Creekside RV Park Introduce
For local users searching for "RV parks near me" in the Winnsboro, Texas area, Creekside RV Park, located at 903 S Beech St, Winnsboro, TX 75494, USA, presents itself as an option, particularly noted for its affordability for longer stays. You can contact them at (903) 707-0660 or via mobile at +1 903-707-0660 for inquiries about rates and availability. Based on recent customer reviews, Creekside RV Park offers some appealing aspects, such as low monthly prices and a quiet tenant base, but also presents certain considerations that potential guests should be aware of.
One of the primary attractions of Creekside RV Park, as highlighted by a first-time RVer in Texas, is its "low price for one month." For individuals planning an extended stay in the Winnsboro area, the affordability of Creekside RV Park could be a significant advantage. This makes it a potentially attractive option for those relocating, working in the area for a period, or simply seeking a budget-friendly long-term RV site.
Upon arrival, one guest noted that the sites were "pretty level," which is a positive aspect for ease of setup and comfort during your stay. Each site is equipped with "50 amp full hookup," providing essential utilities for modern RVs. Additionally, each site features "a stationary grill," offering a convenient amenity for outdoor cooking and enjoying meals outside your RV.
The park primarily caters to "mostly full time tenants and not as many RVers that pass through." This demographic can contribute to a quieter and more stable environment within the park. The reviewer also mentioned that "Tenants in the park were quiet and the ones we did meet were personable," suggesting a peaceful atmosphere and friendly community among the long-term residents.
For added convenience, Creekside RV Park offers "on-site laundry which appeared to be clean even though we did not use it." Having accessible laundry facilities is a significant benefit, especially for longer stays, allowing residents to manage their laundry needs without having to leave the park.
However, the reviews also bring to light some areas of concern that potential guests should consider. One guest described their initial experience upon arriving at their chosen site, noting the need to clean up "broken plastic, a dead bird, and trash in the firepit (which had grass growing in it, so it was not being used)." This suggests that the upkeep of individual sites might vary and that some may require initial cleaning by the arriving guest. The presence of grass growing in the firepit indicates that it may not have been maintained or used recently.
The same guest also encountered issues with "fire ants" at the water connection and discovered "nests of fire ant in quite a few places." While the management responded to this issue by having the maintenance man put down something to eradicate the ants, the initial presence of fire ants could be a concern for some visitors, particularly those with pets or young children.
Another issue experienced by the guest was "very low" water pressure to their RV. While it was later discovered that the park had a hidden regulator connected, which was the cause (and subsequently removed), this initial inconvenience highlights the importance of checking water pressure and connections upon arrival.
A separate review presents more significant concerns regarding park management and policies. This reviewer stated that "the owner isnt very friendly" and that there were issues with having guests visit, with the owner reportedly telling the reviewer to "meet them somewhere else." Furthermore, this reviewer claimed they were "kicked out" due to "to much traffic," alleging that "The owner does what he pleases" and that they were forced to move shortly after paying rent. While acknowledging that "besides the owner being not friendly," it's a "nice olace to have your rv or camper," this review raises serious questions about the park's management style and guest policies.
It is important to note that the first reviewer did acknowledge that "the park did make a wonderful attempt to make us happy during our stay and we do thank them for their efforts." This suggests that while initial issues were encountered, the management was responsive in trying to address them. However, the fact that this guest still chose to leave early indicates that the park ultimately "was not for us."
Considering these reviews, Creekside RV Park offers the significant advantage of low monthly rates, making it an appealing option for long-term stays on a budget. The presence of full hookups, on-site laundry, and a generally quiet community of long-term tenants are also positive aspects. However, potential guests should be prepared for the possibility of needing to clean their site upon arrival, be mindful of potential pest issues like fire ants, and be aware of the reported issues with water pressure (though this may be readily addressed). The more concerning review regarding the owner's friendliness and guest policies warrants careful consideration for those who anticipate having visitors or value a highly communicative and accommodating park management.
For local users searching for "RV parks near me" in Winnsboro, TX, who are primarily seeking an affordable long-term stay and value a quiet environment with essential amenities, Creekside RV Park may be a viable option. However, it is strongly recommended that potential guests contact the park directly to inquire about current policies, pest control measures, and to clarify any concerns arising from the recent reviews. A personal conversation with the management may provide further insight and help prospective residents determine if Creekside RV Park aligns with their individual needs and expectations.

Creekside RV Park Reviews
RVing in Texas for the first time, we planned our route to get to a destination recommended by a friend. Preferring to not drive over a certain amount of hours per day lead us to make a stop in between.Creekside was appealing due to the low price for one month. When we arrived, we chose a site we felt was best for us. After cleaning up broken plastic, a dead bird, and trash in the firepit (which had grass growing in it, so it was not being used,) we put the trailer on the pretty level site. Sites are fairly close together, but not an arm's length.During setup, fire ants began biting at the water connection. Quite a few bites, but we got that taken care of quickly. Then we discovered nests of fire ant in quite a few places. Also, the water pressure to our RV was very low.We let the owner and the manager know about ants and water pressure. Our fault on the water - they already had a hidden regulator connected that we did not see when we connected ours. The maintenance man removed theirs and also put down something to eradicate the ants. The park has mostly full time tenants and not as many RVers that pass through. They also have on-site laundry which appeared to be clean even though we did not use it. Tenants in the park were quiet and the ones we did meet were personable. Each site has 50 amp full hookup and a stationary grill. All in all, we left early instead of staying the length of time we had planned. Of course one reason being the park was not for us. Another reason - we wanted our next trip length to be less time, so it all worked out.And - the park did make a wonderful attempt to make us happy during our stay and we do thank them for their efforts.
Nov 21, 2022 · Theresa EIts a nice place but the owner isnt very friendly. And if you have guests come over and visit they dont like it. I was told if i have friends to meet them somewhere else. And i got kicked out because theysay there is to much traffic. The owner does what he pleases. And i just paid rent now i have to move. It not right at all but besides the owner being not friendly. Its a nice olace to have your rv or camper.....
Sep 23, 2023 · Tom DoeNice quiet place to live or for a short stay. Country atmosphere in the city limits of a still small but growing town.Everyone pretty much keeps to themselves at this RV park but are very friendly. Owner is very nice. It's close to all you need .... Groceries, gas convenience stores etc. And in case others in your party don't have an RV the park is walking distance from the only motel in town. Location is right in the center of several popular fishin' lakes; Bob Sandlin, Cypress Springs , Fork, Quitman, Winnsboro. Lots to do downtown which is only about a 3 -5 minute drive depending on traffic and time of day and there you'll find antique and thrift shops, lots of good eateries and usually always something happening downtown.
