Baseline Estates Introduce
For local users in the Gobles, Michigan area who are searching for "RV parks near me" or considering a mobile home park for long-term residency, this guide provides an introduction to Baseline Estates, located at 123 Merson St Lot #24, Gobles, MI 49055, USA. Baseline Estates can be contacted at (616) 244-2050 or +1 616-244-2050 for inquiries.
Baseline Estates operates as a residential mobile home park, where individuals may rent mobile homes or lease lots for their own manufactured homes. This model is common in mobile home parks and differs from traditional RV parks that primarily cater to short-term stays for recreational vehicles. Mobile home parks offer a more permanent living arrangement within a community setting.
Based on the available feedback from residents, there appear to be significant concerns regarding the management and living environment at Baseline Estates. One detailed review outlines a negative experience with the application process, specifically mentioning an individual named Aaron who reportedly manages the park. The reviewer describes a delay in processing their online application, followed by an increase in rent for the same property. Ultimately, after a considerable waiting period, the applicant was informed that the property had been rented to someone else, resulting in the loss of a $100 application fee without securing housing.
This account raises serious concerns about the efficiency and transparency of the application and rental process at Baseline Estates. The delay in communication, the unexpected rent increase, and the eventual loss of the application fee suggest potential issues with the park's administrative practices and customer service.
Another review provides insights into the living environment within Baseline Estates. This resident mentions that the rent for a mobile home is "quite high." Furthermore, they express significant concerns about the behavior of a maintenance man within the park. According to the review, this individual "micro manages every aspect of the Park" and "more often than not he becomes overly involved in everything here." The reviewer specifies that while there are two maintenance men, it is the older one who exhibits this "obsessively involved" and "nosy and intrusive" behavior in residents' lives.
This feedback paints a picture of a living environment where residents may feel their privacy is compromised and their daily lives are subject to undue scrutiny and interference from a park employee. The reviewer explicitly advises against renting at Baseline Estates, particularly for those who value their privacy or have children, suggesting that the maintenance man's involvement might be unwelcome or inappropriate.
On a more positive note, the second reviewer does acknowledge that "It is a clean park." This suggests that while there may be issues with management and the behavior of a specific individual, the physical upkeep of the grounds is maintained to a satisfactory level. However, this positive aspect may be overshadowed by the more significant concerns raised about management and privacy.
For local users who are including "RV parks near me" in their search for long-term living options and are considering Baseline Estates, it is crucial to approach this community with significant caution and conduct thorough due diligence. The negative reviews highlight potential issues that could severely impact the quality of life for residents.
Given the concerns raised, prospective residents should take the following steps to gather more detailed information and assess whether Baseline Estates is a suitable option:
- Contact Baseline Estates Directly: Call (616) 244-2050 to inquire about the availability of mobile homes for rent or lots for privately-owned manufactured homes. Ask about the application process, associated fees, and current rental rates. It would be prudent to inquire about the typical timeline for application processing and the policy on rent changes during the application period.
- Inquire About Management and Maintenance: Ask about the park's management structure and the roles and responsibilities of the maintenance staff. While the management may not directly address the negative feedback, observing their communication style and the information they provide can offer some insight.
- Ask About Community Rules and Regulations: Understand the rules and regulations of Baseline Estates, particularly regarding resident conduct and the involvement of park staff in residents' lives. Inquire about the process for addressing resident concerns or complaints.
- Inquire About Lease Terms: If considering renting a mobile home or leasing a lot, ask about the terms of the lease agreement, including the duration, payment schedule, policies on rent increases, and any clauses regarding the responsibilities and interactions between residents and park staff.
- Visit the Property: A personal visit to Baseline Estates is highly recommended. Observe the overall environment and upkeep of the park. Pay attention to any interactions you may witness between residents and staff.
- Attempt to Speak with Current Residents: If possible, try to speak with current residents to gain a broader range of perspectives on the management, maintenance, community environment, and any ongoing issues within the park. Their firsthand experiences can provide valuable insights that may not be apparent from online reviews or interactions with management. When doing so, be mindful that you may only encounter residents with strong opinions, either positive or negative.
For local users whose search for "RV parks near me" is geared towards finding a place to park a recreational vehicle for a longer duration, it is essential to specifically inquire whether Baseline Estates accommodates RVs for long-term stays. Mobile home parks primarily cater to manufactured homes, and their facilities and regulations may not be suitable for RVs. Even if RVs are permitted, the services and amenities offered might be different from those found in traditional RV parks. Given the concerns raised about management and privacy, it would be particularly important to understand the park's policies regarding RV guests and any potential interactions with park staff.
The negative feedback regarding the application process and the intrusive behavior of a maintenance worker should be taken seriously by prospective residents. While the park may be clean, these significant drawbacks could outweigh this positive aspect for many individuals and families.
In conclusion, Baseline Estates near Gobles, MI, is a mobile home park that may offer long-term residential options. However, the available resident feedback raises significant concerns about the management's administrative practices and the potentially intrusive behavior of a maintenance worker. Local users searching for "RV parks near me" or a mobile home community in the area should proceed with extreme caution, conduct thorough due diligence, and seek firsthand accounts from current residents before making any decisions. Contacting Baseline Estates at (616) 244-2050 for initial inquiries is advisable, but comprehensive investigation is crucial to ensure a satisfactory living experience.

Baseline Estates Reviews
The Baseline Estates runs by guy name Aaron. I have applied with my friend online and called Aaron to let him know. Aaron has waited over 2 weeks to let us know he have not received the application. Then I applied again but rent has changed from 900 dollars to 1000 dollars for the same house. Almost 3 weeks later Aaron sends me a message that the house has been filled by someone else. Now I lost 100 dollars in application fees and still no house.
Apr 08, 2024 · larisa kyteThe rent for a mobile home is quite high. This particular place has a maintenance man that micro manages every aspect of the Park and more often than not he becomes overly involved in everything here. There are two actual men but only the older one becomes obsessively involved in residences lives. It is a clean park, I will say that. So if you don't like a very nosy and intrusive person involved in your daily lives, or if you have children, don't rent here. I don't recommend the move into this park.
May 03, 2023 · Cindy McDonaldA very clean and quiet mobile home park. They have lots of newer homes and that makes more people want to live there. Easily accessible to Allegan and Kalamazoo.
