Twin City Estates Introduce
For individuals searching for "RV parks near me" with long-term potential or considering mobile home living in Mandan, North Dakota, Twin City Estates, located at 3001 Twin City Dr #1, Mandan, ND 58554, USA, presents a concerning picture based on the available customer reviews. Both reviews highlight significant issues with the management of the park, raising red flags for prospective residents. This introduction aims to provide an objective overview based solely on the provided feedback, emphasizing the serious nature of the concerns raised.
One reviewer describes the manager of Twin City Estates as a "nightmare." While noting that the manager's wife is perceived as better, the reviewer states that she has no influence on how things are run. A central complaint revolves around the inconsistency and perceived unfairness in the application of park rules, which are described as being based more on the manager's "personality of the day" rather than equal treatment of all residents. This suggests a potentially arbitrary and unpredictable living environment where residents may be subject to the manager's whims.
The same reviewer also mentions instances of selective eviction, alleging that while several people received eviction notices, only certain individuals were actually evicted. This raises questions about the fairness and transparency of the eviction process at Twin City Estates. Furthermore, the review includes disturbing rumors regarding the manager's alleged partiality towards individuals using methamphetamine at one point, followed by a supposed extreme opposition to anyone suspected of such activity. The reviewer also relays unconfirmed rumors about the manager potentially working for the police while allegedly struggling with his own drug addiction. While these are presented as rumors, they contribute to a highly negative portrayal of the park's management and the overall environment.
Based on these alleged issues, the first reviewer strongly advises against considering Twin City Estates, stating, "I wouldn't suggest this place to anybody." This unequivocal condemnation should be taken seriously by anyone looking for a mobile home park or long-term RV stay in the Mandan area.
The second review corroborates the negative assessment of the management, describing it as "shady and dishonest." This former resident, who lived in Twin City Estates for three years, also characterizes the neighborhood as "drug-infested," echoing the concerns raised in the first review about potential drug-related issues within the community. The reviewer further supports the claim of unfair management practices, stating that the management played favorites among tenants, with some individuals being reprimanded for actions that were ignored or overlooked when committed by others. This inconsistency in rule enforcement can create resentment and a sense of injustice among residents.
Adding to the concerns about management integrity, the second reviewer recounts multiple instances of being wrongly accused of late payments for lot rent and water bills, despite having paid on time. They mention having to prove their timely payments by showing receipts. The reviewer also alleges a couple of attempts by the management to falsely claim non-payment. These experiences suggest potential issues with record-keeping and billing practices at Twin City Estates, which could lead to unnecessary stress and financial disputes for residents.
Like the first reviewer, the former resident who lived in Twin City Estates for three years concludes with a strong negative recommendation, stating, "Wouldn't recommend this trailer court to anyone." This consistent and strongly negative feedback from multiple individuals paints a concerning picture of the management and potentially the living environment at Twin City Estates.
Given the serious nature of the allegations in both reviews, including dishonesty, unfair rule enforcement, potential drug issues, and questionable billing practices, prospective residents searching for "RV parks near me" or mobile home parks in Mandan should exercise extreme caution when considering Twin City Estates. The consistent negative portrayal of the management is a significant red flag that warrants careful consideration and thorough investigation before making any decisions.
The provided information does not include any details about the physical environment of Twin City Estates, such as the size and layout of the lots, landscaping, or the overall upkeep of the property. There is also no information regarding the specific services and features offered, such as RV hookups (if applicable), laundry facilities, restroom and shower facilities, recreational areas, or pet policies. Similarly, there is no promotional information available, such as current lot rental rates, security deposits, or any special offers for new residents.
Therefore, based solely on the available customer reviews, Twin City Estates appears to be a mobile home park with significant management issues that have negatively impacted the experiences of at least two former or current residents. Prospective residents should weigh these serious concerns heavily and conduct extensive independent research before considering this community. This research should include attempting to speak with current residents (if possible), inquiring directly with the management about the issues raised in the reviews, and potentially seeking information from local tenant advocacy groups or the Better Business Bureau.
In conclusion, the limited but strongly negative feedback regarding the management and potentially the environment of Twin City Estates in Mandan, ND, should serve as a serious warning to those searching for "RV parks near me" or mobile home living options in the area. The allegations of dishonesty, unfair practices, and potential drug issues warrant extreme caution and thorough investigation before considering residency at this property. Exploring alternative mobile home parks or RV parks in Mandan with more positive or neutral feedback is strongly recommended.

Twin City Estates Reviews
The manager of this place is a nightmare. His wife is better than he is, but, has no say in how things are done there. The park rules are based less on treating everybody equal and more on the manager's personality of the day. He just sent out notices evicting several people, but, only certain people were evicted. Oddly, he really seemed partial to people using meth, but now is the anti-christ against anybody he thinks is. Rumor on the street is he works for the police while behind closed doors continues his meth addiction. Who knows? I wouldn't suggest this place to anybody.
Aug 02, 2023 · Kristi FossLived in Twin City for 3 years. Shady and dishonest management, drug-infested neighborhood, management plays favorite amongst tenants so what one person gets reprimanded but is ignored or overlooked for the very next person. Paid our lot rent/water bill on time every month, but a couple months we got late charges for not paying on time, but proved we did pay on time. A couple times management tried to cheat us by saying we didn't pay the lot rent/water bill but hubby promptly went to office to show receipt of payment. Wouldn't recommend this trailer court to anyone.
Jan 25, 2023 · DJW Life Project ProjectVery shady management. They tow without proper warning and for very weird reasons they claim is in the lease agreement, but they cant show where and just say its open to interpretation. The owner of the tow company lives in the trailer court. They also wait to tow until Saturday mornings when the tow company is closed for the weekend and you have to pay for 3 days of storage plus the tow.Management doesn't equally enforce the rules on everyone. What one property is fined for, another can do without consequence.
Dec 17, 2022 · Michael RoepkeI have lived in this mobile home park for 29 years. Sadly as with any mobile home park you are at the mercy of the owners. The lot rent continues to increase and for several years now we pay our own water, garbage, recycle and sewer costs. When you are on social security and a very small pension, it does not make it easy to afford living here. Thank goodness my home is paid for or I could not afford to live here. It is a struggle to keep afloat but that's the bad part of not owning one's own lot!!
Jun 30, 2021 · Jim RaileThe staff at this park are very friendly and welcoming and the park itself looks really well kept. The trailers are not in the best shape but that's not necessarily their fault. And the little park and grill areas are really great for anyone with a family.
