It's somewhat of a decent place. Rarely problems where the police have to arrive. It also is right on sturgeon Bay and there's no beach there unless you want to climb over a little bit of rocks and once you do that it is shallow and clean if I remember right. Also as far as I know you're unable to just pull in with your camper and rent the slot for a weekend or months or whatever. I do believe you would have to purchase a slot to own. Even with that be sure to check all the rules over for that particular place, do your homework! - Jeffrey Miller

Bayside Community Introduce

For individuals and families exploring long-term housing options in the Menominee, Michigan area, Bayside Community presents itself as a notable mobile home park. While the search category "RV Parks Near Me" might be used for a broad range of temporary and permanent living solutions, Bayside Community is fundamentally a mobile home park, providing leased lots for manufactured homes that serve as permanent residences. This distinguishes it from transient RV parks, which cater primarily to short-term recreational vehicle stays. Bayside Community is located at 3400 10th St Lot 101, Menominee, MI 49858, USA.

Currently, publicly available information does not provide a direct phone number for Bayside Community. This indicates that prospective residents would likely need to make inquiries through an on-site management office, a managing company, or by visiting the location directly to obtain details regarding lot availability, rental agreements, community rules, and other essential information. In many mobile home parks, the management has an on-site presence to address resident needs and prospective inquiries.

The environment of Bayside Community is influenced by its location in Menominee, Michigan, a city situated on the shores of Green Bay, near the mouth of the Menominee River. This provides a scenic backdrop and potential access to water-related activities. One reviewer notes that the community is "right on Sturgeon Bay," although they clarify that "there's no beach there unless you want to climb over a little bit of rocks." They add that "once you do that it is shallow and clean." This suggests a waterfront setting, albeit one without direct, easy beach access. The overall environment within the park itself, based on resident feedback, appears to be mixed. One reviewer states it's "somewhat of a decent place," noting that "Rarely problems where the police have to arrive," which could be interpreted as a relatively stable or calm living environment compared to some areas. However, other comments within the reviews raise concerns about the management's perceived lack of care for the land. While specific details on common areas, landscaping, or internal park aesthetics are not provided, the varied nature of the feedback indicates that the visual and functional aspects of the environment might not be universally positive for all residents.

Regarding services, mobile home parks generally provide the necessary infrastructure for manufactured homes, including connections for utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for setting up and paying for their individual utility accounts. However, the provided reviews highlight significant concerns regarding additional charges and the nature of services. A particularly critical review states, "They also sold a trailer that they were told is condemned by the city causing those tenants to end up being houseless a year or so later when the city told them they arent allowed to live there because it was supposed to be condemned and then fought to not give them their money back." This points to a severe issue with property sales practices and a lack of accountability, directly impacting the residents' housing security. The same review mentions, "They raise the rent as often as they can, just for the small plot of land you can’t do anything on, it’s not like they take care of it." This suggests dissatisfaction with the value received for the lot rent, implying that maintenance of the common areas or individual plots by management may be perceived as lacking. Furthermore, the complaint about paying "pet rent for pets that are inside 24/7" when the resident owns the trailer indicates a potentially contentious pet policy and additional fees that residents feel are unjustified. These points collectively suggest that while basic utility hookups are likely provided, the management's approach to property upkeep, financial transparency, and tenant relations regarding services is a significant area of concern for residents.

The features of Bayside Community, as a mobile home park, primarily revolve around the provision of lots for manufactured homes. Residents typically own their mobile homes and lease the land from the park. However, the reviews reveal critical features that prospective residents should carefully consider. One prominent feature, according to a reviewer, is that "you're unable to just pull in with your camper and rent the slot for a weekend or months or whatever. I do believe you would have to purchase a slot to own." This explicitly states that Bayside Community is not a short-term RV park, but rather a community where residents are expected to own their mobile homes and lease the land, emphasizing its long-term residential nature. This is a crucial distinction for anyone searching under "RV Parks Near Me" who might be looking for temporary stays. Another critical feature highlighted is the need to "do a move in inspection before buying a trailer from here," as one reviewer experienced "how many things were wrong with mine." This suggests potential issues with the condition of trailers sold within the community or those brought into the park. The review also mentions that residents "have to pay the land taxes even tho you don’t own the land," which is an unusual arrangement for a mobile home park where lot rent typically covers property taxes. This could be a significant financial feature that deviates from common mobile home park practices and warrants further investigation. The "owners don’t really do anything besides make rules and find reasons to charge more money, the manager likes to make rules up as she goes," indicating a lack of consistent, transparent, or fair management, which is a key feature influencing daily life in any community.

From a promotional standpoint, mobile home parks generally aim to highlight affordability, community atmosphere, and convenient location. While Bayside Community benefits from its Menominee location, offering access to local amenities and potentially the scenic Sturgeon Bay, the provided reviews offer strong counterpoints to typical positive promotional messaging. The positive note that it's "somewhat of a decent place" where police rarely arrive is overshadowed by serious accusations regarding selling condemned trailers, perceived arbitrary rule-making by management, frequent rent increases, and pet rent for indoor pets. The sentiment "If i could afford somewhere else i would, im sure soon i wont be able to afford here with how they raise the rent" directly contradicts the idea of affordability and long-term financial stability, which is often a key selling point for mobile home living. The collective feedback presents a picture where the community might be experiencing significant challenges in terms of management practices, property conditions, and resident satisfaction. Therefore, any promotional information would need to be critically assessed against these direct resident experiences. While the "proximity to Sturgeon Bay" could be a draw, the reported issues related to the living conditions and management practices would likely be the dominant factor for potential residents.

Given the specific and concerning nature of the resident reviews, it is strongly advised that anyone considering Bayside Community undertake extensive due diligence. This should include direct communication with the park management to clarify all rules, fees (especially regarding lot rent, land taxes, and pet policies), and maintenance responsibilities. It is absolutely crucial to request and review all official park documents, including lease agreements and community rules, in detail. Furthermore, a thorough inspection of any mobile home being considered for purchase or rent is essential. Prospective residents should also attempt to speak with multiple current residents to gather diverse perspectives on the living experience, management responsiveness, and overall satisfaction. The serious allegations about selling condemned trailers and non-repayment of funds warrant particular caution and independent verification before making any commitments. The information suggests that while the location might be appealing, the operational aspects and management practices of Bayside Community require significant scrutiny.
