Eaton Pine Village Manufactured Housing Community Introduce
Are you searching for "RV parks near me" or considering manufactured home living in the Eaton Rapids, Michigan area? Eaton Pine Village Manufactured Housing Community, located at 458 Eaton Pines Blvd, Eaton Rapids, MI 48827, is a residential community in Eaton County. This introduction aims to provide an objective overview of Eaton Pine Village based on the publicly available customer reviews. It is crucial to note that the feedback received indicates significant and concerning issues regarding the community's environment, management, and overall living conditions, which prospective residents should carefully evaluate.
Eaton Rapids is a city in south-central Michigan, known for its unique island downtown and scenic riverfront. Eaton Pine Village is situated on Eaton Pines Boulevard, suggesting a location within the vicinity of the city. However, the environment within the community, as described by recent residents, appears to be a source of considerable dissatisfaction. The reviews paint a picture of declining maintenance, increasing costs, and a restrictive atmosphere, particularly for families with children.
While the platform category is "RV parks near me," Eaton Pine Village is explicitly described as a "Manufactured Housing Community," indicating a focus on long-term residential living in manufactured homes. These communities typically offer leased lots with utility hookups for permanent or semi-permanent residents. Given the negative feedback concerning the park's upkeep and management, it is highly improbable that this would be a desirable option for short-term RV stays. Individuals seeking temporary RV accommodations in the Eaton Rapids area should look for facilities specifically designed and maintained for recreational vehicles.
The customer reviews for Eaton Pine Village reveal several serious and recurring concerns. A significant issue highlighted in a 2025 update pertains to the community's attitude towards children. A resident with children reports receiving an email (though they were excluded from the initial communication) indicating that children are not allowed to play outside like "normal kids" during warm weather because it allegedly upsets elderly neighbors. This resident expresses that despite a significant number of families living in the community, it is not truly "kid friendly." The reviewer also mentions that even simple, non-destructive play like tag on a grass area is frowned upon. Furthermore, they note that the playground swings are frequently broken and left unrepaired for extended periods, suggesting a lack of attention to facilities intended for children.
Another major grievance raised by residents is the frequent and substantial increases in rent. One reviewer expresses frustration, stating that the management "likes to increase rent every year a huge amount as if everyone in here can afford it," accusing them of "taking food from our families." This resident feels that these rent hikes are unjustified, especially considering the perceived decline in the community's condition and services. They lament paying "almost $700" to live in a "dumpy place with really bad employees," and express regret over the change in ownership, believing the new company is solely "money hungry" and neglects the residents' well-being.
Long-term residents also voice concerns about the deterioration of the community under the new management. One individual who has lived there for "basically my whole life" states that the new company "don’t take care of the trailer park." Specific issues mentioned include garbage being left "everywhere" and a failure to clean up after construction activities. This lack of maintenance contributes to the "dumpy" environment described by another reviewer and indicates a significant decline in the quality of living.
Safety is another serious concern raised by a resident who recounts "stories about kids who got hurt because of the things" left lying around after construction. They claim that there are often no warnings about "random crap laying on the ground," including "nails screws, huge rocks, and other things in the road." This negligence in maintaining a safe environment poses a direct risk to residents, particularly children, and highlights a severe lack of responsibility on the part of the management.
Based on these critical reviews, Eaton Pine Village Manufactured Housing Community appears to be facing significant challenges related to:
- Restrictive Environment for Children: Policies discouraging normal outdoor play for children during warm weather.
- Poor Maintenance: Garbage accumulation, failure to clean up after construction, and unrepaired playground equipment.
- Frequent and Excessive Rent Increases: Raising costs without corresponding improvements in the community or services.
- Safety Hazards: Construction debris, including nails and rocks, left in common areas and roadways.
- Negative Resident Experiences: Feelings of financial strain due to rent hikes and dissatisfaction with the management's priorities.
Given the seriousness and consistency of these negative reviews, prospective residents are strongly advised to exercise extreme caution and conduct very thorough due diligence before considering Eaton Pine Village as a place to live. This investigation should include:
- Visiting the Property in Person: A firsthand inspection is crucial to assess the current condition of the community, including cleanliness, maintenance, and the presence of any safety hazards. Observe the environment for children and the state of any amenities.
- Contacting the Management: Reach out to the park management at (855) 377-7368 or +1 855-377-7368 to inquire about the issues raised in the reviews, their policies regarding children's outdoor play, rent increase history, maintenance plans, and safety measures. Evaluate their responses and willingness to address these concerns.
- Speaking with Current Residents (If Possible): Attempt to speak with current residents to gain a broader understanding of the living conditions and management practices beyond the online reviews. Be mindful that some residents may be hesitant to speak openly.
- Investigating Local Records: Check with local authorities or tenant advocacy groups for any documented complaints or violations related to Eaton Pine Village Manufactured Housing Community.
- Considering Alternatives: Thoroughly research other manufactured housing communities or residential options in the Eaton Rapids or surrounding areas that have more positive or less concerning feedback.
There is no information available online regarding any promotional offers for Eaton Pine Village Manufactured Housing Community. Given the significant negative feedback, it is unlikely that they would be actively promoting the community without addressing the serious issues raised by current residents.
In conclusion, the recent customer reviews for Eaton Pine Village Manufactured Housing Community paint a concerning picture of a community struggling with maintenance issues, frequent rent increases, and a restrictive environment, particularly for families with children. Prospective residents should be aware of these significant concerns and are strongly urged to conduct extensive personal investigation before making any decisions about living in this community. Exploring alternative housing options in the Eaton Rapids area is highly recommended.

UPDATE 2025: If you have children know that they are not allowed to play outside like normal kids when warm outside it upsets the the elderly neighbors, so if you have kids this is prolly not a good choice to live here. (Even though there are tons of families living in here it’s not really kid friendly) Kinda hurt not getting the same email as everyone else in here about being nice to each other 😂 But I’m glad everyone that lives here knows kids are not welcome here if they are going to be kids in warm weather. (Kids were playing on a grass area not being destructive just playing tag) plus the playground swings are alway broke and then left up broke for days.Well this place likes to increase rent every year a huge amount as if everyone in here can afford it. I hope they feel really good about taking food from our families. Really sucks being a resident and not wanting a pool and new houses to go in because the residents are the ones paying for it and we can’t hardly buy food or pay the bills now but almost $700 for what, to live in a dumpy place with really bad employees. Wish they would never have bought this place they are money hungry and that’s it
Mar 26, 2025 · Erin LeeI’ve lived here basically my whole life and now a new company bought it out and they don’t take care of the trailer park. Garbage gets left everywhere. They don’t clean up after their construction. I’ve heard stories about kids who got hurt because of the things and often times there’s never anything to warn people of the random crap laying on the ground, they leave, nails screws, huge rocks, and other things in the road honestly, these people are just sad
Feb 12, 2025 · EmberlynThey raised our rent after the first year because they were putting a pool and new playground in which is apparently no longer happening. If you have kids no toys including bikes are allowed to be outside unless the person is on the bike or using the toy otherwise they are to be inside the shed. We were told when we moved in that since we didn’t have a deck we could use the cement pad at our stairs as a deck and keep the bikes and whatnot out until summer ended as long as they weren’t just thrown around. This new management does not allow that. They want this to be a perfect place where everything is hidden so people will be foolish enough to buy their overpriced trailers and then you get to see the issues. I wish we never would have come here. 33 years old being told what I can and can’t do in my own yard. What a joke.
Jul 11, 2023 · kristin mcmannWho wants to spend a minimum of $84,000 for a mobile home in a park and lor rent is about $530. +;you pay all utilities. Lived here 27 years, we were to get new sod years ago ( they did not level or remove rocks, put in in the middle of a hot summer, with no notice, was to get new paring concrete, that wasn't done correctly. Now new management been here for over 2 years and they are just now telling us we have 2 days to take down a metal gazebo, put up in 2020. The primary reason is I have a sensitivity to the sun
Jun 21, 2023 · Marilyn RichardsonBeen here a little over 3 years. Overall a nice quiet place to live. Not sure why the rent went up, doesn't seem like they've made many improvements. Drives are starting to crumble in spots, but they chose to build flower boxes at the office parking. We'll see what improvements are made before signing the next lease.
