Anglers Pointe, Family Friendly Manufactured Homes Community Introduce
Welcome to Anglers Pointe, Family Friendly Manufactured Homes Community, situated at 13528 200th St Ct E in the peaceful town of Graham, Washington. This community aims to provide a family-oriented living environment within the scenic landscapes of the Pacific Northwest. For those exploring housing options similar to the offerings found under the category of "RV parks near me" but seeking a more permanent and community-focused setting, Anglers Pointe presents an opportunity to consider manufactured home living.
Nestled in Graham, Anglers Pointe benefits from its location in Pierce County, Washington. The area is known for its natural beauty, with proximity to outdoor recreational opportunities such as hiking, fishing, and exploring the nearby mountains and lakes. Residents can potentially enjoy a quieter lifestyle away from the hustle and bustle of larger cities while still being within a reasonable driving distance to urban amenities and employment centers.
The concept of a manufactured home community often emphasizes a sense of belonging and shared community spaces. While specific details about the amenities offered at Anglers Pointe are not readily available in the provided information, such communities typically feature common areas for residents to socialize and engage in recreational activities. Based on one of the reviews mentioning "basketball courts," it suggests that the community may offer some outdoor recreational facilities for its residents. The mention of "curb appeal" in another review indicates that the management may be focusing on maintaining the aesthetic appeal of the community.
For families, a "Family Friendly" designation often implies a welcoming environment for children, potentially with features like playgrounds or open spaces for kids to play. It could also suggest a community that organizes family-oriented events or fosters a neighborly atmosphere conducive to raising children.
Considering the category "RV parks near me," Anglers Pointe offers a different model of long-term living compared to typical recreational vehicle parks. While RV parks often cater to temporary stays and travelers, manufactured home communities like Anglers Pointe provide a more permanent residential setting. Residents typically own their manufactured homes but lease the land on which they are situated. This model can offer a pathway to homeownership at a potentially more accessible price point than traditional site-built homes.
However, the provided customer reviews raise significant concerns regarding recent increases in lot rent. One reviewer states a lot rent of $1095 and expresses disappointment that this price undermines the affordability traditionally associated with mobile home living. They argue that such high lot rents negate the cost savings of purchasing a manufactured home and suggest that renting elsewhere might become a more viable option for many. This review criticizes the justification for the rent increase, specifically mentioning "curb appeal and basketball courts" as insufficient reasons for such a substantial price hike, especially considering the potential increase in income for the park due to new residents.
Another review echoes these sentiments, describing the new owners as "terrible" for "jacking up the lot rent and pricing people out of there homes." This reviewer expresses strong disapproval of actions that remove affordable housing options and accuses the owners of prioritizing personal financial gain over the well-being of the residents. These reviews paint a picture of a community undergoing significant changes in its cost structure, potentially impacting the financial stability of its residents.
It is important for prospective residents to thoroughly investigate the current lot rent fees, any potential for future increases, and the terms of the lease agreement. Understanding the full cost of living in Anglers Pointe, including lot rent, utilities, and any community fees, is crucial for making an informed decision. Engaging directly with the management and current residents (if possible) can provide valuable insights into the community's current environment and management practices.
While Anglers Pointe is advertised as a "Family Friendly Manufactured Homes Community" in a potentially appealing location in Graham, WA, the recent customer feedback regarding substantial lot rent increases warrants careful consideration. For individuals and families seeking long-term housing options similar in concept to "RV parks near me" but with a focus on community and homeownership through manufactured homes, Anglers Pointe might still present certain advantages in terms of location and community atmosphere. However, the affordability aspect, which is often a key draw for manufactured home living, appears to be a significant concern based on the provided reviews.
Prospective buyers should weigh the potential benefits of the location and community against the reported increases in lot rent and the potential impact on long-term affordability. It would be prudent to inquire about the history of lot rent adjustments, the policies regarding future increases, and the specific amenities and services included in the lot rent fee. Understanding the overall value proposition and the long-term financial implications is essential before making a commitment to living in Anglers Pointe.
In conclusion, Anglers Pointe, Family Friendly Manufactured Homes Community in Graham, WA, offers a residential setting in a naturally attractive area. While it aims to provide a family-friendly environment with potential amenities like basketball courts and a focus on curb appeal, recent customer reviews highlight significant concerns about substantial increases in lot rent, which could impact the affordability and overall appeal of the community. Individuals considering this community as an alternative to "RV parks near me" for long-term living should conduct thorough due diligence to understand the current financial landscape and ensure it aligns with their housing needs and budget.

Anglers Pointe, Family Friendly Manufactured Homes Community Reviews
Perfect example of how greedy people ruin affordable housing for everyone else. $1095 lot rent. You can lower the pricing on all those new subpar mobile homes all you want but people aren’t THAT stupid. Mobile homes are supposed to be affordable. People may as well keep renting elsewhere at that price especially since you’ve shown your residents that you have no problem jacking up the price on a whim. Quit flooding the housing market with your over priced land or maybe fix your rent rate. Absolutely disgusting, and your excuse being curb appeal and basketball courts for the increase? That doesn’t even come close to making up for it especially in all of the new potential income for the park. Weak reason, I hope whoever’s in charge of those financial choices wakes up one day to find that they’re no longer a piece of trash.
Sep 22, 2024 · Aidan MurphyThe new owners of this park are terrible. Jacking up the lot rent and pricing people out of there homes. I don’t know how these people are able to sleep at night. Completely removing affordable housing away from people who need it is absolutely disgusting. How greedy can you seriously be. Stop messing with peoples lives just to line your pockets.
Feb 10, 2023 · KevinThese people are the best. We had a misfortune over the summer of 2016 which had use homeless living in a hotel they worked on the deposit with and got us in a home. Beyond thankful for these great people. The park is quite and clean. My family fits perfectly in this small community.
Mar 04, 2017 · Cecilia GodinesThe park has had no new hiresRoad maintenance onceNo landscaping for residentsOnly in front of mailboxNo amenities. So say again what the huge increase is for?
Apr 18, 2024 · Debra HolcombIf you are contemplating buying a manufactured home here contact the water company FIRST. Major water issues that are not being fixed on the ENTIRE PROPERTY. The water is NOT drinkable. It is yellow all the time and sometimes gets so bad that the water is dark brown. Heavy mineral deposits in water are ruining all of my brand new sinks, toilets and appliances. We are repeatedly told its "safe" to drink but even their own maintenance works don't believe them. I was lied to when I purchased and told that there were NO water issues. Tenants are now questioning multiple recent "cancer" deaths in the park due to contaminated/bad water.
