99 Oaks Introduce
99 Oaks, situated at 8521 Fowler Ave in Pensacola, Florida, is a mobile home park that may also offer long-term RV living options for those searching within the "RV parks near me" category. For local users considering residential options in Pensacola, particularly those interested in mobile home communities or extended RV stays, 99 Oaks presents a location to consider. As there is no phone number provided in the available information, direct visits to the address may be necessary to inquire about availability, services, and policies.
The customer reviews for 99 Oaks present a starkly divided picture of the living experience. Several reviews detail significant negative experiences, while one offers a positive initial impression. It is crucial for prospective residents to carefully consider these contrasting viewpoints.
One detailed negative review describes a highly unsatisfactory experience shortly after moving in. The former resident recounts being switched between three different RV lots within a short period and experiencing a lack of power during a cold week. They allege that they were asked to pay for repairs to the park's electrical box, which they believed to be unlawful. This reviewer also states that the police were called on them despite having paid rent and electricity in full. Furthermore, they claim that unlicensed electricians attempted to fix the electrical issues and that they later discovered the park had been sold, leading them to suspect intentional mismanagement. This individual reports pursuing legal action against the park for damages and mentions that at least five other tenants had moved out shortly after their departure due to similar issues, including a neighbor who left on the same day due to a lack of power. The reviewer uses strong negative language, labeling the park a "SLUMLORD PARK" and advising others to "BE ADVISED ⚠️!!!!!!"
An update from the same reviewer further alleges that subsequent repairs to the electrical system were done incorrectly, causing a new tenant on the same lot to move again quickly. They also mention speaking with a current neighbor who reportedly faced threats of eviction for something not demanded of all residents, involving the movement of a mobile home within five days. This update reiterates the reviewer's negative assessment and advises others to "STAY AWAY!!!!" They also note a "NEW FINANCIER" and continued "POWER ISSUES GALORE AND SO MANY CODE ENFORCEMENT VIOLATIONS!"
Additionally, this former resident claims to be facing harassment from someone associated with the park after posting about their negative experiences online, including alleged slander on their business page.
In contrast to these severe negative accounts, one reviewer who visited the park in July reported being "very impressed with the cleanliness of the park." They described someone named Fran as "a very sweet person" who seemed to have the respect of the RV residents. This visitor observed Fran interacting professionally and discreetly with a resident regarding a payment issue and stated that they would "definitely feel safe living there." This review offers a positive initial impression of the park's cleanliness and management style.
Given these highly divergent experiences, it is challenging to provide a definitive description of the environment at 99 Oaks. The negative reviews paint a picture of potential electrical issues, mismanagement, and a problematic relationship between management and some residents. The positive review highlights cleanliness and a seemingly positive interaction with the management. Prospective residents will need to weigh these conflicting accounts carefully.
Information regarding specific services and features at 99 Oaks is limited. The negative reviews mention electrical hookups (and associated problems), RV lots, and the presence of mobile homes. The positive review notes the cleanliness of the park. To obtain a comprehensive understanding of the services and features, potential residents would need to inquire directly about:
- The types of lots available for mobile homes and RVs (size, hookups – electric, water, sewer).
- The reliability of essential utilities, particularly electricity.
- The condition and availability of any communal facilities such as restrooms, showers, laundry, or recreational areas.
- Park rules and regulations.
- Pet policies.
- Security measures.
- On-site management availability and responsiveness.
As there is no promotional information provided, individuals interested in 99 Oaks will need to visit the location at 8521 Fowler Ave, Pensacola, FL 32534, USA, to inquire about current rates for lot rentals or mobile home rentals (if available), lease terms, application processes, and any special offers that might exist.
For local users searching within the "RV parks near me" category, 99 Oaks' address on Fowler Avenue places it within Pensacola. Its suitability for long-term RV living would need to be confirmed by directly inquiring about their policies and accommodations for RVs. The negative reviews mentioning RV lots suggest that RVs are accepted, but the reported issues with electrical service are a significant concern for RV owners who rely on consistent power.
In conclusion, 99 Oaks in Pensacola, FL, presents a complex picture based on the available customer reviews. While one visitor reported a positive impression of cleanliness and management, several former residents describe severe issues including electrical problems, alleged mismanagement, and confrontational interactions with the park. Prospective residents must approach with caution and should thoroughly investigate the current conditions and management practices by visiting the property and seeking direct information. It is essential to weigh the potential risks highlighted in the negative reviews against the positive initial impression offered by another visitor when considering 99 Oaks for mobile home or long-term RV living. Due to the serious allegations made, thorough due diligence is strongly recommended.

99 Oaks Reviews
MOVED IN FEBRUARY 1ST 2024 MOVED OUT FEBRUARY 15TH! WILL BE SUING THEM FOR RETURN OF ALL MY MONIES. THEY SWITCHED ME TO 3 DIFFERENT RV LOTS IN THE PARK. COLDEST WEEK OF THE YEAR, NO POWER. HAD TO TAKE MY CAMPER TO CARPENTERS CAMPERS AND HAVE IT PUT IN WRITING THAT THE ELECTRIC ISSUE DOES NOT BELONG TO MY CAMPER. THEY ALSO TOLD ME I HAD TO PAY THEM 555 $ for the repairs done ON THEIR box which is against the law. Valentines day they called the police to try and have me removed from the property even though I PAID IN FULL FOR BOTH ELECTRIC AND RENT! They also had several people come out to fix the boxes that are NOT LICENSED ELECTRICIANS. ALSO FOUND OUT THEY JUST SOLD THE PARK....leading me to believe this whole situation was done intentionally. I am in the process if suing them for damages. Also be advised, at least 5 other tenants have moved out since I've left. Wondering if they all had these same issues. The last day I was there after code enforcement came out and spoke to me my next door neighbor who was paid in full had no electricity either and they moved out the SAME DAY I DID DUE TO NO POWER!!!! SLUMLORD PARK....BE ADVISED ⚠️!!!!!!!UpDATE ! THEY HAVE REPAIRED THE NUETRAL UNDERGROUND (lol) incorrectly AGAIN as their new tenant moved onto the SAME LOT 10A and within several hours had MOVED TO ANOTHER LOT AGAIN. HENCE MAKING MY COURT CASE A LOT EASIER TO WIN! SPOKE WITH A NEIGHBOR IN THE PARK WHOS BEEN THREATENED WITH A FIVE DAY NOTICE AND AFTER THEY BANGED ON HIS DOOR (TOTALLY ILLEGAL/PEACEFUL TENANCY IS A RIGHT!) AND DEMANDED SOMETHING THEY DONT DEMAMD FROM EVERYONE THREATENING FOR THEM TO HAVE TO MOVE A M O B I L E HOME, NOT AN RV IN 5 DAYS.....STAY AWAY!!!!NEW FINANCIER AS WELL. POWER ISSUES GALORE AND SO MANY CODE ENFORCEMENT VIOLATIONS!I would also like to add it has been since February 15th since I have moved out of 99 oaks RV park and whenever I find her posting about RV parks I write my experience with them. I wanted to make you aware of the fact that this woman FRANSETTA BLANKENSHIP ROBINSON is now harassing me she's gone on my business page and is posting pictures and saying untrue dishonest things and slandering me so not only do you have to worry about not getting your money back but you've got to be worried about bullying and harassment.
Aug 12, 2024 · Dana SpencerI visited this park in July and I was very impressed with the cleanliness of the park. Fran is a very sweet person and she seems to have the respect of the residents that live in the RV part. Watching her interact with one resident who walked in while I was there and said he needed to talk about his payment, she was very professional, polite and discreet while assisting this young man. I would definitely feel safe living there.

It's a simple, no-frills place to live, perfect for those who appreciate a peaceful environment without the extras.
