Country Oaks Introduce
For local users in Lake Charles, Louisiana, seeking long-term residential options and searching under the category of "RV parks near me" (which sometimes includes mobile home parks), Country Oaks, located at 805 Topsy Rd, Lake Charles, LA 70611, presents a community that is reportedly undergoing significant positive transformation. Based on the available customer reviews, Country Oaks is evolving into a safer and more community-oriented environment, making it a noteworthy option for those considering mobile home living in the area.
One of the most compelling aspects highlighted in the reviews is the positive changes occurring within Country Oaks. A long-term resident of "a few years" expresses being "impressed with how things are run now," indicating an improvement in the management and overall operation of the park. This suggests that Country Oaks is actively working towards creating a better living environment for its residents. Another reviewer corroborates this by stating that "This park is getting cleaned up from all the past residence," further emphasizing the ongoing efforts to enhance the community.
The sense of community within Country Oaks is also a significant positive. The long-term resident mentions that "The manager goes out of her way to put on little events for the residents to make it more of a community." This proactive approach to resident engagement can foster a stronger sense of belonging and improve the overall quality of life for those living in the park. Such events provide opportunities for neighbors to connect and build relationships, contributing to a more supportive and friendly atmosphere.
Safety is another crucial factor that has reportedly improved at Country Oaks. The long-term resident shares a personal anecdote, stating, "This place was forbidden to us as kids because of how bad it was and now I feel perfectly safe raising my child here." This dramatic shift in perception over time underscores the positive changes and the current feeling of security within the park, making it a potentially attractive option for families with children seeking a safe residential environment.
Regarding the practical aspects of living at Country Oaks, the long-term resident acknowledges that "the lot rent has gone up since I moved here, but so has everything else." They provide a balanced perspective by noting that such increases are a "very normal thing" in line with broader economic trends. The reviewer also mentions that "Everything is a process and has to be approved by the corporation, which is, again, a very normal thing and just how companies work," suggesting a level of transparency regarding the operational procedures of the park's management.
While the reviews offer valuable insights into the positive changes, community focus, and improved safety at Country Oaks, they do not provide specific details about the physical environment of the park, such as the layout, landscaping, or the condition of the lots. Similarly, information regarding the specific services and features offered is limited. Typical mobile home park services might include utility hookups (water, electricity, sewer), trash removal, and maintenance of common areas. Features could include paved roads, street lighting, and potentially communal amenities like laundry facilities or recreational spaces. Local users interested in Country Oaks would need to inquire directly about these aspects.
Promotional information is not included in the provided data. Therefore, it is not possible to detail any special offers or incentives that Country Oaks might be using to attract new residents. Individuals considering moving to the park should contact the management to inquire about current rates, lot availability, and any ongoing promotions.

I have lived here for a few years and am impressed with how things are run now. Yes, the lot rent has gone up since I moved here, but so has everything else. Everything is a process and has to be approved by the corporation, which is, again, a very normal thing and just how companies work. The manager goes out of her way to put on little events for the residents to make it more of a community. This place was forbidden to us as kids because of how bad it was and now I feel perfectly safe raising my child here.

Aug 21, 2024 · Casey JonesNice trailer park, very nice people around there as well!
Apr 22, 2025 · Da BabyUpdate: while my initial impression was good it has gone downhill in a matter of weeks. I was rented a trailer that was absolutely not move in ready w no water connection. I have now been waiting over 2 1/2 weeks for a hot water heater element (a $25 piece that supposedly had to be approved by corporate) it’s been almost a month since signing the lease and the entire time I had no hot water (and part of that time I had no water at all due to the trailer not being set up correctly!)
May 29, 2024 · KayleighYou will get robbed any time you leave the house for the night by the residents and the property manager will do what she does best, and that’s nothing. She’s quick to run her mouth about you and your personal business to everyone in the community but slow to handle business where’s she’s concerned, such as giving you a key to your mailbox. She only makes certain people follow the rules but her friends that sit at the office with her all day get away with having the trashiest nastiest yards. The new houses are nice looking but quickly fall apart, repairs are impossible unless you’re one of her favorites, and you’ll be living in a literal dump (they literally keep trash behind a fence in the sewage area by the community park). The residents allow their aggressive animals to roam freely (despite the leash law) and you will have to deal with random attacks and feces in your yard. Of course if you try to bring that issue up to Lori, she again, does what she does best, that’s nothing. When I moved to Lake Charles she allowed a man who was illegally subletting out of her community to scam my family out of 10s of thousands of dollars, and allows this man to continue to sublet and perform maintenance in the community despite being shown proof of his fraudulent activities. If you move here don’t bother cleaning your house, it doesn’t matter if you are clean because the long term residents are trashy and their infestations of fleas and roaches will make its way to your house.
