Rolling Hills Mobile Home Park Introduce
Rolling Hills Mobile Home Park, situated at 181 Blairs Ct, Blairs, VA 24527, USA, serves as a residential community primarily designed for manufactured homes and long-term residents. It is important to clarify that this property is not an "RV Park" intended for temporary recreational vehicle stays. Instead, Rolling Hills Mobile Home Park operates as a permanent living solution where individuals and families typically own their manufactured homes and lease the land (lot) from the park management. The contact number for inquiries is (434) 218-3707 or mobile phone +1 434-218-3707.
For those seeking potentially more affordable or stable long-term housing options in the Blairs, Virginia area, mobile home parks can be a consideration. The overall quality of life within such a community is significantly influenced by the park's maintenance standards, the reliability of its services, and the effectiveness of its management. This introduction aims to provide an objective overview of Rolling Hills Mobile Home Park, incorporating direct customer feedback to give a comprehensive and balanced perspective.
Rolling Hills Mobile Home Park is located in Blairs, Virginia, a community that offers a more rural or semi-rural environment, typically characterized by a quieter pace of life compared to larger towns or cities. As a mobile home park, its environment consists of a layout of individual lots, each designed to accommodate a manufactured home. These homes are usually arranged along internal roads, forming a residential community within the park's boundaries. The overall aesthetic and living experience are heavily influenced by the general upkeep of the park, including common areas and infrastructure.
Customer reviews specifically highlight significant concerns regarding the park's environment, particularly its infrastructure:
Road Conditions: The internal roads are described as "horrible," with "pot hole after pot hole." This indicates a severe lack of maintenance, making driving within the park challenging and potentially damaging to vehicles. The ironic mention of "speed bumps" in conjunction with such poor roads ("Like people would speed. Maybe if you had a Baja truck.") further emphasizes the difficult driving conditions.
Tree Maintenance: A critical safety concern raised is regarding tree maintenance. One resident explicitly states, "Tree right on your trailer and been asking for over a yr ago to cut it down, but done nothing about it it could fall on trailer and someone could get hurt or dealth one already fell in my front yard." This highlights a significant and unaddressed safety hazard from falling trees or branches, directly impacting resident safety and property.
Age of the Park: The park is described as an "older trailer park." While this can sometimes imply established communities and mature landscaping, in this context, it appears to be linked to infrastructure that may be deteriorating and requires significant investment in maintenance.
These points suggest that while the rural location of Blairs might offer a quieter setting, the internal environment of Rolling Hills Mobile Home Park is compromised by neglected infrastructure and potential safety hazards, which can significantly detract from the quality of life for residents.
As a mobile home park, Rolling Hills offers services and amenities tailored for long-term residents, focusing on providing essential support for permanent households. These are distinct from the short-term services found at RV parks and typically include:
Lot Rentals: The core service is the rental of individual land lots where residents place their owned manufactured homes. This involves a recurring rental fee for the space and access to the park's infrastructure.
Utility Hookups: Essential utility connections, including water, sewer, and electricity, are typically available at each lot. Residents are generally responsible for their own utility bills, or a portion may be integrated into the lot rent, depending on the park's specific structure. Connections for other services like internet and cable TV are usually available from third-party providers in the area.
Internal Road Maintenance: The park management is responsible for maintaining the internal roads to ensure safe and accessible passage. However, customer reviews explicitly indicate a severe deficiency in this area, with roads full of "pot holes."
Tree Maintenance: Ensuring the safety of residents and their property by maintaining trees is a critical service. The reviews clearly indicate a failure in this area, with unaddressed requests for tree removal that pose a significant danger.
On-site or Accessible Management: Mobile home parks require management to oversee operations, address maintenance issues, and enforce rules. The reviews suggest issues with management responsiveness regarding significant safety and maintenance concerns (e.g., "been asking for over a yr ago to cut it down, but done nothing about it"). This indicates a potential lack of effective communication or action from management.
Trash Collection: Waste disposal services are typically provided, ensuring sanitation within the community.
The feedback directly points to failures in fundamental park management responsibilities, particularly concerning critical infrastructure and safety elements, which are paramount for a long-term residential community.
The primary features of Rolling Hills Mobile Home Park center on its function as a long-term residential community. However, the issues raised by residents significantly impact these features:
Permanent Residency: The park is designed for individuals and families seeking a stable, long-term home. However, the reported issues with safety (trees), basic infrastructure (roads), and management responsiveness might undermine the sense of stability and comfort that residents seek.
Manufactured Home Ownership: Residents typically own their mobile homes, providing a form of homeownership. This allows for personalization of the living space, though the quality of the surrounding park environment remains a management responsibility.
Affordability: Mobile home living is often chosen for its affordability compared to traditional housing. While this park may offer lower initial costs for housing, ongoing issues with maintenance and potential hazards could represent hidden costs or inconveniences for residents.
Rural Setting: Its location in Blairs, VA, offers a quieter, more rural lifestyle, which can be appealing. However, the internal park environment, as described by residents, seems to contradict the peace usually associated with a rural setting due to neglected infrastructure.
The "RV Parks Near Me" classification is misleading for this property. Rolling Hills Mobile Home Park is clearly configured for permanent residents, not transient RV campers. Its features are those of a residential neighborhood for manufactured homes.
Given the strongly negative customer reviews, any objective promotional information for Rolling Hills Mobile Home Park would need to be carefully constructed or significantly updated to reflect the reported conditions. Without direct positive feedback, a promotional message would ideally focus on the basic offering of long-term lot rentals with utility connections in a rural area. However, it is essential for prospective residents to be fully aware of the reported challenges.
What to expect, based on reviews:
Severe Road Deterioration: Be prepared for very poor internal road conditions with numerous potholes, making driving difficult and potentially causing vehicle damage.
Unaddressed Safety Hazards: A significant risk from falling trees or branches, with a history of long-standing, unaddressed resident requests for tree maintenance. This is a critical safety concern.
Management Unresponsiveness: Anticipate difficulties in getting timely and effective responses from management regarding maintenance issues and safety concerns, especially related to infrastructure and trees.
Older Park Infrastructure: Understand that the park is older, and its infrastructure, particularly roads, appears to be in a state of disrepair.
For individuals considering moving into Rolling Hills Mobile Home Park, it is highly advisable to conduct thorough due diligence beyond any general marketing materials. This should include:
In-Person Inspection: Visit the park multiple times, driving all internal roads, to personally assess the condition of the roads, trees, and general park environment. Look for signs of neglected maintenance.
Interview Current Residents: If possible, speak with current residents to gain firsthand insight into their experiences with management, maintenance issues (especially water, roads, and trees), and overall quality of life. This is the most crucial step given the nature of the reviews.
Review Lease Agreement: Scrutinize the lot lease agreement carefully, paying close attention to clauses regarding park maintenance responsibilities (especially trees and roads), rent increases, and how resident-reported issues are handled. Understand what constitutes a park responsibility versus a tenant responsibility for repairs.
Research Management: Look for information on the current management company (if publicly available) to gauge their reputation for property upkeep and tenant relations.
Check Local Records: Explore if there are any public records of code violations or complaints filed against the park with local authorities regarding safety or maintenance.
While Rolling Hills Mobile Home Park offers a long-term residential option in Blairs, VA, the serious concerns raised by current and past residents regarding fundamental maintenance and safety issues indicate that prospective tenants should proceed with extreme caution and thorough investigation. The phone number (434) 218-3707 or mobile phone +1 434-218-3707 is available for direct inquiries, but personal verification of conditions is paramount.

Tree right on your trailer and been asking for over a yr ago to cut it down ,but done nothing about it it could fall on trailer and someone could get hurt or dealth one already fell in my front yard
Feb 20, 2025 · Kathy RiosIt's an older trailer park. The road around the park is horrible. Pot hole after pot hole. If that isn't enough there's speed bumps. Like people would speed. Maybe if you had a Baja truck.
Jan 19, 2024 · matthew j espenshadeThe road is a disaster, some of the people that have moved in are doing some stuff that shouldn’t be here . No background check is a problem. It’s peaceful but no signs for saying keep quiet at certain time or signs for slow mph. Good luck driving and hope your car doesn’t mess up but if it does. The person who owns the land has to fix by law. Too much traffic is going in and out now so I know what’s going on. We the people want to see that live here like it here but we need to see some changes.
Jan 31, 2022 · BBKBOSSTypical trailer park, a few are nicely kept up,but for the most, it's a 70's TP
Jan 15, 2024 · J.L. MartinezA great place to live! I love the community that we have.
