Based on feedback from our residents, Brookwood Mobile Home Park offers a friendly and welcoming environment. Many appreciate the "country feeling" of the park, noting that it provides a sense of being away from the hustle and bustle of town. This can be a significant draw for individuals and families looking for a quieter, more relaxed pace of life. The residents themselves are often described as very friendly, fostering a sense of community within the park.
It's important for prospective residents to have a clear understanding of the community. Contrary to what some might expect, Brookwood Mobile Home Park is not exclusively a 55 and over park. Families with children reside here, and the local school bus does make stops within the park for pickups and drop-offs. Additionally, while newer residents may have pet restrictions, the park is not entirely pet-free, with some residents having cats that roam and dogs on the premises.
Regarding services and infrastructure, residents have noted that the streets are generally kept relatively clear of snow during the winter months, which is a significant benefit for those living in Ohio. Recently, residents also received new trash cans from Rumpke, indicating ongoing attention to waste management within the park.
However, it's also crucial to present a balanced view based on available feedback. Some long-term residents have expressed concerns regarding recent increases in utility costs and rent. Specifically, the water rate reportedly saw a significant increase during the initial year of the pandemic, followed by a rent increase in the subsequent year. More recently, another monthly rent increase has been implemented. Some residents feel that these increases have not been accompanied by noticeable improvements in the park. Furthermore, a significant number of trees that previously provided shade were cut down, which some residents anticipate will lead to higher electricity bills due to increased air conditioning usage during warmer months.
In late 2021 and early 2022, there was a reported issue with the water quality, where arsenic was detected. Residents were informed about this in February 2022. While this issue may have been addressed, it's a piece of historical information that is part of the park's recent history based on resident reviews.
Considering the category "RV parks near me," while Brookwood Mobile Home Park is primarily a residential mobile home park, it's possible that it accommodates some RV living situations. Individuals looking for longer-term RV parking options in the New Carlisle area may find Brookwood worth investigating, especially if they appreciate a more settled community atmosphere rather than a purely transient RV park environment. We encourage those interested in bringing an RV to contact the park management directly at the provided phone numbers to inquire about availability and specific regulations for RVs.
In summary, Brookwood Mobile Home Park offers a countryside setting with a friendly resident community in New Carlisle, Ohio. It's a place where you can find a sense of being away from the city while still being within reach of local conveniences. While it's not a 55+ or a completely pet-free community, it caters to a diverse range of residents, including families. Potential residents should be aware of the reported history of utility and rent increases, as well as the past water quality issue. However, the park does offer essential services like snow removal and waste management. If you are looking for an "RV park near me" with a more permanent community feel in the New Carlisle area, reaching out to Brookwood Mobile Home Park could be a good next step to see if it meets your needs.
For those seeking a community with a more laid-back, rural vibe and friendly neighbors, Brookwood Mobile Home Park presents an option to consider within the "RV parks near me" category for those who might be looking for a longer-term stay in their RV or are interested in mobile home living. We recommend contacting the park directly to get the most up-to-date information on availability, rules, and pricing.

Brookwood Mobile Home Park Reviews
THIS IS NOT a 55 & OVER PARK; there are children living here. The school bus picks some up in the mornings, & drops them off in the afternoons. It is also NOT pet free (only for newer residents); there are cats (that roam) & dogs here. The water rate was raised nearly 50% the first year of the pandemic. The rent was increased 10% in the second year of the pandemic. There really doesn't seem to be any reason for the increase; nothing has gotten any better in the 3+ years we've lived here. AND we just got another $25/month rent increase! Plus they had nearly all the trees providing shade cut down to the ground, so guess whose electric bills will increase with the A/C working harder? There was arsenic in the water the last quarter of 2021, but we weren't told about it until Feb. 24, 2022. Residents did get new trash cans from Rumpke last year. The streets are kept relatively snow-free in winter.
