Horse Creek Village Introduce
Welcome to Horse Creek Village, a mobile home park situated at 1111 US-17 92 N, Davenport, FL 33837, USA. For local users browsing "RV parks near me," it's important to understand that Horse Creek Village primarily serves as a residential community for mobile homeowners, offering a long-term living arrangement rather than temporary RV stays. While it might appear in search results for nearby RV parks, its focus is on providing a community for manufactured homes.
Recent changes in ownership at Horse Creek Village have brought about notable reactions from residents, particularly concerning rental costs. One former resident, possibly recalling a previous owner, mentioned a significant increase in rent, rising from $530 to $800 under the new ownership, with a further anticipated increase to $900 with a new lease. This individual expressed strong concerns about the affordability, projecting potential future rent escalations that they deemed "not worth it," advising others to consider alternative housing options. This perspective highlights a significant point of consideration for prospective residents regarding the financial aspect of living in Horse Creek Village under the new management.
In contrast, a current resident who has enjoyed living in Horse Creek Village with their family for three years offers a more positive perspective. They describe the park as "one of the nicest mobile home parks around" and express enjoyment of living there. This resident specifically praises the convenient proximity to schools and the friendly nature of the community. This positive feedback suggests that Horse Creek Village offers a family-friendly environment with a welcoming social atmosphere.
The new ownership has also been credited with making tangible improvements to the park's infrastructure. The current resident notes the "great job" done on the roads and parking areas. These upgrades likely contribute to a more pleasant and functional living environment for all residents. Additionally, updates to the laundry room have been implemented, which is a practical benefit for the community. There is also mention of a potential future addition of outdoor storage, which would be particularly beneficial for residents with items like boats, as indicated by the reviewer.
The improved parking situation is specifically appreciated by the current resident, who mentions getting "bigger parking" and emphasizes that the park is "really shaping up nice." This focus on infrastructure improvements suggests an ongoing effort by the new owners to enhance the overall quality and convenience of living in Horse Creek Village.
An interesting feature of the location is the presence of Horse Creek itself, situated right by the village. The resident describes it as "nice" with "some beautiful pic spots." This natural element could add to the aesthetic appeal of the community and provide opportunities for residents to enjoy the local scenery. The resident even expressed interest in a potential available unit near Horse Creek for their daughter to live closer to them in the future.
Regarding services, the feedback mentions a laundry room, which is a common and necessary amenity in mobile home parks. However, a significant point of concern raised by the former resident is the payment policy for the laundry facilities, stating that they "don't accept debit/credit cards" and that it is necessary to use quarters, which are reportedly "hard to find nowadays." This payment method could be an inconvenience for residents who primarily use electronic forms of payment.
Promotional information is not explicitly provided in the available reviews. The positive comments about the friendly community, convenient location near schools, and infrastructure improvements could be seen as indirect benefits. However, there are no specific offers or incentives mentioned to attract new residents. Prospective residents would need to contact the management directly to inquire about current lot rental rates, any move-in specials, or other promotional offers that might be available.

Horse Creek Village Reviews
I miss the older owner if I recall/remember rent used to be $530, new owner came out the rent cost is $800 then new lease is coming it will be $900 so every lease will be $100 more, get ready to move out!!! By 2 years is probably going to be $1,100 BUT if they decide to make it more expensive I mean from $530 too jump of $800, who know it could be $2,600-$3,000 in the next 2 years!! Not worth it! Get a house or a cheaper place! Oh you also have to pay for laundry and they dont accept debit/credit cards despise is hard to find quarters nowadays yea have fun!

Feb 04, 2022 · Fast RarreyNice and friendly community , but the owners could have done more like add a park for kids or something fun for families to enjoy . they have too many rules that can get really annoying always complaining about something it honestly is not worth living here everything in house is falling apart and they sometime overcharge with they payments i was happy to move out of here i found me a cheaper place with less rules and everything in my place is firmly constructed . i don't think its safe for little ones to live here every mobile have a lot of holes under where they s a lot of water-bugs enter when it rains . please don't waste your money here its not worth it .
Sep 20, 2016 · NicoleI had called to find out information about possibly living there. Was looking for a place with my brother and my children to live. My current places lease ends February 1st, and am looking for a place to be moved into when the time comes. I was informed that they couldn’t rent to us because of a “what if” situation. I was told that they couldn’t rent to us because what if my brother gets a girlfriend and I get a boyfriend. So because of a possible personal life choice in the future, I was turned down before I even got the chance to ask more questions of the place and was immediately denied the chance of even living there. I would not recommend this place to anyone.
