Thunderhill Estates Introduce
Thunderhill Estates, located at 417 14th Pl, Sturgeon Bay, WI 54235, USA, is a prominent manufactured home community. While the request falls under the "RV Parks Near Me" category, it's essential to clarify that Thunderhill Estates is a long-term residential community for manufactured homes, not a recreational vehicle park for transient stays. However, for individuals exploring various housing options, including manufactured homes, within an area that might also feature RV parks, Thunderhill Estates could be a relevant point of interest. For direct inquiries, the community can be reached at (920) 341-9903 or +1 920-341-9903.
Thunderhill Estates is situated in Sturgeon Bay, Wisconsin, a picturesque city known for its vibrant waterfront, maritime heritage, and as the gateway to the beautiful Door County peninsula. The community offers a residential setting that blends a quiet atmosphere with convenient access to the city's amenities. Reviews suggest a varied environment within the park itself. One resident describes it as "nice and quiet," appreciating being "surrounded by older homeowners and families," indicating a mixed-age demographic that includes both established residents and families. This suggests a mature and settled feel in certain parts of the community.
The emphasis on residents "tak great care of their lawns" points to a community where individual property maintenance is a norm, contributing to an overall well-kept appearance. The mention of "cleaning up after their dogs when walking" highlights a pet-friendly environment where residents are considerate of their neighbors and the community's cleanliness. However, one resident noted a "downside is that the roads need to be done," suggesting areas within the community that could benefit from infrastructure improvements, despite residents paying "a high payment for the lot rent." This indicates a potential disparity between expectations for community upkeep and the current state of certain amenities.
The description of an "upper older part of Thunderhills" implies that the community may have different sections, possibly developed at different times, each with its own characteristics or age demographic. This segmentation could offer various living experiences within the same community, catering to different preferences.
As a manufactured home community, Thunderhill Estates provides essential infrastructure for long-term residency. This includes individual home sites equipped with necessary utility connections for water, sewer, and electricity. Residents typically own their manufactured homes and pay a monthly lot rent to the park management for the lease of the land. This lot rent often covers basic services such as trash removal and maintenance of common areas within the park.
A significant aspect highlighted by residents is the performance of the management and maintenance teams. One review states, "Management and Maintenance are always very helpful," which is a crucial positive indicator for a residential community. Responsive and helpful management contributes significantly to resident satisfaction and ensures that issues are addressed promptly. While the reviews do not detail specific amenities like a clubhouse, playground, or pool, the focus on management responsiveness and community maintenance suggests a priority on essential services for comfortable living.
The community prides itself on being pet-friendly, with residents noting responsible pet ownership, such as cleaning up after dogs. This feature is highly valued by pet owners and contributes to a harmonious living environment. The fact that "people that are causing problems here are dealt with pretty swiftly" suggests an active management approach to maintaining community standards and ensuring a peaceful environment for the majority of residents.
Thunderhill Estates appears to foster a generally positive community atmosphere, characterized by neighborly interaction. One resident "like neighbors" and is "happy being surrounded by older homeowners and families." This blend of ages can create a diverse and stable community. The ongoing efforts of residents to maintain their lawns contribute to a sense of shared responsibility and community pride.
However, the mixed feelings expressed by one resident, particularly regarding "some of the tenants questionable," indicate that, like any community, Thunderhill Estates is not without its challenges. The assurance that "people that are causing problems here are dealt with pretty swiftly" suggests that management is proactive in addressing disruptive behavior, striving to maintain a positive living environment for the majority.
The mentioned "high payment for the lot rent" is a common consideration in manufactured home communities. While it offers a more affordable path to homeownership compared to traditional stick-built homes, the ongoing lot rent is a significant financial commitment. Residents' expectation for better road maintenance in return for this payment highlights the importance of visible community upkeep to residents' satisfaction.
Thunderhill Estates would be promoted as a desirable manufactured home community in Sturgeon Bay, offering a quiet, family-friendly, and pet-friendly environment. Its appeal lies in providing an accessible route to homeownership in a beautiful part of Wisconsin. For those considering long-term residency, the presence of helpful management and maintenance is a strong selling point, ensuring a well-managed community.
Sturgeon Bay offers residents of Thunderhill Estates a wealth of local amenities and attractions. Being situated in Door County, residents have easy access to the region's natural beauty, including parks, scenic drives, and Lake Michigan shoreline. Within Sturgeon Bay itself, there are numerous shops, restaurants, grocery stores (such as Pick 'n Save), and healthcare facilities. The city is known for its maritime museum, art galleries, and various seasonal festivals, providing cultural and recreational opportunities.

For individuals specifically searching "RV Parks Near Me" who are open to exploring more permanent housing options in a pleasant community, Thunderhill Estates presents itself as a viable and attractive choice, especially for those seeking a quiet neighborhood with a strong sense of community and the benefits of manufactured home living.
In conclusion, Thunderhill Estates in Sturgeon Bay, WI, is a well-established manufactured home community offering a predominantly quiet and friendly residential experience. While it faces some challenges common to communities, such as ongoing road maintenance needs, the strong performance of its management and maintenance teams in addressing concerns and maintaining community standards is a significant positive. Thunderhill Estates Reviews
I've lived here for just about 3 years. I'd have to say I honestly have mixed feelings. Management and Maintenance are always very helpful, some of the tenants are questionable, however, but 9 times out of 10, people that are causing problems here are dealt with pretty swiftly.
Oct 16, 2021 · Mercie Grochowski (Mutzie)I nice and quiet. I like my neighbors. They take great care of their lawns, happy being surrounded by older homeowners and families. They clean up after their dogs when walking. I am happy to be in the upper older part of Thunderhills. The only downside is that the roads need to be done. We pay a high payment for the lot rent and just don't get enough attention to our properties.
Apr 16, 2024 · Catie BedneyTried to rent from them, had to go through an application process which included underwriting us, even though we weren't buying, we were only renting and made that clear on multiple occasions. We are financially sound, make more than enough to cover the rent plus our current mortgage on the house we were getting ready to sell but because we were trying to get occupancy before we sold our house so we could move stuff in and not commute to Door County for employment, they refused to rent to us. Jumped through a bunch of hoops including signing a notarized letter that it would be our primary residence and that still wasn’t enough. After all this, instead of renting to us, they lowered the requested rental rate as they continue their search. The thing that upsets me the most is zero communication, they never closed the loop, it has just been crickets. Locally, the office people seem okay but it is corporately owned. I would never recommend trying to deal with them to anyone. The community seemed okay but we found out from people who live up there that it does have its issues and has been a known problem in the city in the past.
Mar 11, 2023 · Jim BrockmanI love it here. Management is wonderful and helpful.I'm updating my review after having been here for ten years now. This continues to be a great place to live. I've seen managers come and go and have gotten along great with all of them. The rent goes up a small amount every year but remains affordable. This is a beautiful and quiet place to live. I do not appreciate the maintenance worker AT ALL. I find him to be disrespectful, loud and entitled but I don't think he will be here for very long. You know the old saying about giving someone enough rope..... I have heard his wife say disrespectful things about "these people in this park." Looking forward to when they're gone.
Jun 22, 2020 · Kathryn ENDTHOFFThis place is literally ridiculous ever since the park changed owners. My family and I have been living here for the past 6 months the first 2 months were great. Now with the new owners we have had to get rid of the family dog because your not allowed to have run lines or leave the dog outside alone even though its on a leach. Also I had put up a tire swing in the front yard for my two year old son to swing on when he get a little older. They want us to take it down. We also have a decent size deck that we grill out and I let my son play on because it has railing and gates soon he cant fall of or get out and play in the yard unattended. I was recently given a violation notice stating that I have to remove my table and 3 chairs and that my sons toys can not be on the deck. Now mind you that just about everyone else that has a deck has tables and chairs and none of them have gotten a violation notice. So I pay over 300 a month to live there and I get discriminated against and I know I'm not the only one. I would not recommend anyone to live here. That is the reason why I gave thounder hill one star. The place is ran horribly there rules are ridiculous and unjust. The people that live in the community are very nice it's just the people that are running it need to GET THEIR ACT TOGETHER and I hope they see this review and I hope that all the other people that live here and or looking at living there see this review.
