Location within Bloomington:
Cardinal Ridge Mobile Home Park's address on 22nd Street in Bloomington places it within the local landscape. This location offers residents proximity to various amenities and services within Bloomington. The specific advantages of this location in terms of accessibility to schools, shopping centers, healthcare facilities, and other local conveniences would be factors for potential residents to consider.
Understanding Mobile Home Parks:
Mobile home parks, also known as manufactured housing communities, are residential land-use designations in which spaces are rented out for manufactured homes owned by the residents. These communities often provide essential infrastructure such as water, sewer, and electrical hookups, as well as roadways and common areas. Unlike RV parks, which typically cater to temporary stays for recreational vehicles, mobile home parks are designed for longer-term or permanent residency.
Environment and Community Aspects:
The environment of a mobile home park can vary. Some communities offer a close-knit neighborhood feel with shared amenities and social activities, while others are more focused on providing affordable housing with fewer communal features. Based on the limited information available and the nature of mobile home parks, Cardinal Ridge Mobile Home Park likely provides a setting for long-term residents living in their own manufactured homes. The specific layout, landscaping, and overall upkeep of the community would contribute to its environment. Potential local users might want to visit the location to get a sense of the community's atmosphere.
Services and Amenities Typically Offered:
Mobile home parks generally provide essential services to support their residents. These typically include:
- Utility Hookups: Each lot is usually equipped with connections for electricity, water, and sewer, which residents can connect their mobile homes to.
- Waste Management: Regular trash and recycling services are generally provided for residents.
- Road Maintenance: The park is responsible for maintaining the internal roads and pathways within the community.
Depending on the specific park, additional amenities might be available, such as:
- Common Areas: These could include green spaces, playgrounds, community centers, or laundry facilities.
- On-Site Management: Providing administrative services, handling maintenance requests, and enforcing community rules.
- Security Features: Measures to ensure the safety and security of residents and the community.

- Individual Lots for Mobile Homes: Providing designated spaces for residents to place their manufactured homes.
- Long-Term Residency Options: Designed for individuals and families seeking a more permanent housing solution within a community setting.

- Poor Maintenance Response: A significant delay in addressing maintenance requests (two months in one instance) is reported.
- Billing Issues and Fees: Concerns about unexpected bills and late fees being added to accounts after rent payment are mentioned.
- Deteriorating Property Conditions: One long-term resident reports dealing with an unsafe and unusable back porch for over two years, along with other unit issues, despite multiple changes in property management.
- Lack of Respect for Resident Property: An incident involving maintenance mowing without permission and improperly disposing of grass clippings on the resident's property, followed by a threat of eviction when the resident withheld rent to resolve the issue, is described in detail.
- Communication and Resolution Issues: The reviews suggest difficulties in resolving issues with management and a lack of willingness to provide reimbursement for damages caused by maintenance.
These negative reviews highlight potential significant challenges for residents at Cardinal Ridge Mobile Home Park, particularly concerning management responsiveness, property maintenance, and billing practices. Local users should weigh these experiences heavily in their decision-making process.
Distinction from RV Parks:
It is crucial for local users searching under the category "RV parks near me" to understand that Cardinal Ridge Mobile Home Park is fundamentally different from a traditional RV park. RV parks typically offer short-term stays for recreational vehicles, with amenities geared towards travelers. Mobile home parks, on the other hand, are designed for long-term or permanent residency in manufactured homes. While an RV might occasionally be permitted in a mobile home park on a temporary basis, the primary focus and infrastructure are geared towards mobile homes.
Recommendations for Local Users:
Given the information available, particularly the negative customer reviews, local users considering Cardinal Ridge Mobile Home Park for long-term housing should proceed with extreme caution. It is strongly recommended to:
- Contact Management Directly: Reach out to the park management at (309) 731-4605 or +1 309-731-4605 to inquire about current availability, lot rent, rules and regulations, and the process of moving a mobile home into the park.
- Visit the Property in Person: Conduct a thorough visit to the mobile home park to assess the overall condition of the community, the upkeep of common areas, and the general atmosphere.
- Speak with Current Residents (if possible): If the opportunity arises, try to speak with current residents to get a more balanced perspective beyond the online reviews.
- Thoroughly Review Lease Agreements: Carefully review all terms and conditions of any lease agreement before committing to residency.
- Consider Alternative Housing Options: Explore other mobile home parks or housing options in the Bloomington area to compare services, management, and resident experiences.
Conclusion for Local Users:

The publicly available customer reviews raise significant concerns regarding the park's management and maintenance practices, which potential local users should carefully consider. It is highly recommended that interested individuals conduct thorough due diligence, including direct contact with management and a visit to the property, before making any decisions about residing at Cardinal Ridge Mobile Home Park. Exploring alternative housing options in the Bloomington area is also advisable to ensure a positive and well-supported living experience.

Cardinal Ridge Mobile Home Park Reviews
We have only lived here since October after being lead on for three months and living in a hotel. This place is probably the worst and most unprofessional place I have lived. We have had a maintenance request out for 2 months and after paying our rent they added a bill and a late fee on to our account. This whole thing has been a nightmare. The only half decent employee that had was Ashley Tonya and Cristina. This place is a disaster avoid renting or buying from this place at all cost
Jan 06, 2025 · B SI’m editing my review. We have lived here since 2018 and I really hate leaving reviews like this but I feel like if I don’t, everything that is wrong with our unit will continue to deteriorate. This property has changed hands at least 5 times since we moved here. We have fallen through the cracks, dealing with a back porch that has been deemed unsafe and unusable for over 2 years among several other issues with our unit. This is the final straw. Maintenance came through without our permission to mow our lawn along with the other buildings we share our yard with. They dumped all the dead grass firstly all over our driveway, then when I complained about it, they gathered it and dumped it in front of our house, killing the grass underneath. Left it there for over a week. Wouldn’t remove it. We ended up having to pay our lawn service $50 to haul it away. They pretty much pacified me saying “they couldn’t authorize a reimbursement or take it off our rent,” and when I said I wouldn’t be paying rent until this was resolved they threatened me with eviction.Stay away from this place.
Sep 03, 2024 · Jennifer LynnLiving here has been pretty good for them most part unfortunately as of recently the people who took over the trailer park have been rude hateful And from what I've heard a couple of different people have asked for the number to get ahold of someone higher up than who's up at the office and the woman refuses to give the information and hangs up on anyone who asks for it I will say the maintenance people are very people to work for this trailer I don't know how accurate this is but I've heard from people who have gotten new trailers that they are infested with cockroaches I would rate this trailer park as the worst one to live in in this entire city if you have the ability to look anywhere else but here please save yourself the trouble

Feb 01, 2019 · Central Paint Management LLCThe new owners is really nice. I seen them work with people that need help. They are cleaning up the part and adding new things for the kids. They love kids and the have lots of thing for the kids. Like at Christmas time the give the kids presents and candy. What park you know that does that. I love the new owner and management team.
