Biscayne Bay Village Introduce
For local users searching for 'RV parks near me' who might be considering a long-term residential option in a mobile home park, Biscayne Bay Village, located at 1 Tamarac Trail, Middle River, MD 21220, USA, offers a community in the Baltimore County area of Maryland. They can be contacted by phone at (443) 317-6353 or via mobile phone at +1 443-317-6353 for inquiries. The online reviews for Biscayne Bay Village present a somewhat contrasting view, with positive feedback regarding the park manager but concerns raised about increasing lot rent, safety, and the lack of community amenities.
One reviewer offers a highly positive assessment, stating that Biscayne Bay Village has the "best park and park manager in the area!" They specifically praise the manager, Jaime, as being "by far the most knowledgeable and transparent" compared to many other park managers they have spoken with. This suggests that residents might find the management approachable, well-informed, and honest in their dealings. The reviewer also notes that the "lot rents are reasonable too," which is an important factor for individuals on a budget seeking affordable housing options.
However, another reviewer presents a more critical perspective, expressing initial expectations of a "nice, quiet place" with a "reasonable price and a safe environment." While they mention having resided there for nearly two years, their experience has led to significant concerns. A major issue highlighted is the substantial increase in lot rent, stating that it has gone up by $100 within those two years. Projecting this trend, the reviewer anticipates paying $1000 per month for ground rent within another two years. This rapid increase raises questions about the affordability and long-term cost of living in Biscayne Bay Village.
Furthermore, this reviewer expresses serious concerns about safety, reporting that there have been "2 shootings" within the community. Such incidents can significantly impact residents' sense of security and the overall desirability of the park. The reviewer strongly advises potential residents to "Save your money and go to a better park," suggesting that the perceived drawbacks outweigh any initial attractions like reasonable pricing.
Adding to their critique, the second reviewer points out a lack of community amenities, stating, "If you're going to pay that kind of money, they should at least have a community center, playground, or pool. This place has nothing." The absence of these common facilities found in many mobile home parks could be a significant disadvantage for residents seeking recreational opportunities, social interaction spaces, or family-friendly features. The reviewer's disappointment suggests that the increasing lot rent is not being matched by improvements in amenities or services.
The contrasting reviews paint a complex picture of Biscayne Bay Village. On one hand, the park manager receives high praise for their knowledge and transparency, and the initial lot rents are described as reasonable. This could be appealing to prospective residents who value good communication and affordability. On the other hand, the significant increase in lot rent over a short period, coupled with reported safety concerns and a lack of community amenities, raises serious red flags about the long-term value and quality of life in the park.
For local users searching for 'RV parks near me' who might be considering Biscayne Bay Village for a more permanent stay, it is crucial to carefully weigh these different perspectives. While the positive feedback about the manager is encouraging, the concerns about escalating costs and safety cannot be ignored. The lack of amenities, especially as the lot rent increases, could also be a significant drawback for many.
The reported shootings are particularly concerning, as safety is a fundamental aspect of any residential community. Potential residents should inquire about the park's security measures and the management's response to these incidents. Understanding the context and frequency of such events is essential for making an informed decision about personal safety.
The rapid increase in lot rent also warrants careful consideration. Prospective residents should inquire about the history of rent increases and the potential for future increases to assess the long-term affordability of living in Biscayne Bay Village. A $100 increase in two years is substantial and could make the park less attractive over time, especially if it is not accompanied by improvements in services or amenities.
The absence of a community center, playground, or pool could be a significant disadvantage for families, individuals seeking social interaction, or those who value recreational facilities within their residential community. When comparing mobile home parks, the availability of such amenities often plays a crucial role in the overall quality of life and sense of community.
For individuals exploring 'RV parks near me' with an open mind towards manufactured home communities, Biscayne Bay Village presents a situation where the positive interaction with the park manager might be a draw, but the financial implications of rising lot rent, potential safety concerns, and the lack of amenities need to be thoroughly investigated and considered.
To gain a more comprehensive understanding of Biscayne Bay Village, interested local users should contact the park management directly using the provided phone numbers. Inquiring about the current lot rent and the history and potential for future increases, the security measures in place and the management's response to the reported safety incidents, and the availability of any community amenities or plans for future development would be essential steps. Visiting the park to assess the environment and, if possible, speaking with current residents to get a broader range of opinions beyond the two online reviews could also provide valuable insights.
In conclusion, Biscayne Bay Village in Middle River, MD, offers a community with a well-regarded park manager and initially reasonable lot rents. However, potential residents should be aware of significant concerns regarding rapid increases in lot rent, reported safety issues, and a lack of community amenities. Local users searching for 'RV parks near me' who are considering a long-term stay at Biscayne Bay Village should carefully weigh these factors and conduct thorough personal research to determine if it meets their needs and expectations for affordability, safety, and quality of life.

Hands down the best park and park manager in the area! I have spoken to many park managers in the area and Jaime is by far the most knowledgeable and transparent! Lot rents are reasonable too.
Apr 15, 2025 · Yan SapoznickI thought that this would be a nice, quiet place. Reasonable price and a safe environment. I will be there 2 years in July, and my rent has gone up $ 100 dollars. So in 2 more years, I'll be paying $ 1000 dollars a month for ground rent. There have been 2 shootings. Save your money and go to a better park. If you're going to pay that kind of money, they should at least have a community center, playground, or pool. This place has nothing.
Jun 11, 2024 · beverly haydenWe have been living in the community for almost a year and we really enjoy it. We only had one incident when we first moved in however it can happen anywhere. You definitely have a sense of community living here. Jaime at the management office is very responsive anytime of the day including weekends.
Mar 19, 2024 · Stacy KauffmanThis is a clean and quiet community I’ve lived around here for 6 years. Any time I have an issue Jaime in the rental office handles it efficiently. There’s many things to do around the area including beaches , restaurants , and bengies drive inn theater. Highly recommend
Jun 28, 2024 · Brina LaBarzWe love where we live! Due to health conditions, we realized we needed to live somewhere with one floor. We found Biscayne Bay through friends that live here. It is quiet most of the time, and the area is kept clean. Our neighbors are wonderful, and there is a sense of community.
