Shady Oaks Mobile Home Park Introduce
Welcome to Shady Oaks Mobile Home Park, located at 1215 US-17, Davenport, FL 33837, USA. For inquiries, please contact them at (863) 399-8469 or +1 863-399-8469. This introduction aims to provide local users and individuals who might be considering mobile home living or searching within the broader category of "RV parks near me" (though Shady Oaks is primarily a mobile home park) with a detailed overview of the community based on available customer reviews.
The environment of Shady Oaks Mobile Home Park appears to be a significant positive aspect, based on the provided feedback. One reviewer with fond childhood memories of living in the park under previous ownership expresses a desire to return, suggesting a pleasant and memorable environment. More specifically, a recent reviewer who knows current residents describes the park as "very clean," indicating a well-maintained and cared-for physical space. This cleanliness contributes to a more enjoyable and comfortable living experience for residents. While details about landscaping, communal green spaces, or the overall aesthetic are not extensively provided, the emphasis on cleanliness suggests a community that takes pride in its appearance and upkeep. It's important to note that while the park is primarily a mobile home community, the mention of "RV parks near me" might attract individuals seeking long-term RV living options, and the clean environment would be a positive factor for them as well.
The services offered at Shady Oaks Mobile Home Park, as highlighted in the reviews, cater to the convenience and well-being of its residents. A notable service is that "electric is included in rent," which can provide a significant cost-saving benefit and simplify budgeting for residents. However, it's important to note that this inclusion comes with "a dollar limit," and residents exceeding this limit will be billed for the excess usage. This policy encourages responsible energy consumption while still offering a base level of included electricity. Additionally, the park offers cable and Wi-Fi services for "additional charges," providing residents with options for entertainment and connectivity. For essential needs, "laundry on site" is available, offering a convenient alternative to off-site laundromats. The mention of "security cameras everywhere" underscores a commitment to the safety and security of the residents and their property, which is a significant service that contributes to peace of mind. While not directly a service for RVs in the traditional sense of hookups, the presence of a well-managed and safe environment with on-site laundry and available utilities could be appealing to those considering long-term RV living if such options are permitted within the mobile home park's regulations.
Several key features of Shady Oaks Mobile Home Park contribute to its positive reputation among those who know it. The strong emphasis on "saftey" due to the presence of "security cameras everywhere" is a significant feature that distinguishes the park and provides a sense of security for its residents. The policy of "do not allow pets" is another important feature to note, as it may be a deciding factor for potential residents with or without animals. The reviewer who knows residents also comments that "the condition of their trailers isn't too bad considering the area," suggesting that the homes within the park are generally well-maintained relative to the surrounding context. This implies a level of care and possibly community standards for the upkeep of individual mobile homes. Furthermore, the reviewer's strong belief that the management "care about their property and take better care of it then any other place around" speaks volumes about the overall quality and attention to detail within Shady Oaks. The explicit instruction to "not let the crummy park across the street make you feel any different about it" and the statement that "They are in no way connected" serves as a clear distinction and reinforces the positive attributes of Shady Oaks. While these features are primarily geared towards mobile home living, the safety and cleanliness aspects, along with potentially available utilities, could also be considerations for long-term RV stays if permitted.
Promotional information for Shady Oaks Mobile Home Park is not explicitly provided in the customer reviews. However, several aspects mentioned could be considered implicitly promotional. The "inexpensive" nature of the park, as noted by one reviewer, suggests affordability, which is a significant draw for many seeking housing options. The emphasis on cleanliness and safety through the presence of security cameras could also be seen as promotional points, highlighting the quality of living and peace of mind offered. The inclusion of electric in the rent (within limits) is another attractive feature that could be promoted to potential residents. The availability of on-site laundry adds to the convenience and value of living in Shady Oaks. For individuals considering a move to a mobile home community in the Davenport, FL area, these positive attributes, vouched for by those familiar with the park, serve as compelling reasons to inquire further. While not traditional promotions like discounts or special offers, these inherent qualities of the park act as strong selling points. For those broadly searching "RV parks near me" and considering long-term stays in a mobile home park setting (if allowed), the affordability, cleanliness, and safety could be attractive factors.
The two customer reviews, while limited in number, offer valuable insights into Shady Oaks Mobile Home Park. The first review provides a nostalgic perspective from a former childhood resident, highlighting positive long-term impressions. The second review, from someone with close friends currently living in the park, offers more specific details about its current state, emphasizing its cleanliness, safety measures, affordability, and the inclusive electricity policy. The contrast drawn with a neighboring park further reinforces the positive attributes of Shady Oaks. The absence of negative feedback in these reviews suggests a well-regarded community. For local users seeking an inexpensive, clean, and safe mobile home park in Davenport, FL, Shady Oaks appears to be a strong contender. While primarily a mobile home park, individuals considering long-term RV living in the area might also find the park's positive attributes worth exploring, pending their specific needs and the park's regulations regarding RVs.
To gain a more comprehensive understanding of Shady Oaks Mobile Home Park, interested individuals should contact the management directly using the provided phone numbers. Inquiries could include current rental rates, the specific limits on included electricity, the costs for cable and Wi-Fi, the availability and cost of laundry facilities, and the specific policies regarding residency (including whether long-term RV stays are permitted). Visiting the park in person, if possible, would also allow prospective residents to assess the environment and the condition of the mobile homes firsthand. Given the positive feedback regarding cleanliness and management's care for the property, a visit could further solidify its appeal. For those who prioritize safety, the presence of security cameras throughout the park offers an additional layer of reassurance. The "no pets" policy should also be clearly understood by potential residents with animals.
In conclusion, Shady Oaks Mobile Home Park in Davenport, FL, presents itself as a clean, safe, and relatively inexpensive residential community. The positive feedback from individuals with both past and present connections to the park underscores its appeal and good management. For local users seeking mobile home living options, Shady Oaks offers a well-regarded environment with included utilities (within limits) and a focus on safety. While not explicitly an RV park, those searching in the broader category of "RV parks near me" for long-term stays might find the park's cleanliness, safety, and potentially available utilities worth investigating further, keeping in mind the "no pets" policy and the primary focus on mobile homes. Overall, Shady Oaks appears to be a well-maintained and cared-for community that prioritizes the comfort and safety of its residents.

Shady Oaks Mobile Home Park Reviews
Used to live here when I was a baby(back when my grandparents were the landlords) up until I was about 6/7 years old. I am now almost 24 and I still have some of the best memories here. My dad still lives in this trailer park. Sadly I haven’t been back since I moved but I would love to come back again and see what it looks like.
Apr 10, 2019 · The Rouse Family!Okay. So I have never personally lived here but know close friends who have. They are pretty inexpensive. They are very clean. There are security cameras everywhere so saftey is a big deal for them. They do not allow pets. The electric is included in rent how ever they do have a dollar limit and if you exceed that limit you will be billed. They have cable and wifi for additional charges. They also have laundry on site. And the condition of their trailers isn't too bad considering the area. I have it 5 stars because I honestly believe they care about their property and take better care of it then any other place around. Do not let the crummy park across the street make you feel any different àbout it. They are in no way connected.
Apr 29, 2017 · Marky RamseyNo pets allowed (including helper animals). I had a cat that helped with my anxiety, depression, and PTSD but had to get rid of it because the new (at the time) landlord didn't like cats, but could've kept a dog if I had one and wouldn't let me replace my cat with a dog. But a short time later my neighbor was allowed a dog. I'm a veteran so I guess I deserve these kind of conditions and I guess special privileges only apply to non vets. And irresponsible pet owners.because another neighbor has 2 dogs and 2 or 3 cats. Go figure. The roaches we're my disgusting roommate's fault. (Along with the disorderly appearance of the inside of the house and porch) I've been living here for about 13 or 14 years, granted the security of the park has improved during that time. And the landlord is friendly, but the previous owners were too.(and allowed me a helper pet because they knew I was a responsible pet owner, and understood my disabilities) . WiFi is subpar which makes it hard to find work, but I guess you get what you pay for. All in all it's a roof and keeps the rain off my head. ( As long as I'm not in the kitchen when it does rain) The rodents can also be blamed on my disgusting roommate as well seeing I've never had a roach or rodent problem until she started squatting here.
