Pine Hills Introduce
Pine Hills, located at 12515 Bonnie Ln in Middlebury, Indiana, is a mobile home community that may offer accommodations for RVs, making it a potential option for individuals searching for "RV parks near me" in the Middlebury area. Situated on Bonnie Lane, it benefits from its location within Middlebury, providing access to local amenities and the charm of northern Indiana. For those exploring various "RV parks near me," understanding the environment, services, and, critically, the experiences of current and former residents is paramount for making a well-informed decision.
The physical environment of Pine Hills, typical of mobile home parks, likely includes individual lots designed for mobile homes, with some potentially suitable for RVs. These communities generally feature internal roadways for residents and visitors to navigate the park and may offer communal green spaces. One positive aspect mentioned in a review is that the "manager and maintenance man are very nice." However, this is contrasted with significant negative feedback regarding other aspects of the community and its management.
When evaluating "RV parks near me," the availability and quality of services are essential factors. While specific details about the services offered at Pine Hills for both RVs and mobile homes require direct inquiry, typical mobile home and RV parks provide essential utilities and infrastructure. These often include:
- Utility hookups at each lot, such as electricity, water, and sewer connections. These are fundamental for both RVs and mobile homes to ensure comfortable and self-sufficient living. However, one concerning review mentions "constantly having to boil your water," indicating a potentially significant and ongoing issue with the water supply within the community. For RV users considering Pine Hills as one of the "RV parks near me," this is a critical factor to investigate.
- Internal roadways providing access to all lots within the community. The condition of these roads is not specifically mentioned in the reviews.
- Waste disposal services to maintain cleanliness and hygiene within the park.
Depending on the community, additional services such as laundry facilities or on-site management offices might be available. For those specifically interested in Pine Hills for RV stays, it would be crucial to inquire about any amenities specifically catering to RV travelers, such as dump stations or designated RV parking areas, and to ascertain the reliability of essential utilities like water.
The features of a mobile home park contribute to the overall living experience and sense of community. However, the provided reviews for Pine Hills raise serious concerns about the management practices and the overall living conditions. Potential features typically include:
- Individual lots of varying sizes to accommodate different types of mobile homes and potentially RVs.
- The possibility for residents to personalize their immediate surroundings, within the guidelines set by the park management. One review mentions strict rules about trailer upkeep with potentially unreasonable timeframes for compliance.
- A sense of community among residents. While one review notes the niceness of the manager and maintenance man, the overall tone of the feedback suggests potential issues with the broader management and policies impacting the community.
- On-site management to oversee park operations and address resident concerns. The reviews, however, paint a negative picture of the management's responsiveness and business practices, particularly concerning sales, evictions, and financial matters.
For individuals considering Pine Hills, whether for short-term RV stays or long-term mobile home living, the overwhelmingly negative feedback regarding management, utility issues, and business practices is a significant factor to consider.
The provided reviews for Pine Hills are overwhelmingly negative and detail significant issues experienced by residents. One extensive review recounts a deeply troubling experience involving a trailer sale, eviction proceedings, discrepancies in paperwork, prolonged delays in receiving payment, and being locked out of the property with very little notice, leading to unexpected moving expenses. This reviewer strongly advises against doing business with Pine Hills and its parent company, Sun Communities. The constant need to boil water is also highlighted as a major inconvenience.
The second review echoes the negative sentiment, specifically advising current rent-to-own residents or those considering selling their homes through Pine Hills to avoid doing so, describing it as a "waste of time" and a source of "headache stress n everything." This reviewer details a year-long unsuccessful attempt to sell their home through the park, citing numerous excuses and financial losses incurred due to required repairs that did not lead to a sale. They also mention inconsistencies in application approvals and a general lack of transparency and support from the management, despite apologies and promises of improvement.
These reviews paint a concerning picture of the management's competence, communication, and ethical practices at Pine Hills. The issues raised range from significant utility problems (constant need to boil water) to mishandled sales and eviction processes, financial discrepancies, and a general lack of support for residents attempting to sell their homes.
Given the strong and detailed negative feedback regarding management practices, utility reliability, and overall resident experiences, individuals searching for "RV parks near me" should exercise extreme caution when considering Pine Hills. The recurring themes of mismanagement, financial issues, and poor communication suggest that potential residents, whether for short-term RV stays or long-term living, may encounter significant challenges.
Direct communication with the park management at (574) 821-7127 or +1 574-821-7127 is essential to inquire about the current state of the park, the water quality, and the management's response to the serious allegations made in the reviews. However, given the nature of the feedback, it would also be highly advisable to seek out independent opinions from current residents if possible, to gain a more balanced perspective.
Visiting Pine Hills in person would allow prospective residents to assess the physical environment and potentially speak with residents. However, the issues raised in the reviews extend beyond the physical appearance of the park and relate to management practices and utility reliability, which may not be immediately apparent during a visit.
At this time, there is no information available regarding any promotional offers for Pine Hills. The focus of the existing feedback is on negative experiences with management and living conditions, which should be the primary consideration for anyone thinking of staying or living there.
In conclusion, Pine Hills in Middlebury, Indiana, located on Bonnie Lane, is a mobile home park that may offer options for those seeking "RV parks near me." However, the provided reviews contain serious and consistent negative feedback regarding the management, utility issues (specifically the need to constantly boil water), and problematic business practices related to sales and evictions. Prospective residents are strongly advised to exercise extreme caution and conduct very thorough due diligence, including direct and critical questioning of the management and, if possible, conversations with current residents, before making any decisions about staying or living at Pine Hills. The significant concerns raised in the reviews should be carefully weighed against any potential benefits of the location or price, and the affiliation with Sun Communities, as mentioned in one review, may warrant further investigation into the company's overall reputation.

Pine Hills Reviews
Would not recommend going with this place at all. The manager and maintance man are very nice. But other then that, that is the only nice thing I can say. Constantly having to boil your water is no fun. They will constantly find something wrong with your trailer that they give ridiculous time frames to get it done. When I went to them to sell my trailer to them, they told me no at first. I was behind on my rent, so I understood it and no big deal. Found a buyer for the trailer that was going to get it out of the park before my next months rent was due. Well after the buyer called the park to discuss moving it out of there, the park changed their tune on buying it from me. So I told the buyer that I was going to go with the park to make it easier on everyone. Well after 2 weeks of not hearing anything back, I was made to go to court for eviction, the call came in the morning of the court date, but still had to show up and take my time out of my day for something that could have been avoided. So they gave me my offer with the back lot rent, court fees and next months lot rent. Sign paperwork for the price of the sale and thinking it is all done. I was way wrong. Well they didn't put the right amount in the paperwork I signed, so I had to re sign but with a total different amount. I was told they forgot to put the next months rent on it, this was at the end of January, so it would have been for the month of February. I waited over a week for my check to arrive, only to find out that none of my paperwork was seen due to a "glitch" in the system. I had already called and made arrangements for my power and internet to be shut off. The district manager said, we'll I guess you will just have to call and cancel them then. So was then told a check was being overnighted and I would have it on Saturday. We'll Saturday came and nothing, then Sunday etc. Finally Wednesday Feb 11th the check comes. I'm thinking I have the rest of the month to be able to get a uhaul set up and prepare to move the rest of my bigger items. Nope, they came and changed the locks the next morning and I was told I had to be out that day. So having no time I had to spend $350 because of the only uhaul available was the biggest they had. I had a security deposit for the lot rent when I moved in. Was no reason I should have not gotten it back. Tried to contact them for weeks without hearing anything from them. And finally get a call back saying they are keeping my security deposit for back rent. I said, how is that when you took the back lot rent, court fees and the next months rent from the sale of my home. She said, do you have proof. How can a big company like sun communities do this to people? So in total I was charged for an entire months lot rent, and was forced out halfway through the month and had to pay double for a bigger uhaul that was not needed. And then keep another $547 security deposit when there was no reason to since it was added into the sale. Stay away from sun communities if at all possible. And definitely do not buy or sell with them EVER.
Apr 06, 2025 · Richard WalworthIf you are a current resident or doing rent to own thinking about selling with them pleaseeee DO NOT waste your time!!! Been trying to sell mine for over a year now and even Jill is involved but always making excuses on why it doesn’t sell. We had a meeting a Cpl months back n came up with trying a couple different things then if doesn’t work they buy it back. But I just found out why they do it. It is not worth the headache stress n everything to get them to do it n if they tell you to fix something do not! I put in a couple $1000 since I moved out because “that’s why it wasn’t selling” but still not sold so 🤷♀️. Depending who you call applications are getting denied then next it’s something with the home n so many different excuses. I just seen they have a sign out they are buying houses and broker homes but since the first of this month I have been trying to get them to buy it back for whatever. I don’t care how much it is just want it gone but got told no then drove over n seen those signs so please don’t do it if you want rid of it fast! And when they reply to this review it’s gonna be another apology making it look good but been told that so many times n that it’s gonna change but-NOTHING! N this is my first time ever doing a review on anyone/any place. Just trying to save people from making same mistake.
Oct 28, 2024 · Ria MillerThey’ve gone through 3 different managers since I’ve been here. The current manager Candance does a great job of my making excuses for never getting anything fixed. My daughter hasn’t had a door handle since 2022. It took they 6 months to get me a new washer. I still don’t have a front screen door. I’d never rent from this place again. I can’t speak on purchasing but I can’t imagine it being any better.
Oct 01, 2024 · Deuntae CarrGreat place to live it's clean and well kept. It has very nice sized yards and it's like country living. There is a lot of space from unit to unit. Tree lines splitting back yards so you don't feel like you're in a mobile home park.
May 29, 2024 · Luke RobinsonI was quite impressed with this family community! It was clean and welcoming! Landscape was well maintained and the community was very quiet when we drove through.
