Everglades Lakes Introduce
Everglades Lakes, located at 2900 SW 52nd Ave, Davie, FL 33314, USA, is a 55+ mobile home park that can be contacted at (954) 584-6215 or +1 954-584-6215. For individuals searching for 'RV parks near me' in the Davie area, particularly those seeking an age-restricted community for potential long-term stays, Everglades Lakes presents a complex picture based on the available customer reviews. It is crucial to consider both the positive and the significant negative feedback to form an objective understanding of this community.
One reviewer describes Everglades Lakes as a "Quiet..peaceful place to live..." and notes that it is "well kept." This positive initial impression is further supported by a list of amenities mentioned, including "lakes.. pool.. hot tub.. laundry near by on premises.. gym..gated community..right near 595." These features suggest a community that offers a range of conveniences and recreational options, potentially appealing to active adults looking for a comfortable and well-equipped living environment, whether in a mobile home or a long-term RV setup. The gated community aspect also implies a focus on security and controlled access, and the proximity to I-595 could offer convenient transportation links to the wider Fort Lauderdale and surrounding areas.
However, a second, much more extensive review paints a starkly contrasting picture, alleging numerous serious issues within Everglades Lakes. This reviewer describes the park as "a mess" with "Rotting trailers" and significant problems with "MAJOR cat, iguana and rodent problems," claiming that the park "never sprays for fleas" making it "dangerous and unhealthy." These allegations raise serious concerns about the overall environment and potential health hazards within the community.
The same detailed review also recounts a troubling experience involving eviction notices served to elderly residents under the reviewer's care due to "unauthorized residents in their home" – the home care team. The reviewer questions the rationale behind this action, especially considering the age and health conditions of the residents. Furthermore, the review alleges that the park operates on a "Money Orders ONLY" basis, which the reviewer found suspicious. The application process for residency is described as overly intrusive, and the reviewer's own application as a caregiver was reportedly denied within 12 hours based on a background check, despite the reviewer's credentials as a certified home caregiver, EMT, rescue diver, Reverend, and licensed Realtor. The reviewer interprets this denial as an attempt by management to prevent them from caring for residents within the park.
The detailed review goes on to accuse the management of "greedy practices," alleging significant lot rent increases for elderly residents, some of whom are in their 90s and struggling to afford personal care. The reviewer also claims that the park is a 55 and over community, yet there are "kids EVERYWHERE," suggesting inconsistent enforcement of community rules. Other serious allegations include "catty drama among the neighbors," management gossiping and slandering residents, and a claim that residents do not own anything. Perhaps the most alarming accusation is regarding the water supply, which the reviewer alleges is "toxic waste" from a lift station processing feces and medicine, not properly treated water, advising readers to contact Ferncrest Utilities for clarification. The reviewer also describes the pool and hot tub as "always dirty," the gate and call box as frequently broken, and a padlocked back gate allegedly violating safety laws by lacking pedestrian exits.
Finally, the detailed review portrays some residents as "mean and sad and angry," while others live in "major filth and squalor" due to poverty and lack of family support. Lawn maintenance is accused of damaging property, and the area reportedly smells like feces from the nearby sewage processing plant most nights. The reviewer concludes with a strong recommendation against choosing Everglades Lakes for anyone concerned about their health and well-being, noting the presence of junk-filled lots, hoarders, and noise and dirt from a nearby highway overpass.
Despite the overwhelmingly negative tone of the second review, the reviewer does offer some closing remarks acknowledging that the grass is cut regularly, the trees are old and full with some flowering, the breeze from the canals can be beautiful, and the view of the Hardrock guitar might be appealing to some, also noting the frequent aircraft noise.
Considering the platform category 'RV parks near me,' the information available for Everglades Lakes presents a significant dilemma. While the initial positive review suggests a quiet, peaceful, and well-kept community with amenities that could appeal to RV travelers, the extensive and detailed negative review raises serious red flags regarding the park's environment, management practices, infrastructure, and safety. For RV travelers, especially those seeking a long-term stay in a 55+ community, the alleged issues with pests, water quality, pool and hot tub cleanliness, gate security, and overall park maintenance are major concerns that would need to be thoroughly investigated.
To objectively assess Everglades Lakes for potential RV stays, individuals would need to:
- Contact the management at (954) 584-6215 or +1 954-584-6215 to inquire about the availability and terms for RV stays (if offered).
- Specifically ask about the RV amenities, including hookup types, site sizes, and comfort facilities.
- Inquire about the park's policies on pets and pest control.
- Crucially, ask for information regarding the water supply and any reports on its quality.
- Inquire about the maintenance schedule and cleanliness of the pool and hot tub.
- Ask about the functionality and security of the gates, including emergency exits.
- Seek clarification on the park's rules regarding age restrictions and visitors.
For individuals considering Everglades Lakes for long-term residency in a mobile home, the concerns raised in the detailed negative review are even more critical. The allegations of rotting trailers, pest infestations, water contamination, management practices, and safety violations paint a potentially dire picture of the living conditions within the park. The significant lot rent increases and alleged exploitation of elderly residents are also major ethical and financial considerations.
Given the severity of the negative allegations, prospective residents should exercise extreme caution and conduct thorough due diligence, including:
- Visiting the property in person to assess the conditions described in the reviews.
- Speaking with current residents to get firsthand accounts of their experiences.
- Contacting local authorities or regulatory agencies to inquire about any complaints or violations related to Everglades Lakes.
- Thoroughly investigating the claims about the water supply by contacting Ferncrest Utilities and reviewing any available documentation.
- Carefully reviewing any lease agreements or purchase contracts and understanding all associated fees and regulations.
Everglades Lakes is located in Davie, Florida, a town in Broward County. While the proximity to I-595 might offer convenient access to transportation, the detailed review suggests that the immediate environment within the park may have significant drawbacks. The mention of nearby canals could be the source of the "beautiful breeze" noted in the closing remarks, but this is overshadowed by the numerous negative aspects described.
In conclusion, Everglades Lakes presents a stark contrast in its customer reviews. While one reviewer describes a quiet and well-kept community with amenities, another provides a detailed and alarming account of disrepair, health hazards, questionable management practices, and safety concerns. For local users searching for 'RV parks near me' or considering long-term residency, it is imperative to approach Everglades Lakes with extreme caution and conduct thorough independent investigation to verify the current conditions and management practices. The serious allegations raised in the negative review cannot be ignored and should be a primary focus of any due diligence efforts.

Feb 12, 2025 · Donna BodeThe park is a mess. Rotting trailers, MAJOR cat, iguana and rodent problems, never sprays for fleas it's dangerous and unhealthy. As an overnight caretaker, with multiple elderly in the park, I was there about 4 overnights and a few day to day when I have the time. A few weeks back two of my patients were handed eviction notices due to "unauthorized residents in their home." WHAT? Why would you freak out 92 year old lady and some foreign national residents with heart conditions? Home care teams DO NOT NEED APPROVAL FROM A MHC HOA to care for its residents. Obviously they need cash, everything is Money Orders ONLY. No biggy, I made application, which btw way to much info for a rental application, the ask is enough to steel from deceased estates and retitle property if they choose to TAKE IT. I paid the 100$ to "run" my background and it will take 5 days from the day I made application as "resident". When I called the next day inquiring where to await the response, in less than 12 hours I was told NOT APPROVED. No way, how is that possible? Secretary said "I did not qualify due to background check." What? How is that possible I'm a home caregiver, CERT, EMT, Rescue Diver, Reverend even a licensed Realtor and 56. How did I not "qualify" to be IN the park? The manager gets on the phone quite rudely states "I can NOT work in the park taking care of people and I had to leave". WHAT! You say I am not even allowed to care for patients either and could not go back? All this without any explanation other than it came from higher up. WHO? Anybody want to take this scam association on a pro bono? Many elderly residents are being taken advantage of, their lot rents going up at new year to $1400 or more for a wet lot. MANY of these residents 90's and can't afford personal care or greedy practices. Due to management's shenanigans many elderly and disabled with no one they can afford to care for them. I'm out of familiar relationships that are more than "jobs" these are my friends now, like my Parents. The park is 55 and over yet there are kids EVERYWHERE. Selective prosecution I say. Catty drama among the neighbors, total trash talking park, the management breaks confidentiality of its residents by gossip and slander. Icing is you do not own anything and the water supply is toxic waste and making people sick. There is documented proof. It is fluid from a lift station NOT WATER just reprocessed feces and medicine of geriatrics and mental health majority. Call Ferncrest Utilities (they are not a water company) they will explain. The whole setup there is deception so check your perception. Not to mention the nasty pool and hot tub are always dirty, the gate always broken or the call box won't function. Back gate is padlocked and in violation of EVERY safety law, there are no pedestrian exits in cases of fire or disaster. Many of the residents are just mean and sad and angry to the point of evil. Others abandoned and alone living in major filth and squalor or just pure poverty, all inside and unseen to most because they have no families here. Lawn maintenance shreds the trailer skirts with their weeders and damages everything including cars and windows, by rolling over rock and debris in the grass. The place smells like feces most nights from the lift sewage processing plant. Not a good choice for anyone who loves themselves and wants to stay healthy. Many lots look like junk yards, hoarders abound and the highway overpass makes it dirty and noisy. Wow I think I've expressed my displeasure enough but I could surly go on. For closing I will be gracious and give credit where it is due, I always like to leave on a positively high note. The grass is cut pretty regular, the trees are old and full and some even flowering. The breeze from the canales can be beautiful, and the view of the Hardrock guitar is cool if you have that view. Oh yeah I hope you love the roar of aircraft engines!
Sep 23, 2024 · Brigitte55+ only- Just check it out - there is so much I can say but just come here, go to the office and take a look around. It speaks for itself.!!!
Nov 21, 2024 · Traci SimonsDon't come to live here. It's not a 55 and over community anymore. They have kids living here, and a lot of residence are subleaseing their trailers and customizing their trailers. To house these people.
Apr 22, 2024 · Tita OrtizIf I could provide a negative review I would. This weekend we were left without running water for over 24 hours with little warning. The pool is green, there are decaying iguanas in the canals along with trash and the gates in the main entry have not worked in over 3 months causing anyone access. It is an over 55 community but there are multigenerational families living there in illegal effeciencies. This place is pathetic and they are misappropriating our ever increasing lot rental money.
