Brookfield Estates & Self-Storage Introduce
For individuals seeking "RV parks near me" in the New Braunfels, Texas area, it's important to explore all potential options for extended stays. While Brookfield Estates & Self-Storage, located at 3736 FM482, New Braunfels, TX 78132, USA, primarily functions as a mobile home park with self-storage facilities, some individuals might consider such communities for long-term RV living. However, the publicly available reviews for Brookfield Estates & Self-Storage paint a concerning picture that potential RV residents should carefully consider.
Multiple reviewers express significant dissatisfaction with their living experience at Brookfield Estates. One long-term resident, having lived there since November 2018, describes the community as an "absolute hellhole" and states that their seven years there have been "7 years too long," expressing deep regret for moving in. This reviewer, who claims to always pay rent on time and purchased a trailer within the park, details several negative experiences. Promises of repairs made before the purchase were allegedly either poorly executed or entirely forgotten. Furthermore, this resident reports a near doubling of lot rent over seven years and constant targeting regarding lawn maintenance, even when the grass is only a few inches tall and other, worse-maintained lawns are present. The introduction of fines for grass violations, coupled with what the reviewer perceives as "disrespectful and borderline creepy" photo documentation of alleged violations, contributes to a negative living environment. The discontinuation of a previously provided cheap internet package, described as the only good thing offered by management, further compounds the dissatisfaction. While acknowledging that the other residents are nice, the reviewer emphasizes that this is not a reflection on the management, whom they accuse of running a "scam trailer park" and unfairly taking residents' hard-earned money.
An update from the same reviewer further details ongoing issues. The property is described as "overrun with cats," with the management allegedly indifferent to addressing the problem. This has resulted in cats urinating on outdoor belongings and disruptive mating noises at night. Additionally, the "playground" is reported to be broken and a "major safety hazard," with little expectation of repair due to the perceived lack of maintenance. The reviewer reiterates their regret about moving to Brookfield Estates, advising others to avoid it unless they are prepared to deal with the cat infestation and constant harassment about yard upkeep.
Another reviewer echoes the extreme dissatisfaction, stating they would give zero stars if possible. This individual reports receiving violations for "literally EVERYTHING" and experiencing lengthy delays and poor quality in the few repairs that are made. They also highlight a lack of communication regarding utility disruptions, such as plumbing shutdowns, contrasted with the management's swiftness in complaining about minor issues within residents' homes, such as broken blinds – even in rooms where the management had taken an extended period to provide a door, allegedly leading to the damage by the resident's cats. The reviewer also mentions an ignored air conditioning repair request, indicating a lack of concern for essential maintenance needs. This reviewer concludes by expressing deep regret over their decision to live at Brookfield Estates, emphasizing the financial burden and the negative living experience.
Based on these overwhelmingly negative reviews, potential residents searching for "RV parks near me" in New Braunfels should be extremely cautious about considering Brookfield Estates & Self-Storage for long-term RV living. The recurring themes of poor management, inadequate maintenance, inconsistent enforcement of rules, and a generally unpleasant living environment raise significant red flags. While these reviews are from mobile home residents, they provide crucial insights into the overall management style and the condition of the property, which would likely impact RV residents as well.
The provided information does not detail any specific services or amenities that might be relevant to RVs, such as dedicated RV hook-ups (water, electricity, sewer), dump stations, or RV-friendly lot sizes. Given the strong negative feedback regarding general maintenance and management responsiveness, it is unlikely that RV-specific needs would be well catered to. Potential RV residents would need to make direct inquiries about these essential services, but the reviews suggest that the quality and reliability of any offered services might be questionable.
Similarly, there is no promotional information available that would highlight any positive aspects of Brookfield Estates & Self-Storage for RVers. The absence of any positive reviews regarding the living experience, coupled with the detailed negative accounts, makes it difficult to identify any compelling reasons to consider this community for long-term RV living.
The environment described in the reviews is far from ideal. The mention of overgrown grass (ironically, while residents are being fined for minor grass issues), the presence of a significant cat infestation, and a broken playground all point to a lack of attention to the overall upkeep and safety of the community. These factors would likely detract from the quality of life for RV residents as well.
In conclusion, for those searching for "RV parks near me" in New Braunfels, the available online reviews strongly advise against considering Brookfield Estates & Self-Storage for long-term living, whether in a mobile home or potentially in an RV. The consistent complaints about poor and unresponsive management, inadequate maintenance, unfair enforcement of rules, and a deteriorating environment paint a picture of a community that is unlikely to provide a positive or comfortable living experience for RV residents. It is highly recommended that individuals seeking RV parks in the New Braunfels area focus on other options with more positive feedback and a proven track record of providing quality services and a pleasant environment for their residents. Contacting Brookfield Estates & Self-Storage directly at (830) 626-9619 or +1 830-626-9619 might provide further information, but the overwhelming negativity in the existing reviews should be a significant deterrent.

Brookfield Estates & Self-Storage Reviews
An absolute hellhole. Don't waste your time. I've lived here since November 2018 and that's 7 years too long. I always pay my rent on time I bought a trailer here and pay lot rent. Before buying the place, I was promised repairs would be made. A few things were fixed, but most were done half assed or forgotten entirely. In the past 7 years , the lot rent has nearly doubled, and we have been constantly targeted for our grass being too tall. In the past, we would get a warning and fix the issue. However, now we are being charged a $25 fine and told it'll be bumped up to 50 if not fixed. Seriously, half my grass is dead and the other half is a few inches tall. Theres lawns here way worse, all the time. Wonder if they got notices too? They even come by and take photos of violations on people's lots, which is disrespectful and borderline creepy. The one good thing they provided us was a cheap internet package which they would pay most of, but now they've discontinued that. Only good thing is the people who live here are nice, but that's not a reflection on management. We've always been great residents and don't deserve to have even more of our hard earned money taken from us by a scam trailer park.
Apr 16, 2025 · Mark HonhorstEdit update: This place is overrun with cats. The park management doesn't seem to give a shit about doing anything about it. The "playground" is broken and is a major safety hazard. But I doubt they'll fix it. Maintenance never fixes anything. Been here 7 years and still regret moving here. Don't move here unless you want cats peeing all over your outside belongings, hearing cats mating all night, being harassed about the "upkeep" of your yard.Like anybody willingly moves into a trailer park because of how nice it looks lol.I'd give 0 stars if I could. You get violations for literally EVERYTHING, they take forever to fix things and the majority of the time they do a shitty job. They never put a note on your door for when they turn the plumbing off but are quick to complain about some broken blinds inside MY home. The blinds were in a room without a door. A door THEY took FOREVER to deliver! I can't help it if my cats got in. Also, I guess my air conditioning problem is of no concern to them since my request for someone to come check it out was completely ignored. My fiance payed alot of money to live here and we regret every bit of it.
Apr 16, 2025 · Honhorst FamilyBrookfield Estates is genuinely a hidden gem. The community is incredibly welcoming, making you feel at home right from the start. The park management is attentive and efficient, always ready to assist with any concerns or maintenance issues. The lots are spacious, offering a sense of privacy and peace not always found in mobile home communities. Additionally, the location is convenient. Highly recommend Brookfield Estates for anyone looking for a friendly and affordable place to live in Texas.
