Kings Way Mobile Home Community Introduce
Kings Way Mobile Home Community is a residential property situated at 210 S King Charles Ct, Rocky Mount, NC 27803, USA. For inquiries, the community can be reached by phone at (252) 886-7615 or via mobile at +1 252-886-7615. It is important to note that Kings Way Mobile Home Community functions as a dedicated manufactured home park, providing long-term residency options for mobile and manufactured homes, rather than short-term recreational vehicle (RV) camping, though it may appear in searches under categories like "RV Parks Near Me."
Kings Way Mobile Home Community is located in Rocky Mount, North Carolina, a city that offers various urban amenities, including shopping, dining, and healthcare services. The environment of a mobile home park typically consists of a layout of individual lots, each intended to accommodate a manufactured home. These lots usually include space for the home itself, alongside areas for parking. The overall appearance and maintenance of common areas within the community contribute significantly to the living environment for its residents.
However, based on resident reviews, the internal environment of Kings Way Mobile Home Community presents significant concerns regarding safety and tranquility. One long-term resident noted a decline in safety since the property was sold over five years ago, describing instances of property damage and personal attacks. The presence of a fence erected by a resident to deter neighbors suggests interpersonal conflicts and a lack of clear boundaries or enforcement within the community. While some residents are described as "very nice people" who are "raising their families," and the community is "quiet out here most of the time," these positive aspects are juxtaposed with serious allegations of violence, property crime, and a perceived general decline in living standards. The overall picture painted by some residents is one of a potentially challenging and unsafe living environment, particularly for those living alone.
As a mobile home park, Kings Way Mobile Home Community would typically offer the fundamental services required for manufactured home living. This generally includes providing individual lots with access to essential utility hookups, such as water, sewer, and electrical connections. These services are crucial for residents to establish their manufactured homes as permanent residences. The management of a mobile home park is usually responsible for the maintenance of the park's basic infrastructure, including internal roads and shared utility lines.
However, the customer reviews highlight significant issues regarding the services and features provided by the park management. Residents allege that the management team is "absolutely atrocious" and "pick and choose what rules they enforce." Specific concerns include:
- Inconsistent Rule Enforcement: Allegations that "no felons are allowed in this community but they have plenty there living and are not on the lease," suggesting a failure to enforce stated policies.
- Lack of Supervision for Children: Reports that management "allow kids to play and wander in the streets."
- Uncontrolled Animals: Concerns that they "allow dogs to roam the place and potentially attack someone," which aligns with the personal safety concerns raised by another resident regarding pet attacks.
- Neglect of Property Appearance: A complaint that management "make no efforts to improve the look of the place."
- Severe Maintenance Issues: A critical issue cited was a "sewer issue fixed" that took "over 6 months," during which a resident "couldn’t properly use my bathroom." This points to a severe lapse in essential utility maintenance.
- Utility Damage and Lack of Reimbursement: Allegations that a plumbing company cut "through the electrical lines numerous times as well as my internet without any reimbursement to me and any others affected." This indicates poor coordination of maintenance and a lack of accountability for damages.
These reported issues suggest significant deficiencies in community management, maintenance, and the enforcement of safety and living standards, which directly impact the quality of life for residents.
The customer reviews for Kings Way Mobile Home Community are overwhelmingly negative and raise serious concerns about the living experience. One long-term resident recounts a disturbing series of events, including property damage ("new car was sliced from front to back" resulting in "$3000 dollars of damages"), personal assault ("attacked by a man over 200 lbs while cutting my grass, he started slinging branches hitting me in the head"), and direct threats ("being screamed at that today I was dead, dead dead"). The resident's feeling of needing to "get my rifle" for self-defense and subsequent legal troubles ("I am for defending myself") paints a picture of a volatile and unsafe environment, particularly for a "63 year old woman who lives alone." This testimony directly contradicts any notion of a peaceful or secure community and suggests a severe breakdown in resident safety and security. The resident's wish to leave, despite owning a 3-bedroom, 2-bathroom home, underscores the extreme dissatisfaction.
Another review corroborates these concerns by stating that the "management team here is absolutely atrocious." This review points to a pattern of selective rule enforcement, allowing "felons" and unregistered individuals to reside in the community, and permitting "kids to play and wander in the streets" and "dogs to roam the place and potentially attack someone." The critical issues extend to basic infrastructure, with a "sewer issue" taking "over 6 months to get fixed," rendering bathrooms unusable and causing utility damage without reimbursement. The reviewer explicitly states, "I wouldn’t recommend this place to anyone. Not worth it, waste of time and money."
These reviews collectively paint a very concerning picture of Kings Way Mobile Home Community. Prospective residents should view these detailed and serious allegations as critical warnings. It is imperative to acknowledge that the information provided suggests a significant risk to personal safety, property security, and basic living standards due to alleged managerial neglect and ineffective enforcement of community rules. The experiences described indicate a lack of peace, safety, and proper maintenance, which are fundamental expectations for any residential community.
Given the highly negative and severe nature of the available customer reviews, it is not possible to extract traditional "promotional information" that would positively highlight Kings Way Mobile Home Community. Any attempt to do so would contradict the overwhelming feedback from residents. The park's actual appeal, if any, would likely be limited to individuals or families seeking the absolute lowest-cost long-term housing options in Rocky Mount, NC, particularly those who own a manufactured home and are in urgent need of a lot to lease, and who are willing to accept significant potential risks.
As a mobile home park, its primary function is to provide permanent residential solutions for manufactured homes, distinguishing it from temporary RV camping facilities often found under "RV Parks Near Me." However, the critical reviews severely undermine any potential for positive positioning within that category. For anyone considering Kings Way Mobile Home Community, the "promotional information" must be replaced by a stringent list of cautionary investigations. Prospective residents must conduct extensive, in-depth due diligence, including:
- Thoroughly inspecting the property, ideally at various times of day.
- Attempting to speak with current residents to gather firsthand, unfiltered insights.
- Demanding clear and verifiable answers from management regarding all allegations of safety, crime, rule enforcement, and maintenance issues.
- Carefully reviewing all lease agreements for clauses regarding property responsibility, safety, and dispute resolution.
The information strongly suggests that a high degree of personal risk and dissatisfaction may be associated with residency at Kings Way Mobile Home Community. Prospective residents are strongly advised to exercise extreme caution and fully assess the reported conditions against their personal safety and living expectations before considering this location for their manufactured home.

Kings Way Mobile Home Community Reviews
The lot rent lease clearly states they are not responsible for your property if anyone does anything while living there. I understand but the police say the same thing. I never had a problem out here until it was sold over 5 years ago, and my new car was sliced from front to back, the law would not allow an arrest because I only heard them laughing, I didn't go outside until I woke up the next day to find 3000 dollars of damages, two days before that I was snuck up and attacked by a man over 200 lbs while cutting my grass, he started slinging branches hitting me in the head so hard I could not see who was attacking me. But I am a 63 year old woman who lives alone, and I think most people don't have problems out here. They all have husbands, these other ladies. I woke up the fourth morning being screamed at that today I was dead, dead dead. Well, she is the one who had that man attack me the start with. I believed her. I got my rifle as I saw him approaching my yard, and stood on my porch and fired towards the woods just to let him know I did have protection this day, so this time, they call the law and I am for defending myself. They have not bothered me since, tho, that i know of. I don't like it here anymore, and I am in a 3 bdrm 2 ba home and I think they all want it. I wish I could find an apt for seniors to live safely in. Let them have this place. I am ready to leave, flowers and all. Here is the picture of the fence he put up to keep them out of my yard, I never once bothered them in her yard. I'm happy to say most of all the residents out here are very nice people. They are raising their families and it is quiet out here most of the time.

Oct 31, 2024 · Christopher ConnerAs long as I stay inside I'm somewhat satisfied!! However, if you go outside it's like you wonder are these actually grown human beings living like this. I feel like I'm living in the slums!! And all complaints are swept under a rug!! Had I known what I know now, I would of kept driving!!RESPONSE:These low life's remember me!! 🤣
Oct 08, 2024 · Angel McDowellLot rent is sky high ($390, may 2024). Lots of thieves around. Just came back from work on Friday, sep 15th, 2023, on trash recollection day to find out my big garbage bin had been stolen. My AC unit was stolen the first week I moved in. Lots of vicious dogs live inside some homes, but they are left roaming free to poo. I almost got attacked twice when walking from my door to my car. In march 2024, my VW Passat 2001 was towed/stolen from my parking spot included in my lot rent. I couldn't afford to pay insurance for two cars, so I had no license plate on one temporarily, but the admin didn't care, and they took it anyway. Outrageous. Intrusive. Overreaching. Leave me alone. Every weekend when I come back from work, annoying new neighbors are parked on my designated spots. Will it be like this from now on? I'm afraid to report or ask them to move their cars because they smoke weed daily, and I feel intimidated. The smell is unbearable.
Apr 01, 2024 · racevmtzI was a little hesitant because of previous reviews mentioning theft. But recent new management was committed to improving in the safety area. Otherwise, the property has been renovated since the last time I visited (circa 2022). I would recommend giving it another go.
