While often listed under the category of "RV parks near me," Harborton Estates primarily functions as a residential community for mobile homes, offering a different lifestyle compared to temporary RV campgrounds.
Based on the available online reviews, there are contrasting opinions regarding Harborton Estates. One reviewer expresses significant dissatisfaction, primarily concerning the increasing cost of lot rent. This reviewer mentions that the rent was raised by $100 in less than a year and is set to exceed $600 by January 2025, which they note is more than their mortgage. They state they moved to Harborton Estates because it was initially affordable but feel this is no longer the case. This individual also expresses concern that the management seems more focused on bringing in new homes rather than caring for existing tenants, and they advise others not to move in, indicating that others in the community share this sentiment. They also mention difficulties in contacting management via email.
In contrast, another long-term resident, who has lived at Harborton Estates for over 10 years, offers a positive perspective. This resident praises the location as "very convenient" due to its proximity to essential amenities such as Giant (a grocery store), a dollar store, and Rite Aid (a pharmacy). They also highlight the "great neighbors" and describe it as a "very quiet community," highly recommending it as a place to live.
These two reviews present a mixed picture. The long-term resident appreciates the convenience and the community atmosphere, while the more recent resident is concerned about the escalating cost of living (lot rent) and perceives a lack of focus on existing tenants by the management.
Environment:
The long-term resident describes Harborton Estates as a "very quiet community," which suggests a peaceful living environment. The convenience of the location, with nearby stores, adds to the desirability for those who value easy access to daily necessities. The mention of "great neighbors" indicates a potentially positive social environment within the community.
The other reviewer does not directly comment on the physical environment or the neighbors but focuses on the financial and management aspects. Therefore, based on the available reviews, the environment could be characterized as quiet and conveniently located, with a potentially positive social aspect, although concerns about management priorities exist.
Services and Features (Typical of Mobile Home Parks):
As a mobile home park, Harborton Estates would typically provide essential infrastructure and services to support long-term residency. These generally include:
- Individual lots or spaces for mobile homes.
- Utility hookups at each lot, such as water, electricity, and sewer.
- Roads and pathways within the park for access.
- Basic maintenance of common areas.
- Potentially waste management services.
The reviews do not provide specific details about the services and features offered at Harborton Estates. The positive review implicitly suggests that the basic necessities are in place, given the resident has lived there for over a decade. However, prospective residents should inquire directly about the full range of services and amenities, as well as any rules or regulations governing the community.
Promotional Information:
The long-term resident's positive comments about the convenient location, quiet community, and great neighbors could be seen as indirect promotional points. These aspects might attract individuals looking for a well-located and peaceful residential community.
However, the negative review regarding rising rent and perceived management priorities serves as a strong counterpoint, suggesting potential drawbacks that prospective residents should carefully consider.
There is no explicit promotional material or special offers mentioned in the provided reviews.
Objective Introduction for Local Users:
For local users in the Middletown, PA area searching under "RV parks near me" and considering a mobile home park for long-term living, Harborton Estates, located at 39 Caravan Ct, offers a location that at least one long-term resident finds very convenient, with easy access to a grocery store, a dollar store, and a pharmacy. This resident also describes the community as very quiet with great neighbors, highly recommending it as a place to live.

This reviewer also perceives that the management is more focused on bringing in new homes than on the well-being of current tenants and advises against moving into Harborton Estates.
Given these contrasting views, local users interested in Harborton Estates should carefully weigh the potential benefits of its convenient location and quiet community atmosphere against the concerns raised about the cost of living and management priorities.

In conclusion, Harborton Estates in Middletown, PA, offers a conveniently located and reportedly quiet community. However, potential residents should be aware of concerns raised by at least one reviewer regarding increasing lot rent and perceived management priorities. Further investigation is recommended to determine if this community aligns with individual needs and financial considerations for long-term living.

Harborton Estates Reviews
Don't move in here. Rent is over $500 (got raised $100 and we haven't even been here a year. Edit: over $600 in lot rent coming Jan '25 which is more than our mortgage). Moved here because it was affordable. Not anymore. Kind of sad when tenants no sooner move in and already want out. They're constantly bringing in new homes, yet show they're only in it for the money, not the people already here. Again, don't do it. Not just me saying this either. There's others who feel the same way. And trust me, I've tried that email. Gets you an error generated email in the end. Do you truly think they care?

Jan 12, 2023 · Tiffany CraneI bought my house October 11, 2023 on the same day I sold my other house. Sara was wonderful. I thought I would have to get a hotel until all the paperwork went through but Sara stayed with me the whole time while walking me through everything. She made it an easy process and I got to move in that day. Thank you Sara for everything. 5 Stars to her.
Jun 04, 2024 · Angela KennedyI lived there 22 years and it was a wonderful and peaceful quite place to live. We never had problems until the managers changed. Our rent was paid every month on time. But when it came to the water bill questions were asked. We were told that it was none of our f-------king business. It was our business because we were the one to pay it. We weren't the only ones that had the same problem. It's was people that they wanted out. They wanted everyone to to sign a paper. We didn't sign because we wanted to know the reason why it was so high she took us to court and lied and said we were behind in our rent. When our rent paid every month on time. The maintenance man kept saying to us we can get a lot of money for it. We were taken court and she lied and said we were behind in our rent. They were taking the money out and paying the water bill which was not included in the Rent. It was paid separately. We were not aware that they were doing this. They went back two years before the owners that own it now. After they got us out they gave the home to her son. We ended up losing everything because of her. The water was always turned off without notice. She would harass people about every little thing. When you needed to talk to her she was never in. An elderly person that lived there all her life was harassed every week with letters being sent. When she had the work done they always had something to harass her about. She passed away. She was like a valture just waiting for her to pass so she could take her home. Is this the way people have to be treated it's a shame. She lived there all her life. For us they put a judgement on us because of the water bill and they were told to remove it and didn't. We were the only ones to be evicted that we know of. Others picked up and moved out.Now we are having problems getting a place.
