Dogwood Mobile Home Community Introduce
For those searching for "RV parks near me" in the Derry, Pennsylvania area, Dogwood Mobile Home Community, located at 1253 PA-217, Derry, PA 15627, USA, requires careful consideration based on recent and highly critical customer reviews. While primarily a mobile home community, it might offer options for long-term RV parking. However, the overwhelming negative feedback regarding management, unfulfilled promises, and maintenance issues presents a concerning picture for potential residents, including those with RVs. This introduction aims to provide local users with an objective overview based on the available online feedback, strongly emphasizing the serious issues raised by current residents.
Multiple reviews paint a grim picture of the management and living conditions at Dogwood Mobile Home Community. One resident, who lived there for about a year, described their experience as "honestly the worst experience imaginable." This individual moved into a newly renovated double wide and was promised several amenities, including AC, stone pavers for the front yard, and functioning heat. Shockingly, after a year, they had not received an AC unit and were never provided with stone pavers to address a swampy front yard. Furthermore, it reportedly took until the end of November to get their heat turned on due to the manager's alleged oversight and lack of follow-through, requiring physical confrontation to resolve.
The same reviewer details significant maintenance issues within their "newly renovated home." Within the first two months, a faulty shower installation caused a hole in their floor. While the leak was reportedly fixed after two months, the hole in the floor remained unaddressed. This lack of timely and complete repairs is contrasted with the management's apparent diligence in enforcing minor landscaping issues, such as slightly high grass. The reviewer expresses extreme frustration with paying $1350 a month for a deteriorating trailer and describes communication with the company as futile, stating it's "like talking to a brick wall." Their strong advice to anyone considering moving there is a resounding "Just don’t. it’s probably the worst decision you can make."
An update to this review indicates that "Dogwood has made attempts to correct issues at hand" *after* the negative review was posted. However, this suggests that issues were only addressed reactively rather than proactively.
Another reviewer echoes the sentiment of extreme dissatisfaction, stating they would give zero stars if it were an option and labeling the management as a "complete joke." This individual reports waiting over three months for a front door replacement that was promised within two weeks of moving in. Similarly, non-functioning exhaust fans in the trailer remained unaddressed for over three months. Promises regarding plumbing and electrical repairs upon purchasing the home were also allegedly broken, with electrical problems reported over two months prior to the review receiving no attention.
The second reviewer further details a concerning incident with a broken bathroom faucet, requiring a 45-minute wait for maintenance to turn off the water at the curb. They also criticize the maintenance staff's competence. Additionally, a haphazard repair of an outside hose hook-up is described, using an unsupported plex hose hanging from the trailer. This reviewer's recommendation to anyone considering moving to Dogwood is an emphatic "DON'T DO IT ! Save yourself the headache." They describe the management as putting on a "good front" until residents are locked into a lease, after which they become unresponsive, with the park manager allegedly failing to even return emails for simple information requests.
Considering these overwhelmingly negative and detailed accounts of mismanagement, unfulfilled promises regarding renovations and repairs, and a lack of responsiveness to critical maintenance issues, potential RV owners seeking "RV parks near me" in the Derry, PA area should be extremely wary of Dogwood Mobile Home Community. While the basic listing provides an address and phone number, the experiences shared by recent residents paint a picture of a community plagued by significant administrative and maintenance failures.
The high lot rent mentioned by one reviewer ($1350 a month for a trailer) also suggests that any RV parking options at Dogwood Mobile Home Community may be similarly overpriced, especially when weighed against the reported lack of service and maintenance. The discrepancy between the cost of living and the quality of management and upkeep appears to be a major point of contention for residents.
Given the severity of the issues raised, including safety concerns related to neglected repairs and the alleged unresponsiveness of management, it would be prudent for anyone considering Dogwood Mobile Home Community for RV parking to explore other options in the Derry, PA area. If, however, one still wishes to investigate further, direct and pointed inquiries to the management at (724) 739-0346 or +1 724-739-0346 are essential. Potential questions should focus on the park's policies regarding RVs, the specific amenities and services offered to RV residents, the current rates and any additional fees, and a detailed explanation of how maintenance requests are handled and prioritized. It would also be crucial to inquire about the issues raised in the negative reviews and the steps the management has taken or plans to take to address these concerns.
Visiting the property at 1253 PA-217, Derry, PA 15627, USA, for a firsthand assessment is strongly recommended. During a visit, attempting to speak with current residents (if possible and without management present) could provide a more candid perspective on the day-to-day living conditions and the responsiveness of the management. Observing the overall condition of the park, including roads, landscaping, and the upkeep of individual lots, may also offer valuable insights.
In conclusion, based on the readily available online reviews, Dogwood Mobile Home Community appears to be a problematic choice for those seeking "RV parks near me" in Derry, PA. The serious allegations of mismanagement, unfulfilled promises, poor maintenance, and high lot rents warrant extreme caution. Potential RV residents are strongly advised to thoroughly investigate these issues and consider alternative RV parks in the area that may offer a more reliable and positive living experience. The negative feedback suggests that residing at Dogwood Mobile Home Community could lead to significant frustration and financial strain.

Dogwood Mobile Home Community Reviews
My roommate and i have lived here for about a year now and it has been honestly the worst experience imaginable. We moved into a newly renovated double wide in august last year and were promised AC, Stone pavers outside, and heat. We have yet to receive any AC unit after a year, never were given any stone pavers to walk across the swamp that it our front yard (Picture attached) and it took till the end of November to even get our heat turned on because Deb, our manager “thought it had already been done and forgot about it” yet we had called several times. We physically had to go down and confront her for something to be done. And as for things getting done around here, within the first two months of living in our “newly renovated home” a leak from the shower not being put in correctly caused a hole in our floor. (Pictures attached) They came out and fixed the leak after another 2 months but have yet to even fix the hole in the floor but can make the time to leave a notice on your door about your grass being slightly higher than your neighbors. It’s a joke when you’re paying 1350 a month for a trailer that’s falling apart and would get further getting anything done talking to a brick wall than to anyone in that company. If anyone is thinking about moving there, Just don’t. it’s probably the worst decision you can make. UPDATE: After this review was posted Dogwood has made attempts to correct issues at hand.
Jul 12, 2024 · Hunter FodorI'd give them zero stars but it's not an option. The management here is complete joke, I've been waiting over 3 months to have my front door replaced, I was told this would be done within 2 weeks of moving same goes with the exhaust fans in the trailer that do not work, I was told upon purchasing that if any issues arose due to plumbing or electrical in the near future that it would be taken care, except that too was a lie, reported electrical problems to management over 2 months ago and nobody has even stopped to look at it let alone fix it, when the bathroom faucet broke 2 weeks ago I had to wait 45 minutes for maintenance to show up to turn off the water at the curb, fortunately I'm smarter then their incompetent maintenance guys who told me there was no shutoff valve for the waterline that only they could shut it off with their key, same guy replaced the hose hook up outside and simply used a plex hose coming out of the trailer that is just hanging on the side of trailer with no support on it, my best recommendation to anyone considering moving in to Dogwood is this DON'T DO IT ! Save yourself the headache they'll put on a good front until your locked in then forget about it the park manager can't even return an email for a simple request for information.

Apr 22, 2025 · Vanessa CarnsIt is a very peaceful and quiet neighborhood. We enjoy living here very much. The only downside is lack of drainage. The yard is always swampy.
Apr 11, 2024 · Mary RemaleyManagement is amazing! Best place for a really nice three bedroom home in the area.
