Central Texas RV Park Introduce
If you are searching for "RV parks near me" in the Franklin, Texas area, Central Texas RV Park, located at 2435 FM1644, Franklin, TX 77856, USA, presents itself as an option to consider. You can contact them at (979) 828-2338 or +1 979-828-2338 for inquiries about availability and rates. Based on recent customer reviews, Central Texas RV Park offers a relatively quiet environment and some basic amenities, but there are also areas where improvements could be made.
The environment of Central Texas RV Park is described as "relatively quiet," which can be a significant draw for travelers seeking a peaceful stay. Its proximity to Franklin Community Park, being only about 5 minutes away, makes it a convenient option for those visiting the park for events like baseball tournaments. However, one notable environmental aspect is the lack of shade, with a reviewer mentioning "Not much shade" and only site 39 having "a small tree with a tad of shade." This could be a significant consideration, especially during the hot Texas summers, as it might make staying outdoors or keeping your RV cool more challenging. The park is located in Franklin, Texas, a smaller community, suggesting a more rural and less bustling setting compared to RV parks in larger cities.
Central Texas RV Park offers several services and features, although some have received mixed feedback from customers. These include:
- Pull-Through Sites: The availability of pull-through sites, specifically sites 39, 40, and 41, is a definite advantage for RVers, allowing for easier parking and departure without the need to back up.
- Laundry Facility: The presence of a "laundry facility" is noted as a "nice perk" by one reviewer, providing a convenient way for guests to handle their laundry needs on-site.
- Bath and Showers: The park does offer bath and shower facilities, which are essential for RV travelers. However, the cleanliness and maintenance of these facilities seem to be an area of concern, as one reviewer described them as "OK but not spotless" and later noted issues with cleanliness, lack of soap, and slippery shower floors.
- Crushed Stone Ground: The ground surface is described as "crushed stone," which, while common in RV parks, was noted by one guest as being "hard on my pup's feet" and prone to having "burrs or stickers that got stuck in his pads," indicating a potential discomfort for pets.
Several features that are often expected at RV parks were noted as missing or poorly managed at Central Texas RV Park by one reviewer. These include:
- Lack of Amenities: The park was described as having "few amenities," specifically mentioning the absence of a picnic table or fire pit at the sites. These are common features that enhance the outdoor living experience at RV parks.
- Inattentive Management: A significant concern raised was the lack of attentiveness from the management during check-in. The reviewer reported not being provided with essential information such as the bathroom code, Wi-Fi password, or the location of the dumpsters, requiring them to spend time and effort to obtain this information.
- Poorly Maintained Bathrooms: The cleanliness and maintenance of the bathrooms were a major issue for one guest, who reported no soap in dispensers, uncollected trash, and slippery, unclean shower floors over a three-night stay. This lack of upkeep is a significant drawback.
Promotional information is not explicitly provided in the customer reviews. RV parks often highlight amenities like Wi-Fi, laundry, or pull-through sites as selling points. However, given the negative feedback regarding the management's provision of the Wi-Fi password and the cleanliness of the facilities, these might not be currently emphasized as promotions. To learn about any potential discounts for longer stays, seasonal rates, or other promotions at Central Texas RV Park, it would be best to contact them directly via phone.
In conclusion, Central Texas RV Park offers a relatively quiet location near Franklin Community Park and provides basic amenities such as pull-through sites and a laundry facility. However, potential guests should be aware of the reported lack of shade, potential issues with the cleanliness and maintenance of the bath and shower facilities, and the absence of common amenities like picnic tables and fire pits. The negative feedback regarding management attentiveness and the crushed stone ground being uncomfortable for pets are also important considerations. While the park might serve as an adequate option for a short stay, especially for events at the nearby park, the concerns raised in the reviews suggest that there might be better options available for those seeking a more comfortable and well-managed RV park experience in the Franklin area. It is strongly recommended to contact the park directly to inquire about the current conditions of the facilities and the level of management support before making a reservation.

Central Texas RV Park Reviews
We stayed here while attending baseball tournament in Franklin. Not a bad option if you want to RV it. Campground was relatively quiet and only about 5 minutes from Franklin Community Park. Not much shade. Laundry facility was a nice perk. Bath and showers OK but not spotless. Sites 39, 40 and 41 are pull throughs. Site 39 does have a small tree with a tad of shade.
Jul 25, 2024 · Hugh JassFranklin, Texas. The park was nice and quiet but there were few amenities. No picnic table or fire pit. Management was not attentive - they did not provide the bathroom code, the wifi password or the location of the dumpsters when I checked in. I had to either go back to the office, call them, or walk around the park to find what I needed. The bathrooms were not maintained - during our 3 night stay, there was no soap in any of the dispensers, trash on the floor was not picked up, and the shower floors were slippery and not very clean. The crushed stone on the ground was hard on my pup's feet as well as all of the burrs or stickers that got stuck in his pads.We will likely not be back..
Mar 01, 2025 · Elaine BurrGreat lil place in a wonderful area! The owners are the sweetest! I'm here for a long term job, so I need packages sent here & they don't mind that at all. She's even gone to the post office to pick mine up since I work such long hours! My only complaint is the unlevel spots. Bring plenty of leveling blocks if you decide to stay in the tree line. It's a gorgeous lil place though & I'm happy to be here!
Nov 29, 2022 · Joseph Le Blanc IIAfter looking at the website we reserved our spot for our 40’ Deluxe Mobile Suites. Upon arrival we realized the website does not truly do Justice to the actual rv park. The pull thru we reserved was not accommodating to the size of our RV at all. Went to their office & no one was available. Called their phone number to be told we could use another slot. When plugging into the breaker box with our surge protector you could hear the wires making sizzling sounds inside the breaker box & no power. When the owners finally got there, they said tgey weren’t fixing it we could move to another slot, which were not size accommodations for our over sized RV. Also if you have pets, there are major grass burs that poked thru our shoes. Trash was over flowing the dumpster & very stinky!
Aug 30, 2022 · jeannette brownI was in Franklin for the weekend in my Motorhome. I needed to dump waste and add water. I called several times and no answer. I drive to park. Told lady I had stayed last year. I asked how much to dump and add water. She said they use to charger $15.00 but they told her that they were not allowing that anymore. I’ll never EVER go there again. Went to another place and was told to go ahead and do what I needed to do and leave what ever money I thought was fair.
