Cumberland Estates Manufactured Housing Community Introduce
If you are exploring housing options in the Sulphur, Louisiana area and happen to be using the platform category "RV parks near me" as a general search for residential communities, it is important to note that Cumberland Estates Manufactured Housing Community, located at 1122 W Verdine St 40 Office, Sulphur, LA 70663, USA, is a manufactured housing community rather than an RV park. While both offer residential living, they typically cater to different needs and durations of stay. RV parks are generally designed for temporary lodging of recreational vehicles, while manufactured housing communities offer longer-term or permanent residency in manufactured homes.
Given the distinction, it is crucial to consider the specific nature of Cumberland Estates as a manufactured housing community when evaluating your housing needs. The following introduction aims to provide an objective overview of the community based on recent customer feedback available online. It is important to note that the information presented here is derived solely from the provided reviews and may not encompass the full spectrum of experiences within the community.
According to recent reviews from individuals who have resided at Cumberland Estates Manufactured Housing Community, there appear to be significant concerns regarding the management, maintenance, and overall living environment. One reviewer expressed strong dissatisfaction, stating, "If I could zero stars I would. Worst place I've ever lived the new company that took over doesn't care about anything but making money." This sentiment suggests a perceived shift in management priorities, with a focus on financial gain potentially overshadowing resident well-being.
A particularly concerning aspect raised in the reviews involves the treatment of long-term residents. The same reviewer mentioned instances of "evicting elderly that have been there for 20+ years and just need a extra week to pay," indicating a lack of flexibility or compassion in handling late rent payments for established members of the community. This could be a significant consideration for individuals seeking a stable and understanding long-term living environment.
Furthermore, the reviews raise serious allegations regarding the condition and maintenance of some of the homes within Cumberland Estates. It is claimed that there are homes that have been vacant for extended periods without electricity, leading to "extensive amount of damage which results into black mold." The response to these issues is described as superficial, with contractors allegedly "just replac the damaged drywall or paint over it" without proper remediation or treatment for mold. This lack of thoroughness in addressing potentially hazardous living conditions is a significant concern for the health and safety of residents.
The reviewer explicitly states, "Absolutely no regard for anyone's health that they put in those homes," suggesting a systemic issue with the management's approach to maintaining habitable living conditions. This is a critical factor to consider for anyone contemplating residing in Cumberland Estates.
Beyond maintenance concerns, another reviewer described the community as "Not a safe environment for anyone let alone children." This is a serious accusation that warrants careful consideration for individuals and families prioritizing safety and security in their living environment. The lack of specific details in the review makes it difficult to ascertain the exact nature of the safety concerns, but the statement itself is a significant red flag.
Adding to the negative feedback, the second reviewer also complained about "high prices every month" in relation to the perceived quality of the living environment and the functionality of community amenities. Specific defects mentioned include a "lack of lights, useless cameras, useless lighting, zero security." These issues suggest potential shortcomings in the community's infrastructure and safety measures, further contributing to a negative perception of the living experience at Cumberland Estates.
The concluding remark from this reviewer, "I really wouldn't recommend anyone to come and live here," serves as a strong caution for prospective residents. This direct and unequivocal statement, coupled with the specific complaints outlined, paints a concerning picture of the current living conditions and management practices at Cumberland Estates Manufactured Housing Community.
Given the nature of the feedback, it is essential for anyone considering Cumberland Estates as a potential housing option to conduct thorough due diligence. This might include attempting to contact current residents for a broader range of perspectives, visiting the community to assess the conditions firsthand (if possible), and inquiring directly with the management about the concerns raised in the online reviews. It is crucial to seek comprehensive and up-to-date information to make an informed decision about your housing.
In summary, based on the limited but strongly negative feedback available online, Cumberland Estates Manufactured Housing Community appears to be facing significant challenges related to management practices, property maintenance, safety, and the overall living environment. Potential residents should be aware of the allegations made in these reviews and exercise caution when considering this community as a housing option. Further investigation and direct engagement with the community and its management are strongly recommended to gain a more complete and balanced understanding of the current situation at Cumberland Estates Manufactured Housing Community in Sulphur, Louisiana.
It is important to reiterate that Cumberland Estates is a manufactured housing community and not an RV park. Therefore, individuals specifically searching for temporary RV accommodations in the "RV parks near me" category should look for facilities that explicitly cater to recreational vehicles and shorter-term stays. The concerns raised in the reviews for Cumberland Estates pertain to the experience of long-term residents in manufactured homes within that community.

Cumberland Estates Manufactured Housing Community Reviews
If I could zero stars I would. Worst place I've ever lived the new company that took over doesn't care about anything but making money. Evicting elderly that have been there for 20+ years and just need a extra week to pay. They don't care who they put in the park as long as they pay rent that's all that matters to them. There are homes that have been sitting for months/years without electricity that have extensive amount of damage which results into black mold and they just have their contractors just replace the damaged drywall or paint over it. No treatments on the homes or anything. Most needed to be gutted and completely redone or deamed condemned. Absolutely no regard for anyone's health that they put in those homes. Not a safe environment for anyone let alone children.

Apr 10, 2025 · Giprerd 2This is the trashiest trailer park and they have the nerve to charge $679 for lot rent! This went from $419, which included lawn care and water, sewage, and garbage pick up. There is never anyone in the office to talk with. The driveways are awful and there is only one street light on my street. The management does not take care of the property, whatsoever! This is not a safe place to be.
Dec 27, 2022 · Laura LandryThe community has apparently been taken over by new owners. You can never get ahold of anyone in the office, the "manager" is never there the whole time during office hours. They send you letters, but rent just literally increased from 419 to 575 a month for those of us who as leasing to own here. Apparently, they only lease here si ce the new owners took over about 4-5 months the ago. Even if you wanted to call the LLC number to talk to the Corporate office, since this is who now owns this property the number is only a call service. Forget getting in touch with anyone. Beware of this property, to those of us still here and hanging in there for a chance at trying to own your home and who aren't plant workers and are blue collar, paycheck to paycheck earners, hopefully things improve as stated in the last community letter update. We shall wait and see
Oct 22, 2022 · Lady EmmotWe moved here about a month and a half ago . And can honestly say when we first moved in the hot water heater went out and maintenance and the manager both came out to see what the problem was . And 2 weeks ago when our stove went out. They came out to see to fix it or replace it the next day. Very professional and quick about it . Which is great compared to other places where it takes longer just to have things fixed .
