Avalon Mobile Estates Introduce
While your search might be for "RV parks near me," we want to provide information about a mobile home park in Yucaipa, California, that caters to a specific age demographic for long-term living: Avalon Mobile Estates, located at 35011 Avenue E office, Yucaipa, CA 92399, USA. Although not an RV park designed for temporary stays, Avalon Mobile Estates offers a residential community for those aged 55 and over. However, based on recent customer reviews, it's crucial for prospective residents to be aware of potential challenges related to management and living conditions before considering making this their home.
One of the most significant concerns raised in the reviews pertains to the management of Avalon Mobile Estates. One reviewer, whose parents reside in the park, described the management as "terrible." This is a serious indictment, especially considering the importance of responsive and effective management in ensuring a comfortable and safe living environment for residents in a long-term community setting. The specific issues highlighted by this reviewer paint a concerning picture of the management's approach to problem-solving.
The reviewer detailed a recurring problem of pest infestations, stating that their parents had been "infested with skunks and fleas" for the second time in about two years. This suggests a potentially systemic issue within the park that is not being adequately addressed. The impact on the residents is significant, as the reviewer mentioned their parents being "covered in flea bites" and the resulting unpleasant smell. Such conditions can severely affect the quality of life and well-being of the residents.
Adding to the concern is the alleged lack of effective response from the management when these issues were brought to their attention. The reviewer stated that every time their parents asked for a solution, the management's response was a dismissive "oh well, you’re not the only one who has this problem." This attitude suggests a lack of proactive problem-solving and a potential disregard for the comfort and health of the residents. The reviewer also pointed out that the neighbors feeding the skunks exacerbate the problem, and yet "nothing has been done about it," indicating a failure to address the root causes of the infestation.
The one instance where the management did provide assistance was the offering of a trap. However, this gesture was undermined by the apparent lack of support, as the reviewer noted, "No directions, no nothing, just said here." This lack of guidance further illustrates a potentially unhelpful and inadequate approach to resolving residents' issues.
Despite these concerning living conditions and the perceived lack of effective management, the reviewer also mentioned that "Rent is raised but terrible living conditions" persist. This creates a situation where residents are paying more for a potentially deteriorating living environment, which is a significant point of contention and a major drawback for prospective residents.
Another review highlights a different set of issues related to the application process for a younger couple with a child, who were initially encouraged to apply despite the 55+ age restriction. This couple contacted Avalon Mobile Estates and were told to complete an application, even picking a move-in date. They expressed their positive experience with an individual named Debbie, describing her as "amazing" and stating "there’s no hard feelings towards her at all." This suggests that at least some staff members are helpful and welcoming.
However, the couple's experience took a negative turn when they felt "honestly were led on." They completed an application and even had a scheduled meeting with the general manager, which was subsequently canceled. Their urgent need for housing stemmed from having to move from a previous dwelling due to toxic mold and its illegal status, for which they claim to have proof. Due to the timing, they moved into a less safe area on a month-to-month lease and were hoping to relocate their family again for their safety.
Despite their challenging circumstances and the urgency of their need for a safe home, their application was denied due to a lack of "consistent rental history," as they had only been at their mold-infested previous residence for around six months and at their current unsafe location for about three months. They were not given the opportunity to submit their proof regarding the mold issue, leading them to feel they "weren’t given a fair chance" and were given "false hope of moving our family into a safe home." This account raises concerns about the park's application policies and the flexibility shown towards individuals with extenuating circumstances.
The reviewer did reiterate their appreciation for Debbie, thanking her for "going above and beyond and being so sweet to us." This again highlights a positive aspect of the staff, but it does not negate the negative outcome of their application process and the overall impression of a potentially rigid and unsympathetic management approach in certain situations.
Based on these reviews, the environment of Avalon Mobile Estates appears to be marred by issues of pest infestation and potentially inadequate management response. While there might be pockets of positive interaction with individual staff members, the overarching concerns about living conditions and the handling of resident issues are significant. The park's status as a 55+ community is clearly stated, and the experience of the younger couple suggests that this rule is generally enforced, although there might be initial exceptions made by individual staff members that are not ultimately upheld by the general management.
Specific services and features of Avalon Mobile Estates are not detailed in these reviews. However, typical mobile home parks offer basic utilities such as water, sewer, and electricity hookups for each lot. There may also be common area maintenance and potentially some amenities like a clubhouse or laundry facilities, although these are not mentioned in the provided feedback.
No promotional information is available in these reviews. The experiences shared are primarily focused on the negative aspects of management and living conditions, as well as a frustrating application process.
For local users searching for "RV parks near me" who might be considering a longer-term stay in a 55+ mobile home park in the Yucaipa area, the reviews for Avalon Mobile Estates present several red flags. The recurring issue of pest infestations and the alleged lack of effective management response are serious concerns that could significantly impact the quality of life for residents. While one staff member received high praise, the overall impression from the reviews suggests potential systemic issues within the park's management and maintenance.
Prospective residents are strongly advised to exercise extreme caution and conduct thorough due diligence before considering Avalon Mobile Estates. This should include a personal visit to the park to assess the conditions firsthand, speaking with current residents to get a broader range of perspectives, and directly addressing the concerns raised in these reviews with the management. Asking specific questions about pest control measures, maintenance protocols, and the handling of resident complaints is essential.
In conclusion, while Avalon Mobile Estates is a 55+ mobile home park in Yucaipa, the available reviews paint a concerning picture of the living conditions and management responsiveness. The recurring pest infestations, the perceived lack of effective solutions, and the account of a frustrating application process are all factors that potential residents should carefully consider. Despite a positive interaction with one staff member, the overall feedback suggests that there may be significant challenges associated with living in this community. A comprehensive personal investigation is crucial before making any decisions about residing at Avalon Mobile Estates.

Jun 23, 2024 · Christina EliasMe, my husband, and one year old contacted this place and even though it’s 55+ we were told to do an application and even picked a move in date. We absolutely LOVED Debbie she is amazing so there’s no hard feelings towards her at all. We did an application and I feel like we honestly were led on we even had a scheduled meeting with the general manager and that was canceled. We had to move from our previous place due to toxic mold and it being an illegal dwelling (we have proof of all of this) and due to the unfortunate timing and needing a place asap we moved into a place that’s not in a safe area (20th street in highland) we are in a month to month lease and need to move our family again for our safety but due to only being at the house with the mold for around 6 months and at our current place for about 3 months our application was denied because they want “consistent rental history” we didn’t get to submit our proof of the mold and I feel like we weren’t given a fair chance and we were given false hope of moving our family into a safe home.I do want to thank Debbie for going above and beyond and being so sweet to us.
