Centerville Mobile Home Park Introduce
Are you searching for "RV parks near me" with a long-term residential option, or considering a move to a mobile home community in Bainbridge, Pennsylvania? Centerville Mobile Home Park, located at 62-90 S Front St, Bainbridge, PA 17502, USA, is a residential park that has recently come under new management. It is crucial for potential residents to be aware of significant concerns raised by current and prospective residents regarding the park's environment, management practices, and policies before considering making this community their home.
Centerville Mobile Home Park is situated in Bainbridge, Pennsylvania, a small town in Lancaster County. Bainbridge offers a quieter, more rural setting compared to larger urban centers, with access to local amenities and services. The surrounding Lancaster County is known for its picturesque landscapes and close-knit communities. While the location itself may offer certain appeals, it is the internal environment and management practices of Centerville Mobile Home Park that require careful consideration based on recent feedback.
Recent reviews paint a concerning picture of the environment and management at Centerville Mobile Home Park following a change in ownership. One long-term resident expresses significant dissatisfaction, stating that they have experienced a loss of "freedom of speech" within the park. They report being told to remove a political campaign sign that had been displayed since spring, citing it as a violation of park rules. This raises questions about the community's regulations regarding residents' rights to express their political views.
Furthermore, the same resident alleges unethical practices by the new management, a company reportedly from Florida. They claim that residents were offered a chance to win $50 off their lot rent in exchange for providing a five-star rating for the park. Such practices can artificially inflate online ratings and may not accurately reflect the true living conditions and resident experiences within the community. Potential residents should be wary of overly positive reviews that might have been incentivized.
The changes under new management have also reportedly impacted the physical environment of the park. The resident describes the introduction of more homes into the community, with the process involving running these homes through existing lots, causing damage to grass and flowers. Additionally, they mention the cutting down of trees that were home to a pair of cardinals, which have now disappeared. These actions suggest a potential disregard for the established landscaping and natural elements of the park, negatively affecting the living experience of long-term residents who appreciated these aspects.
Significant financial changes have also been implemented by the new management. Residents have reportedly experienced a substantial $105 per month increase in lot rent, along with new monthly charges of $21 for garbage and $10 for water and sewer line service, resulting in a total increase of $136 per month in their living expenses. This represents a considerable financial burden for residents, particularly those on fixed incomes.
The process of implementing these changes and new rules also raises concerns. The resident describes being rushed to sign new lease agreements, with a $25 incentive offered for doing so quickly. This haste reportedly led some residents to skim the documents without seeking legal advice, and they now realize they may have overlooked clauses, such as those regarding sign restrictions. This situation highlights the importance for potential residents to carefully review all lease agreements and park rules before signing, and to seek legal counsel if necessary.
Beyond the concerns of current residents, a prospective resident reported being denied the opportunity to purchase property in Centerville Mobile Home Park due to a felony conviction for marijuana possession that occurred eight years prior. This suggests a potentially discriminatory policy based on past criminal history, which may exclude otherwise qualified individuals from residing in the community. Such policies can limit housing options and raise ethical and legal questions.
Based on the overwhelmingly negative feedback from a long-term resident and the report of discriminatory practices against a prospective buyer, the overall environment and management of Centerville Mobile Home Park appear to be significant areas of concern. The resident who has lived in the park for years now expresses hatred for the place, stating that it no longer feels like a home and likening the current atmosphere to "fascism." They feel trapped due to their inability to afford to move and believe the park deserves the lowest possible rating.
Given these serious allegations and negative experiences reported by both current and prospective residents, it is imperative for anyone considering moving to Centerville Mobile Home Park to proceed with extreme caution. Thoroughly investigate the current living conditions, management policies, and resident experiences. Contact the management directly at the provided phone numbers: (866) 650-3300 or +1 866-650-3300 to ask detailed questions about the park rules, fees, and any policies regarding freedom of speech and acceptance of residents with past convictions. It would also be prudent to try and speak with current residents directly to gain a more comprehensive understanding of the community's atmosphere and any ongoing issues.
Due to the significant negative feedback, there is no indication of any positive promotional information for Centerville Mobile Home Park. Potential residents should prioritize understanding the reported concerns over any potential incentives that might be offered. The long-term well-being and satisfaction of residents should be the primary consideration when choosing a place to live.
In conclusion, while Centerville Mobile Home Park in Bainbridge, PA, offers a location within Lancaster County, potential residents must be fully aware of the serious concerns raised by current and prospective residents regarding management practices, restrictions on freedom of speech, significant rent increases, alleged unethical behavior, and potentially discriminatory policies. Thorough due diligence, including direct communication with management and current residents, is strongly recommended before making any decisions about residing in this community. The negative feedback suggests that the current living environment may not be conducive to a positive and comfortable long-term experience.

Centerville Mobile Home Park Reviews
We have found that we have no freedom of Speech here in the park we had a Marianne Williamson campaign sign up since spring, we have been told it's a violation of rules. This company from Florida, bought the property sometime later and has bribedthe park residents for a five star rating, that if anyone gives that five star rating they will be included in a chance for $50 off lot rent. They have brought in more homes, ran home through lots tearing up grass, and flowers, making noise cutting trees that our beautiful pair of Cardinals lived, now they are gone. They'll raised our lot rent $105 per month are charging us $21 for garbage and $10 a month for water and sewer line, so our expenses have been raised $136 per month. They rushed us to read rules and bribed us all $25 to get new lease in so many like us skimmed them and didn't seek legal assistance. So we don't remember seeing the sign issues in the lease agreement. My husband had a bad feeling about that as others in community, but we signed and returned our lease. Now our freedom of speech in community is gone! We now hate this place but can't afford to move. They will not buy a good rating, they so far deserve the lowest and too bad a 1 star is the lowest. We were also told by the company representative that our lot rent will go up again next year 6 to 8 percent. This place was a nice place to live now it feels like fascism. This is suppose to be our home a place to relax but, it's not that place anymore.
