people should take care of their homes with cleaning and clutter removal and so on so strict regulations on home maintenance is not absurd. However only having a 24-hour period to wash your home from the date of notice that your home needs power washed or you are fined is unrealistic and unmanageable especially for those who live here with disabilities. The new rental agreement is filled with outrageous rules for your children all the way down to how they can color with chalk on your sidewalk.
Feb 03, 2023 · Ellen DeemsThe park really is nice. Needs a few things so hoping the owner sees this and will eventually make a few necessary improvements where needed. I believe I speak for quite a few of the residents when I speak about the needed improvements. We have been seeing quite a few increases which is not easy on anyone but I understand it was bound to happen with how everything else has been affected by inflation and new market rates. The people that are unhappy and complaining about living here are the ones that will always be unhappy. You cannot help that. They will always have something to complain about. They will continue to live at Crouse and do nothing about it. My family and I have been here over 2 decades and that won’t be changing. I know it might be hard but we aren’t living in the 90s anymore. Times have changed and it’s time to accept that.
