Royal Palms Mobile Home Park Introduce
For local users in the "RV Parks Near Me" category seeking a long-term living option within a mobile home park setting, Royal Palms Mobile Home Park, located at 5140 Carolina Beach Rd, Wilmington, NC 28412, offers a community environment. Inquiries can be directed to (910) 395-6238 or +1 910-395-6238.
The environment of Royal Palms Mobile Home Park appears to be well-maintained and family-friendly, according to one former long-term resident. This reviewer, who lived there for over 17 years, specifically praised the maintenance crews as "awesome" and noted that the grounds were consistently clean. The presence of a kids' park suggests that the community caters to families with children, providing a dedicated space for recreation. Additionally, a swimming pool that is cleaned daily indicates a focus on providing leisure amenities for residents and maintaining a certain standard of hygiene within the park.
In contrast, another reviewer who was considering relocating and potentially investing in multiple new mobile homes within the park expressed significant concerns based on negative reviews (not provided) and their perception of the owner's responses, which led them to believe it is a "terrible run down place" that is falsely labeled a "community." This starkly contrasting viewpoint suggests a potential discrepancy between the positive experience of a long-term resident and the negative impression formed by someone considering moving in based on other online feedback and interactions with the management.
Based on the positive review, the services at Royal Palms Mobile Home Park include regular maintenance of the grounds and the daily cleaning of the swimming pool. The presence of a kids' park can also be considered a service or amenity catering to families. These features suggest an effort to provide a comfortable and well-kept living environment for residents. However, the negative review implies potential shortcomings in the overall upkeep and management of the park, at least based on the owner's responses to other (unseen) negative feedback. This discrepancy makes it difficult to provide a definitive assessment of the services without access to a broader range of reviews.
The features of Royal Palms Mobile Home Park, as highlighted by the positive review, include a kids' park for children's recreation and a swimming pool for residents' enjoyment, which is maintained with daily cleaning. The consistently clean grounds, attributed to the "awesome" maintenance crews, can also be considered a significant feature contributing to the overall quality of life within the park. These features suggest a community that values outdoor amenities and a clean environment. However, the negative review casts doubt on the overall condition of the park, suggesting that these positive aspects might not be representative of the entire community or the current state of affairs.
Promotional information is not explicitly provided in the given reviews. The positive review focuses on the lived experience of a former resident, while the negative review expresses concerns without mentioning any specific promotions or offers. Potential residents would need to contact the park management directly to inquire about current lot rental rates, any available incentives, or the costs associated with living in Royal Palms Mobile Home Park.
For local users in the "RV Parks Near Me" category considering Royal Palms Mobile Home Park for long-term living, the available information presents a mixed picture. The positive review from a long-term former resident speaks highly of the maintenance, cleanliness, and family-friendly amenities such as the kids' park and the well-maintained swimming pool. This suggests that the park has the potential to be a great place to live, at least based on past experiences.
However, the negative review from someone actively looking to relocate and invest in the park raises serious concerns. Their perception of the park as "terrible run down" and the owner's responses as "laughable" in the context of calling it a "community" suggests significant issues that might not be apparent from the positive review alone. This individual's decision to look elsewhere despite considering a substantial investment indicates potentially widespread negative sentiment or observable deterioration of the park.
Given these contrasting viewpoints, local users should approach Royal Palms Mobile Home Park with caution and conduct thorough research before making any decisions. While the positive review offers some reassurance about the park's potential, the strong negative impression formed by a prospective investor based on other reviews and owner interactions cannot be ignored. It is crucial to understand the context of the negative reviews that influenced this potential investor's decision.
To make an informed decision, potential residents should attempt to find and review other online feedback about Royal Palms Mobile Home Park. Contacting the park management directly to inquire about current conditions, lot rental rates, amenities, and any recent improvements or issues would also be essential. Visiting the park in person to assess the cleanliness, the condition of the facilities (kids' park, swimming pool), and the overall environment would provide valuable first-hand information. If possible, speaking with current residents could offer a more balanced perspective on the living experience at Royal Palms Mobile Home Park, addressing both the positive aspects highlighted by the former resident and the concerns raised by the prospective investor.
In conclusion, Royal Palms Mobile Home Park appears to have once been a well-maintained and family-friendly community with good maintenance and amenities. However, recent perceptions from potential newcomers suggest that the park might have deteriorated or that management issues are a concern. Local users in the "RV Parks Near Me" category should conduct thorough and up-to-date research, including reading multiple recent reviews and visiting the park, before considering Royal Palms Mobile Home Park as their long-term living option.

Royal Palms Mobile Home Park Reviews
I used to live here for over 17 years. The maintenance crews are awesome here. The grounds are always clean. It has a kids park and a swimming pool that's cleaned daily. Great place to live.
Apr 06, 2025 · -32 DegreezWas looking to relocate but all reviews are negative. And I can tell by the responses by the owner that it is a terrible run down place that they call a “community” laughable. I’m looking to buy 3 brand new mobile homes and place them on 3 lots and also open up a vape shop in Wilmington but I’ll keep looking for a better place to spend my inheritance.
Jun 13, 2024 · Brian NavyAll mobile homes in here needs to be all new. I mean if you got live within your means. Here's what you get. Roaches coming in your mobile home bugs. I mean damn good for 30years. I almost was going to be a resident here. After seeing what I saw. I stayed away. Need to clean up the place not act like nothing is wrong here. That's what your doing.
Jan 31, 2019 · Todd “Chichizola” ZolaThe place is located in the most beneficial location, you are on the bus line. There is an auto store and pool hall within a 5 minutes walk. You are across the street from Walmart and many other stores and gas stations.... Now the other side of the coin. This is a community of mostly run down and storm battered mobile homes and worse yet the risk of various bugs taking up residence in you home is very likely. The community is not well taken care of and the roads are bad for the short distance you are on them in the mobile park. Residents are nice and work together as much as positive, I however would not feel safe raising a family here as sirens are in this community frequently... On a side note this community has had some serious crime take place such as the kidnapping of a young girl in her front yard... Be mindful coming here. The neighbors are more mindful now but still proceed with caution.
