It’s quiet, lawn care is 👎 I really love my home other than 3/4 appliances the home came with have already had to be replaced. Here’s some more issues I have —We asked for amenities and they added a fire pit out in a field as well two goal post right next to the train tracks. Know what they did do? raise the prices to become more comparable with other mobile home parks. Oh, I get it you see that they can force them to pay it so you’re gonna force us to pay it. Not worth it until they make some REAL changes and LISTEN to the residents. Don’t even allow a play structure in your own yard that you pay over 600 a month for. I feel really bad for the manager of the park because she gets the blunt end of it when she’s just the messenger. Maybe someday it will be the community we were wooed by when buying our home. - Natalie Drury

Butternut Creek Manufactured Housing Community Introduce

For local users searching for "RV parks near me" or exploring options for long-term residential living within the manufactured housing category, Butternut Creek Manufactured Housing Community, located at 801 Packard Hwy, Charlotte, MI 48813, USA, presents a community setting that has elicited mixed reactions from its residents, according to online reviews. While the park is described as quiet, several concerns have been raised regarding amenities, maintenance, and management practices, which potential residents should carefully consider.

One resident describes the community as "quiet," which could be an appealing factor for those seeking a peaceful living environment. However, this positive aspect is contrasted with significant dissatisfaction regarding lawn care, which is rated as "👎." This suggests that the upkeep of individual lots or common areas related to landscaping may not meet the expectations of some residents. Furthermore, this reviewer expresses love for their home itself but notes a significant issue with the included appliances, stating that "3/4 appliances the home came with have already had to be replaced." This raises concerns about the quality or condition of homes and their fixtures within the community.

The same reviewer also details issues related to the provision of amenities. They mention asking for amenities, and the community responded by adding "a fire pit out in a field as well two goal post right next to the train tracks." The proximity of the goal posts to train tracks raises questions about their usability and safety. The reviewer sarcastically notes that despite these additions, the park did "raise the prices to become more comparable with other mobile home parks." This suggests a perception that the increase in lot rent was not justified by substantial improvements to the community or the addition of meaningful amenities that cater to the residents' needs. The sentiment expressed is one of feeling forced to pay more without receiving commensurate value.

A particularly restrictive policy mentioned by this resident is the apparent prohibition of even a "play structure in your own yard that you pay over 600 a month for." This limitation on personalizing one's rented space could be a significant drawback for families with children. The reviewer expresses sympathy for the park manager, who they believe is simply conveying unfavorable policies from higher management. The hope expressed is that the community will eventually align with the more appealing vision presented when residents initially purchased their homes.

Another reviewer echoes the sentiment of limited amenities, stating that Butternut Creek is "an awesome place to live if you don’t want any amenities." This reinforces the idea that the community may lack the recreational or communal facilities that some residents expect from a mobile home park or RV park setting. This reviewer also highlights a significant concern regarding parking for guests, indicating that there is "no place for your guest to park." This lack of visitor parking could be inconvenient for residents who frequently have friends or family visiting.

Furthermore, this second reviewer raises a serious concern about the financial aspect of living in Butternut Creek, stating that the management will "bump your lot rent over $100 every year until you can’t afford it anymore." This suggests a pattern of substantial annual rent increases that could make long-term residency financially unsustainable for some homeowners. The reviewer interprets this as an attempt to "run people out of their homes," expressing sadness over this perceived practice.

Considering these reviews, Butternut Creek Manufactured Housing Community appears to be a quiet residential area, but it faces significant criticism regarding the provision of amenities, the quality of home appliances, lawn care, guest parking, and, most notably, substantial and potentially unsustainable annual increases in lot rent. The limited amenities provided seem to be viewed by some residents as inadequate, especially in light of increasing costs. The restrictive policy on personalizing rented yards with play structures may also deter families with young children.

The reviews do not provide information about other potential services or features that might be available at Butternut Creek. Aspects such as community events, on-site management availability, security measures, or the overall upkeep of common areas (beyond lawn care) are not discussed. Therefore, it is challenging to provide a comprehensive picture of all the services the community might offer. Potential residents would need to inquire specifically about these aspects.

No promotional information or special offers are mentioned in the provided reviews. The feedback focuses on the lived experiences and perceptions of current residents regarding the community's environment, amenities, and management practices. Local users considering Butternut Creek as a potential "RV park near me" for a longer-term stay, or as a location for manufactured housing, should be aware of the concerns raised in these reviews and conduct thorough due diligence before making a decision.

Given the serious nature of the concerns raised, particularly regarding the escalating lot rent and the lack of perceived value in return, prospective residents are strongly advised to contact Butternut Creek Manufactured Housing Community directly at (855) 377-7368 or +1 855-377-7368. It is crucial to inquire in detail about the current lot rent, the history of rent increases, any planned future increases, the specific amenities available (or lack thereof), the policies regarding yard personalization and guest parking, and the procedures for maintenance and repairs. Speaking directly with the management will allow potential residents to seek clarification on the issues raised in the reviews and to assess whether the community aligns with their financial and lifestyle needs.

In conclusion, Butternut Creek Manufactured Housing Community in Charlotte, Michigan, is described as a quiet residential area. However, potential residents should be aware of significant concerns expressed by current residents regarding limited amenities, poor lawn care, issues with included appliances, a lack of guest parking, and a pattern of substantial annual increases in lot rent. The restrictive policy on yard personalization may also be a factor for some. While the quiet environment might be appealing, the negative feedback regarding value for money and management practices warrants careful consideration and thorough investigation by anyone considering making Butternut Creek their long-term home.
