Grand Valley Manufactured Home Community Introduce
For those searching for 'RV parks near me' or considering mobile home communities in New Port Richey, Florida, Grand Valley Manufactured Home Community, located at 7306 Osteen Rd, is one option that may appear. While some aspects of the community are viewed positively, recent feedback from residents highlights significant concerns regarding management practices, particularly concerning lot rent increases and the quality of contracted services.
One reviewer acknowledges that Grand Valley is a "very clean and well maintained park." However, they attribute this cleanliness and maintenance primarily to the efforts of the residents in caring for their own properties, implying that the park management's direct contribution in this area might be less significant. A specific issue raised is with the lawn service, which reportedly "killed our back yard and put ruts in it," and is described as "very unprofessional and sloppy." This suggests a potential inconsistency in the quality of services provided by contractors hired by the park management.
A major point of contention for this reviewer is the discrepancy between initial promises regarding rent increases and the reality they have experienced. They state they were told that rent would not increase by more than $20 per month. However, since moving in seven years prior, their rent has reportedly "almost doubled." While they concede that the lot rent might still be cheaper compared to other parks in the area, they feel that the amenities and services offered by Grand Valley do not adequately justify these substantial increases.
Another resident who has lived in Grand Valley for three years echoes the concern about unexpected and significant lot rent hikes. They recount being informed that the rent would increase by $20 per year. However, their experience deviates sharply from this promise, with a $40 increase in the previous year and an anticipated $45 increase in the current year, based on information from their neighbors. This is particularly troubling for many residents who are on a fixed income and are already "just getting by." This reviewer explicitly labels these increases as "ridiculous." Adding to their financial burden are the "pass thru fees" which reportedly increase by a "substantial amount" every year.
Both reviews, while acknowledging some positive aspects like the cleanliness (largely attributed to residents) and potentially lower initial rent compared to other parks, focus heavily on negative experiences related to management practices, specifically concerning unpredictable and significant increases in lot rent and the poor quality of at least one contracted service (lawn care). These issues can have a substantial impact on the financial stability and overall satisfaction of residents, especially those on fixed incomes who rely on predictable expenses.
For individuals searching for 'RV parks near me' in the New Port Richey area, the information available primarily pertains to the mobile home community at Grand Valley. If the park also accommodates RVs for short-term or long-term stays, potential RVers should be aware of the concerns raised by the mobile home residents. Issues such as potentially unreliable contracted services and unpredictable fee increases could also affect RV guests. It would be advisable to inquire specifically about the policies and costs associated with RV stays and to assess if the value aligns with the potential drawbacks mentioned by the long-term residents.
For those primarily interested in purchasing or renting a manufactured home in Grand Valley, the feedback regarding the significant and unexpected rent increases is a critical factor to consider. Long-term financial planning becomes challenging when a major housing cost like lot rent is subject to substantial and unpredictable changes. The reported issues with the lawn service also suggest a need to carefully evaluate the overall quality and reliability of the services provided by the park management.
To gain a comprehensive and up-to-date understanding of Grand Valley Manufactured Home Community, prospective residents or RV visitors are strongly encouraged to:
- Contact the park management directly at (727) 842-8121 or +1 727-842-8121 to inquire about current lot rents, the history of rent increases, the policies regarding pass-thru fees, and the procedures for contracted services like lawn care. Seek clear and transparent information about potential future cost increases.
- Visit the property in person to assess the overall cleanliness and maintenance of the common areas and to get a feel for the community. If possible, attempt to speak with current residents (beyond those who have posted online reviews) to gather a broader range of perspectives on the living experience.
- Inquire specifically about any accommodations for RVs, including site availability, amenities, rates, and policies regarding long-term stays.
- Consider the long-term financial implications of potentially unpredictable lot rent and increasing pass-thru fees, especially if on a fixed income.
- Compare Grand Valley with other mobile home and RV parks in the New Port Richey area to assess the value proposition and the transparency of their management practices.
The feedback from current residents suggests that while Grand Valley may present an initially affordable option, the potential for significant and unexpected increases in lot rent and issues with contracted services are serious concerns that should be carefully evaluated by anyone considering moving into this community, whether in a mobile home or an RV.
In conclusion, Grand Valley Manufactured Home Community in New Port Richey, FL, is described as clean and well-maintained primarily due to the efforts of its residents. However, significant concerns have been raised regarding substantial and unpredictable increases in lot rent and pass-thru fees, as well as issues with the professionalism of contracted services like lawn care. Potential residents searching for 'RV parks near me' or mobile home options in the area should carefully weigh these factors and conduct thorough due diligence before making a decision.

Grand Valley Manufactured Home Community Reviews
This is a very clean and well maintained park. However, if it wasn't for the residents taking care of their properties it wouldn't be. The lawn service killed our back yard and put ruts in it. They are very unprofessional and sloppy. We were told that the rent doesn't go up over $20 a month. It almost doubled since we moved in 7 yrs ago. Yes, it's cheaper than other parks but they really don't offer much.
Jan 22, 2024 · Kathleen TaylorBeen here 3 years was told lot rent goes up $20.00 a year. Well last year it went up $40.00 and this year looks like it is going to be$45.00 from what I hear from my neighbors. A lot of us residents are on fixed income and are just getting by. This is ridiculous never mind the pass thru fees that go up every year by a substantial amount. Just my personal thoughts on this. Noneed to answer.

Apr 09, 2024 · Len LovalvoI was there with a friend to sell his cellphone to an employee, who wound up stiffing my friend by not answering the many text messages he was sent. how can an uncaring person like that work in such a people oriented business. I doubt he'll be there much longer anyway
